This great, modern beachfront condo allows you to be on your own private beach within just 20 minutes from the Cancun airport. It is located in Palma Real, a private boutique condominium just a short walk south of the fishing village of Puerto Morelos. It is located between Playa del Carmen and Cancun in the Riviera Maya.
Puerto Morelos is a unique, quaint fishing village only about a 5 minute walk from the condo. The town square is located in front of the beach with lots of shops, restaurants and bars. There are always taxis available and cost $3-4 each way. It has some of the most beautiful wide, soft sandy beaches in the Riviera Maya!
Everyday you can watch the spectacular sunrise, hear the tranquil sound of the surf and feel the constant fresh tropical ocean breeze.
Palma Real is a two year old, three story, L-shaped building located on the beach behind the port. There are no salesmen and no planes advertising parties. The pool deck contains about twenty teak lounge chairs with cushions and side tables. They sit alongside the infinity pool that also contains a twelve person heated whirlpool. The Palma Real has a 24 hour security guard with a gated entrance.
The condo has a large kitchen/living room area. The kitchen is fully equipped with all modern amenities. There is a laundry room that has a washer/dryer, iron & board. The living room has comfortable furniture with a large built in cabinet that holds a queen size Murphy bed, TV and DVD player, with cable and wireless internet and an I-pod speaker base. The condo includes all linens, towels & beach towels and a safe. There are two full bathrooms with a hair dryer. The master bedroom contains a king size bed and a large built-in closet with plenty of storage. The balcony is 8’ x 28’ and holds comfortable lounge chairs and a hammock. The ocean view from the balcony is breathtaking.
In addition to complete relaxation in Puerto Morelos, the surrounding region offers incredible archaeological sites, various eco parks, championship golf and world class shopping.

Palma Real is a seven year old, three story, L-shaped building located on the beach just minutes from the town center of Puerto Morelos. The pool deck has comfortable teak lounge chairs with pads and side tables. They sit alongside the infinity pool that also contains a twelve person heated whirlpool which can be enjoyed even under the full moon! The Palma Real has a 24 hour security guard with a gated entrance.
We bought in Puerto Morelos because it is a quaint little fishing village, approximately a 5-10 minute walk from the condo. It is located between Cancun and Playa del Carmen, about two kilometers off the main highway. The town square is located on the beach with lots of shops, restaurants and bars. The people are very friendly, there are traditional Mexican get togethers and fiestas in the park and we enjoy the fact that it still has a genuine mexican feel to the area as there it is not swamped with tourists and mega resorts like Cancun. There are always taxis available to take you around town or to the condo and back, they cost about $3-4 each way.
Thank you for allowing us the use of your condo. we had a great time here and enjoyed staying in your beautiful decorated condo. It provide us with a peaceful & relaxing "Home Base" during our 2 week vacation. The grounds were gorgeous and the pool and hottub were very nice to relax in and also very clean.
We will miss having our morning coffee on the balcony. The view & the breezes were wonderful. We also enjoyed our walks into Puerto Morelos and dined in many great restaurants.
Our vacation began in Playa Del Carmen with 6 of our friends the week before we came to Palma Real. They all still work and could only get away for a week and we wanted to stay longer but somewhere new to us. Having never been to Puerto Morelos and not knowing if we would like the area I booked the condo for 2 weeks. Big mistake!! I should have taken it for a month! Puerto Morelos is now my new favorite place!
The condo was comfortable and had everything we needed. Didn't take long to settle into a daily routine. We met friendly people around the pool, both owners and vacationers, that gave us tips on where to eat and what to check out. Most afternoons everyone gathered around the pool for beverages and chat time.
The first walk into town going around the port was interesting to say the least but we never felt threatened. We went into town almost every evening for dinner because we wanted to try all the small "hole in the wall" eateries we saw! The food was so good and very reasonable, so why cook! We only had 1 dinner that was just ok. If it was just the 2 of us we took a taxi back, if we went with people we met at the condo, we walked back together. Just bring a little flashlight or use your phone flashlight, cause the road behind the port is bumpy! Sometimes we went into town twice a day, if we went for breakfast or to the little market for grocery items. The taxis are plentiful but negotiate the price before getting in. It's different every time!
After running around on numerous excursions in PDC the week before, it was nice to just chill by the pool and go for beach walks. The only downside in the condo location is that you can't walk the beach north to town. We did walk south past the Caribbean Reef condos and El-Cid all inclusive to the marina. In front of those places the beaches are raked and nice. Where there are open areas or where nothing is built there is sargassum grass that's washed ashore along with assorted plastic bottles and junk. At Palma Real, Gustavo keeps the beach nice.
The owner of the condo, Eric, was a pleasure to work with and promptly answered any email questions I had. The property management, Mayan Riviera Properties, was just as responsive to any problems at the condo. We stopped at their office while in town one morning and reported a couple small things that needed to be fixed and they were there that afternoon to make repairs!
We enjoyed our stay and look forward to coming back to PM and Palma Real!
