ONLY THE GARDEN HOUSE WILL BE AVAILABLE JAN 8 - JAN 14. Pricing is setup to reflect this. Guests will have full use of the entire property grounds, including the back patio, hot tub, fire pit, back yard, cove, and dock.
Please note that we do not take bachelor parties, all-guy groups, spring break party groups, or any party groups,, as we strive to be a peaceful and relaxing getaway for families, couples, and girls weekends. If you are desiring more of a "party" atmosphere, then another location would be a better fit for your group. Thank you for understanding!
We do not take children under the age of 5, and those under the age of 25 years of age must be accompanied by a PARENT. All children are included in the total guest count.

The Palms on Lake Travis is a privately-owned, gated, high-end, resort vacation rental for those who wish to stay on Lake Travis. The Palms is conveniently located lakeside, 1 mile from the Oasis ('The Sunset Capital of Texas') on the scenic Comanche Trail drive around the main basin of Lake Travis. This location is prime for those who want to enjoy Austin - it is only a 30 minute drive to downtown Austin and about a 35 minute drive to the Austin-Bergstrom International Airport!
There are two guest units on The Palms property that sleep up to 10 in total (one unit sleeps 6 with two queen beds and a queen sofa bed, and the other unit sleeps 4 with one king bed and a queen sofa bed).
The quote provided is for both units, and up to 10 guests, unless otherwise specified.
For parties of 6 or less, we can sometimes offer the Garden House only at a lower cost, but this is not guaranteed.
A cove and covered dock is available to use for swimming, fishing, and sunbathing. Boaters may tie up to the dock with advanced notice. A public boat launch is located just across the main basin from us (you can see it from the property) at Mansfield Dam - it's about a 3 mile boat ride.
WEDDINGS AND EVENTS: Please note that, due to our setup, we are unable to participate in weddings or other events with more than 30 total guests. We also have chosen not to participate in bachelor parties of any sort. We welcome out of town guests and family members of the bridal party to stay with us, and we will make every effort to ensure they have an extremely enjoyable stay in Austin! If you have a wedding or event, it must be pre-arranged with 3 night weekend stay, a contract, and an event fee. Please contact Rodney & Robin if interested.
On some dates, one unit (Garden House Only or Lakefront Suite Only) may be unavailable, and the other unit could still be available for rent. On those dates, it will appear as a tentative rental, and we will have availability left for smaller groups of 4-6 guests at a lower rate, depending upon which unit is available. Feel free to reach out and ask us about those dates.
Our preferred method of contact is the Request Form on HomeAway or email. We have day jobs and receive too many calls to return in a timely manner. We have found that we can respond to you much more quickly via email.
