Enjoy amazing Views from our 3 story 1800 Sq. Ft. -Walk-out vacation home overlooking Lake Charlevoix. Our spacious vacation home comes w/ 2 Plus Bedrooms and 2.5 Bathrooms. It is well appointed. We do our best to have everything to make our accommodations convenient and comfortable. In other words, you don't need to bring your house to enjoy our house!

Property Description:

1) Main Level: Enter thru private entrance and you will immediately see an unobstructed view of the lake thru a large sliding glass window & large 8 x 20 balcony off of the family room. On the main floor you will also find a well appointed kitchen, dining area, and a bathroom and closet. The Large balcony has patio furniture and a gas grill.

2) Lower Level Walk-out: Takes you to the lower level sliding door to the patio where you are just feet from the lake. In the lower level you will find a spacious Family room that can convert to another bedroom at night. There is a queen sofa bed and twin ottoman pullout beds, a fireplace, full bathroom and a laundry room with a front loading washer and dryer.

3) Upstairs Bedrooms and Bathroom:

The Large Master Bedroom has a California King bed, a large walk-in closet and a ceiling fan. There is a twin rollaway stored in the large closet for parents that want to keep their little ones close.

The 2nd Bedroom has two sets of bunk beds. One is a twin above a full size bunk bed and the other is a twin over twin bunk bed . There is large walk-in closet. (Room sleeps up to 5)

~ Our property Accommodates 1-6 guests comfortably. Anything over 6-8 with approval. Guest limits strictly apply.

Please contact owner for accurate quote of rental rates. There is a booking fee assessed by homeaway IF you choose to use their credit card processing service offered by their site. Their fee is 4-9%. I make this optional for my guests. I understand that Homeaways service offers things like "fraud protection".

OTHERWISE, I do accept payment methods that avoid extra booking fees:

1) Check or money order accepted with no extra fees.

2) I also accept credit cards via the "square" payment processing service which charges 3.25% convenience.

Home Away also offers a separate "damage insurance". This is an optional feature offered by homeaway. It differs from vacation owners damage deposits.

There is a REFUNDABLE security/damage deposit.

Again, This is separate and different from the "damage protection insurance" being offered by homeway.

~Rates are seasonal .

~Holiday Weeks such as the 4th of July and Venetian Festival Week prices vary.

~No weekend only rentals in the summer. Full week rate applies regardless of length of stay, UNLESS you are taking advantage of our mid-week deal.

~ About Guest Limitations: Although The layout of our vacation home with the extra sleepers in the Lower level result in sleeping for 10-12, they are there to create "options" and convenience in the sleeping "arrangements" for our guests. Our property is Great for 1-2 or up to our Maximum preferred occupancy of 6-8. Up to 8 considered on case by case basis.

~ Information about Charlevoix South Arm:

The water conditions on the South Arm of Lake Charlevoix is typically calmer and warmer than the North Arm of the Lake.

~Our location is particularly great for fishing, tubing, skiing, knee boarding, and wake boarding. The amount of our shoreline at the Shoreline property depends upon seasonal water levels.

~ Our location on the HomeAway map is slightly incorrect. We are further north than what appears, across from Lord Hwy.

~South arm gives you quick access to great water skiing and wake boarding conditions and is close to the famous narrows and popular fun locations like the only lakeside bar and grill called The Landings.

~ Like most inland lakes, our property has a retaining wall to combat inland lake erosion. We have a beautiful new docking system. The area in front of the T of the docking system is usually shallow, but varies from year to year depending upon seasonal water levels. There is a drop at the end of the fingers of each slip of the docking system which is a great spot to fish!

~We have an onsite sandbox for the little ones which is safely away but adjacent to the lake access.

Our Location specifics:

We are on the South Arm of Lake Charlevoix in South Arm Twp, which is just north of the City of East Jordan.

We are on the west side of the lake so you can view beautiful sunrises and evening moon rises (literally).

Our location is close to the Ironton Ferry and the infamous Landings and Castle Farms. (same side of the lake)

WINTER: We are a short scenic drive (12 miles) to Boyne Mountain Ski Resort and Avalanche Bay Waterpark. This location is also great for snow mobilers as the trail is just a street away! Awesome spot for ice fishing as there's a great drop off right out back.

Fall color tour: It’s also close to the infamous “breezeway” for awesome drives with breath taking views, especially during the fall color tour season.

THIS locations gives you easy access to all the small resort towns that surround this awesome 56 mile of Lake shoreline.

We're a very busy working and sport family. Unfortunately we don't get to use our vacation home as much as we would like too.We were renters before we were owners and aware that there are few if any "hotels" on this lake. We make every effort to make your trip as convenient as possible.

Why Angela on behalf of Lloyd's of Fun, LLC chose Northern Michigan

AFTER spending years exploring many lakes in Northern Michigan, we decided that nothing could compare to what Lake Charlevoix and the surrounding resort towns along the amazing 56 miles of Shoreline had to offer. We are a short scenic drive from other favorite cities like Petoskey and Traverse City. We chose the South Arm of Lake Charlevoix in particular because we like to water ski, wake board, knee board, and fish. Wake up in the morning and find glass like conditions. Pull the boat out drop the skis and you're off! Mom can watch the kids easily from the windows and deck because the view is unobstructed.

Our location on the West side of the lake gives us great sunrises and sun all day and late afternoon/early pm shade. Our property is spacious. The view amazing. There is a boat slip available at no extra charge. Our property is well appointed and comfortable and clean! We bought this one b/c it served all our needs. It's easy to get to all the sides of the lake, especially in the winter when the Ironton Ferry is closed. It also puts us closer to Ellsworth which has my all time favorite restaurant The Rowe Inn (1 of Michigans 5 star restaurant and easy access to Traverse City to visit friends. We chose this townhouse in particular because it offered everything we needed in a vacation property.