I stayed in the condo for one week. Compared to other lodging that I've experienced in Mexico, it was by far the best. There are lots of things to do nearby; enjoyed the ruins at Tulum. The snorkeling, swimming and fishing were all great. The condo was very clean and comfortable. I'm looking forward to staying there again soon.
Our family which included my husband and our 2 daughters, 7 and 10 stayed for 2 weeks. It was our first time not doing all inclusive. We were a little aprehensive as to how we'd like a condo but had been talked into it by 2 other families we were travelling with who were staying in the same building. We loved it, will never go back to all inclusive! Beautiful condo, had everything you would ever need for a vacation. Beds were very comfortable, girls were great together on the murphy bed. Loved our balcony, pool was never busy, always chairs. Being on the beach was a treat. Restaurants in Puerto Morelos were amazing, wish we'd had more time to try them all! Grocery store and fruit and vegi market had everything you would need. Even found decent white wine! Loved that fact that we could walk right into the town at night for dinner. Felt very safe. Having a washer and dryer was a godsend! Clean clothes and towels all the time and not having to take home suit cases of dirty laundry! Building was very clean and well maintained. Carlos was great with anything we needed and transfer to and from airport was very smooth. Thank you again, we will be returning! Beautiful condo, beautiful spot, beautiful town!
Just returned from a 10 day trip to this wonderful condo and hate to think that we might have to compete with more people who will want to book this wonderful place but we cannot tell a lie!
• Both the Palma Real complex and this condo are clean and beautiful. Plenty of local artwork, tropical plants, all well-lit at night. There is an elevator, a secured entry, and a beautiful waterfall/statue to welcome you.
• The Eric and Lisa were a pleasure to work with and returned our deposit immediately upon our departure.
• Carlos was a charming, great resource and provided us with loads of information and assistance and was always available if needed. The groundskeeper and security staff were hard working and super friendly.
• We had the pool and beach to ourselves much of the time. When there were other guests, we enjoyed the chance to meet new people as everyone was so nice.
• The walk to town takes 10-15 minutes, maybe not so scenic but totally safe and easy enough. As alternatives, taxis are a phone call away, bikes can be rented for the week, car rentals are not needed if you stay in town but a good option if you plan on exploring. We rented a car for 5 days and got to visit some of our favorite spots along the coast.
• Nice views from all windows including the kitchen which overlooks the commercial port and affords great morning sunrises.
• The bed is a very comfortable king, the bedroom large with plenty of storage, great views, remote air conditioner, and on-suite.
• Well equipped kitchen, large granite countertops, and plenty of extra appliances.
• A washer/dryer in the unit is a great feature and allows lighter packing.
• Wonderful large balcony with plenty of seating and a gas grill.
• Quick wifi with no interruptions or dropouts.
• Puerto Morelos was a great find we plan on returning to. Beautiful quiet beaches, a great local atmosphere, plenty of great restaurants from traditional Mexican to some of the best Eggs Benedict and Lasagna I have had, it was all there.
• The reefs are in great condition, the diving and snorkeling were fantastic including some of the best shore snorkeling I have done right off the north end of the beach.
• No need to venture out of Puerto but if you do, some of our favorites were the Crococun Zoo, many local Cenotes, beautiful Xpu-Ha beach, Akumal and Ya-Kul lagoon, and Playa for some touristy shopping to name but a few.
This place was everything we could ask for and more! We can’t wait to go back…
Our spring Break Trip to Palma Real and Eric's condo was wonderful. The views, the décor, the comfortable beds, best blender ever, the pool, the hot tub, the beach were just what we needed. We got to experience the town of Puerto Morales...something we had never done before. The locals were delightful. The restaurants delicious! We were sad to leave. All of our groceries delivered by Carlos were fresh and there when we arrived! Thank you to all who made this such a memorable experience!
I have vacationed in the Cancun/Playa De Carmen area a lot and have not stayed in a better location than this condo. It has a very private beach without all of the vendors and people walking the beach. There have been days that I was on the beach most of the day and only saw 1-2 people walking around. I was able to let the kids/teens roam around and not worry about security. There is always a guard at the locked front gate also. The pictures do not give this condo the credit it deserves, it was very clean and beautifully furnished. We were very impressed when we first walked in the gate. It is a small three story condo so not a lot of people in the common areas. The infinity pool and hot tub was very clean and beautiful. There was never more than 1-2 people besides my family in the pool. Lots of chairs, tables and shade on the beach and around the pool. We ventured out to the town for dinner on most nights. There are plenty of restaurants and shops in the small town. We ate at a different place each night and found bars with live bands/entertainment most nights. I would recommend this condo to any one going on an adult only or family vacation. The condo manager, Carlos, was very helpful before and while we were there. He was able to arrange anything we wanted or needed. He even was able to provide us with crutches when we needed them. We will be going back again soon and staying in this condo. Can't wait until our next visit.
There is plenty to do in the Riviera Maya and Puerto Morelos, snorkeling, fishing, diving. AND nearby, zip lining through the tree tops, swimming in a Cenote (fresh water areas in the jungle, either open to the sky or found in caves!)
Adventure Parks nearby, Salvetica, and further south, XCaret, Xel-ha, Hidden Worlds and aslo the area of Tulum!
