A quite place at the first floor of an old building, close to a street famous for antiques and tipical restaurants, few steps from the Duomo; just renewed. Rooms are 3,50 mt. high with wooden beam ceilings.

The bathroom has windows and baththub and is reachable through an indipendent corridor, a wide space for the wardrobe. The living is a separate room containing a divan-bed for two.

Joan and I enjoyed our three week stay at “Ognissanti”. We found it conveniently located while still away from the teeming center of Florence. The apartment features a spacious living room/dining room and a smallish, but completely adequate bedroom, a convenient bathroom that met our needs [shower/tub, toilet, bidet and sink] and a fully supplied kitchen with a gas stove, heat apparatus and clotheswasher. There is plenty of storage in the hall twixt the LR & BR. Three locks [front, inner and apt. doors] ensured our safety and the apartment front door is a clever use of lever and bar locks. A walk up of 18 steps on two landings from the ground floor is not arduous. And, a plus, it is a short walk from both the train and bus station if you are in a mind to explore other parts of Tuscany and Italy.
It is located on a small street near the Arno that contains three eateries that can satisfy 3 budgets. One of them [Trattoria Sostanza] is the oldest continuously operated restaurant in Florence. Three churches nearby provide melodic belling throughout the day. One of them, Chiesa di Ognissanti, contains some compelling artwork . The neighborhood’s retail establishments abound, are all within walking distance and supplied all our grocery/toiletry/ needs for our stay. The major sites in Florence [Duomo, piazza del Repubblica, Ponte Vecchio] are short, interesting walks along picturesque streets and lanes from “Ognissanti”.
I spent (3) weeks here while attending an Italian language school close to the Duomo, about a 10 minute walk from the apartment. Situated very close to Santa Maria Novella and train station. Has a very popular restaurant literally 3 doors down where I ate on several occasions, in addition to 2 more trattorias on the same street. This apartment, with it's 15 foot ceilings and light filled rooms, was a great find. Unlike some other apartments that I considered, this is furnished in modern decor, not drab, antiquated furnishings like so many apartments in Florence.
I had several of my classmates over for a small get together, and they all were very impressed with how nice the apartment was. Another great thing is that it is off the main streets, so it is more quiet and you feel like a true Italian living in Florence. There is also a wonderful terrace off the kitchen and bedroom that is ideal for your morning cup of espresso, or that evening glass of wine. It should be noted that there is a washer, but no dryer, which I learned is not uncommon in Italy. I did many loads of wash and hung them on a nice drying rack that was in the apartment. Gianni, the owner, was very accommodating and responded to all my request in a timely matter. I do need to mention I had very few request, as this apartment is well maintained and stocked, and really once you are moved in, you pretty much have everything you need.
I would definitely recommend this to anyone looking for a very nice, reasonably priced apartment in Florence. Another nice feature is that it is located near the Westin Excelsior Hotel that has a wonderful rooftop bar open to the public. You are also very close to the Arno river, which dissects the city and is a main thoroughfare through Florence.
Loved the fact that I could walk everywhere from this apartment, although, Florence for the most part is a totally walkable city no matter where you are staying.
Can't wait to return for my next stay in Firenze.
My husband and I have opted over the years to rent apartments on our travels to Italy in lieu hotel rooms. With a little research, we found this wonderful apartment in the heart of Florence. Its location was perfect for us...so close to all important sights to be seen as well as the train station. The apartment itself was spacious, clean and very well equipped. Our charming landlord, Gianni, met us and was thorough in showing us everything we needed to know as well as giving us great recommendations for restaurants. He even gave us a gift of Italian espresso! I will definitely recommend this apartment to anyone who I know will be vacationing in Florence. Mille grazie, Gianni.
My husband and I spent September 2014 in this charming and spacious apt in Florence. It is a well kept property, modern furnishings even though the building is very old, and very clean. I just love the feeling the 15 ft ceilings create.
I cannot say enough good things about it's location. Florence is a very walkable city and this apt is accessable to everything you will want to see or do while there. There are small restaurants and shops in the neighborhood that make it easy to relax and leave the cooking to someone else. Every direction one turns is a view or access to a historical point of interest. Only a block and a half to the train station where you are connected to the rest of Italy and Europe by rail.
Our landlord was waiting for us and thoroughly went over use of appliances, keys, restaurants, etc.
He even had a bottle of wine as a welcome gift. There is no bad wine in Italy by the way.
For you American readers out there, get adventurous and go see Italy on your own, at your own pace.
It is such a wonderful country with so much history and art. No need to have to see it in a large group following a guide holding an umbrella or sign in the air to keep sight of. It is so relaxing to do things at your own speed.
And feel comfortable knowing that this apt is a great stay,in a great location.
This apartment was as advertised and more. This was our first trip to Europe and we are most satisfied with the property, its location and amenities. All that was promised was delivered. The apartment was extremely clean and well maintained. It is obvious that the owner is very proud of his property, and wished to make his guests feel welcome and comfortable. Furniture was modern, tasteful and comfortable. The kitchen was well appointed and as large as any apartment kitchen in the U.S. Bathroom modern and clean.
Gianni was waiting for us as he had promised. He spent time making sure we were comfortably situated. He provided information on the "workings: of the apartment, especially the kitchen. Indeed, in all our dealings with him, we received timely and accurate information, and always with a personal touch. We were treated at all times in an honest, professional and respectful manner. All that was promised was delivered. He even arranged for cab for our departure.
The best part of the apartment is its location, precisely because it is NOT in the middle of the larger historical area, but easily accessible to all major attractions. It is located on short less traveled street, and that makes for quiet evenings and easy sleeping. It is just a short walk to the Arno River and then a leisurely stroll to such destinations as Ponte Vecchio, the Uffizi Palace, Pitti Palace and the Boboli Gardens. It is a short walk to the Santa Maria Novella Piazza, where restaurants abound.
In addition you are never far away from excellent modestly priced restaurants right in the neighborhood . Coming home in the evenings is a delight, with much more room in which to relax than you would find in a hotel room. The small private patio is a bonus. Closet space was more than ample.
I can not say too many good things about our stay here. Compared the cost of staying in hotels, I believe we received good value for the price. On our next trip to Florence this is the place we will stay,
I can't stop thinking about our time in Florence and how great it was to stay in this apartment. Tucked into a neighborhood but walking distance to any sight you could wish to visit, Gianni's apartment was the best. We felt more like Italians than tourists. The apartment is clean, centrally located (a 3 minute cab from the train station), bright and spacious. We wish we could have stayed longer to enjoy the terrace! Gianni met us to check in and showed us how to work everything and then took the time to advise us on sights not to miss, dinner reservations and then even set up a driver for a dinner reservation we had in Panzano! Make sure to have Steak Fiorentina and Butter Chicken at Trattoria Sostanza right down the block! We will recommend this apartment to any friends we have traveling to Florence! And hope to visit again soon!