It gave us the space we wanted and flexibility so we can share it comfortably with our friends and family. It included an on site boat slip and parking and storage for the toys. It has amazing views with easy access to the boat, jet skis, and water. I prefer grass common area over sandy beach! Though the sandy beach is pretty, I don't like sand blowing all over my sun drenched skin or into my summer cocktail or into the house. This property has the 2nd family room that has extra sleeping which is GREAT if you have teenage or grown adult kids (lol) who want there space or for company. Offers much flexibility.

We rented this townhouse on Lake Charlevoix with our two young children and another family. We had a such a wonderful time! The townhouse is very clean, with updated fixtures and appliances. The furniture was comfortable. The townhouse is on three levels with more than enough space. We spent quite a bit of time sitting on the porch or in the yard while the children played along the shore and in the water. It is shallow for quite a ways which is great for little ones. The property is very well maintained. The weather was great. The townhouse came with a boat slip that was easy to access and use. Lake Charlevoix itself is just beautiful. We were spoiled by our many adventures on the water. The home-owners have gathered all sorts of local information and made a wonderful reference binder with lots of things to do. The townhouse is located close to Charlevoix, Boyne, Petoskey and even Traverse City isn't too far - all great locations for both summer and winter activities! We found the owners to be very nice and a pleasure to work with. We have finally found a place that we could rent as "regulars" and we are so excited about that!

Wonderful home away from home vacation rental!

We absolutely loved staying at this property for our family vacation. The condo is clean and very well maintained. The amenities provided made our vacation very smooth and seamless.

The property is perfect for a family with young or grown children. It is large enough for many people or for just a single family. We have 2 little girls and the "kids room" where they slept had large bunk beds that the kids loved. The property has lots of closet space, and storage in case you over-pack like we did :) There are 2 full bathrooms that are very clean and a half bath off the kitchen which was very convenient. The kitchen was stocked with pots and pans for easy cooking and the outdoor grill was very convenient for our family. The appliances are newer as well.

The property sits right on the water and the basement door walks right out to a small personal patio and right to the lake. The lake is quiet and most of the week we had the entire place to ourselves. The neighbors arrived on the weekend and were very nice. Right off the kitchen/ living room area is a large balcony overlooking the water we loved sitting out here in the morning having coffee.

The location is fantastic if you wanted to day trip to other local cities. Very close to Charlevoix, Boyne and Ironton and a short car ride to Traverse City and Petoskey. There is a local sandy beach nearby with a park and baseball field. A grocery store in town and lots of local food options in East Jordan and surrounding areas.

The owner is incredible to work with. She is very prompt in communication, organized and the detail to which she helps you to prepare for your stay is so helpful. This meticulousness is reflected in the beautiful condo as you can tell pride of ownership during your stay.

Needless to say, I would highly recommend staying here for your next vacation. We had a great vacation! Love, The May Family

Well Appointed Vacation Waterfront Condo

LLoyds of fun has done an outstanding job of making this place feel like home. The condo was equipped with everything that a family needs for vacation! The place was clean, well maintained and offered a spacious floor plan that accomodated our family. The balcony was relaxing to sit on during the morning while drinking coffee and offered a wonderful view of the lake. We saw a pair of swans daily. The beach was sandy and the dock was perfect for our boat.

The owners were very accomodating and have done a good job of keeping you abreast of restaurants and activities. They were excellent in correspondance if questions needed an answer. We enjoyed our stay.

Excellent experience!

Our family stayed here this past summer hand had an amazing time! First of all, the condo is very spacious and very clean and we had more than enough room for our family. My boys loved the bunk beds, the main level deck and the lower level walkout. The pictures don't to justice to the view and calming effect this lake has-none of us wanted to come home! The dock is real nice with your own boat slip, perfect for our boat! The lake is beautiful and the south arm is calmer than the north arm. Our boat ride was short to reach the main lake for excellent fishing! The condo is very close to many neighboring areas, such as Boyne City, downtown Charlevoix and Petoskey. The owners are fantastic to work with and answer all questions quickly. We are already planning another trip up here next year!

You will be on the South Arm of Lake Charlevoix on the West side of the Lake with easy access to all the quaint small towns along the 56 miles of Lake Charlevoix Shoreline . The property is between the City of East Jordan and Downtown Charlevoix. The South Arm of Lake Charlevoix is calmer and considered a most suitable side of the lake for jet skiing/water skiing/wakeboarding/tubing/swimming and fishing that the lake has to offer. Do watersports all day long and take a boat ride thru the narrows out to the Big Water. If that's not enough, then take it all the way to Lake Michigan. We offer a 30 foot private boat slip which is included in the price of your stay. If you don’t have your own boat or jet skis, all you have to do is go a few doors down to Swan Value Marina where you can rent one! We ALSO highly recommend kayaking down the amazingly scenic Jordan Valley River. It is truly beautiful and amazing and fun experience for the whole family!

Other Activities: Boyne Mountain Ski resort is 12 miles away, Avalanche Bay Waterpark, kayaking down the Jordan River, Castle Farms 10 miles, downtown Charlevoix, Boyne City 12 miles of scenic drives n much more...

Golf: Too many to honestly list.

Highly recommend the Monument or Reserve at Boyne Mountain.

Mount Scuba - In Charlevoix - The 3rd Best Small ski hill in the mid-west. Great for little ones and starters
