Located on .6 park like acres adjacent to state land across the street from the Esopus Creek.

It is with in walking distance to shops, stores and restaurants on Main Street in the Town of Phoenicia, NY. It is located only 11 miles from Belleayre Ski Area, 15 miles from Hunter Mountain and all the summer festivals

A 450 square foot deck for relaxing outside. Seasonal stream located behind the house, barbeque and Camp fire pit.
Spent two nights over Columbus day weekend in this cottage and thoroughly enjoyed ourselves. The cottage is clean and well stocked with everything you need. It is located less than 5 mins walk to the restaurants and shops of Phoenicia, but far enough away you feel secluded with the creek in front of the house and the mountainside behind.
Booking and getting in the house couldn't be easier and it led to a somewhat last minute relaxing trip.
We had a wonderful weekend getaway in the Catskills thanks to this great cabin to stay in. It's easy to find and very close to the charming town of Phoenicia, but still feels secluded on a quiet street with a steep wooded hill behind the cabin. All the necessary amenities were included - we even brought our dog who had a blast too. It's true there's no AT&T service or Wifi, but a few minutes' drive out of town brought us back into service range. Downtown Phoenicia has river tubing, shops, Sweet Sue's pancake house (listed some places as closed but has reopened this summer - best pancakes!), Tavern 214 farm-to-table restaurant for a delicious and reasonably priced dinner, and more. From Phoenicia we traveled to Roscoe's Beer Company (1 hr away), hiked around Kaaterskill falls (30min away) and Otter Falls (20min away), and passed through Woodstock on our way home. Thanks for providing a great place to stay!
Been there for a weekend. It has everything you need to spend the weekend nicely. I do recommend this property it is affordable, clean and cozy.
My boyfriend and I stayed here for a midsummer weekend away, and it was perfect for two people. The bed was really comfortable, the kitchen was well-stocked with utensils and such, we had plentiful hot water and towels in the bathroom, and the cabin was always a comfortable temperature, thanks to the sunlights, windows, and fans. There was not cell service (AT&T/Verizon) or Wifi, but that was true for all of Phoenicia, and we enjoyed being unplugged. We also enjoyed hearing the Esopus Creek and seeing the stars at night.
The cabin is approx. 5min walk to town, which was really nice, and while you could see the neighbors' houses from the outside, when inside the cabin, you only saw trees and flowers, so it felt very secluded. We didn't use the sleeping loft, but it could be perfect for a third person or child who doesn't mind a ladder. The owner responded quickly and sent clear instructions and a simple rental agreement. We definitely plan to return!
The girlfriend and I had a very pleasant Fall trip. We actually had another place fall through at the last minute, the owner of this cabin was very responsive and able to accommodate us with short notice. The cabin was clean and cute -- not too large but comfortable enough for two people. More than that would feel a bit crowded. We had a bathtub leak which the owner took care of right away. The weather was very cold when we visited but the cabin was warm. The firepit is really nice, we spent our cold nights by the fire.
Phoenicia is our favorite town in the area, if you haven't been there you really should visit. The location is amazing, nestled in valley by a creek, surrounded in all directions by mountains. It's tiny but has good restaurants -- but sadly, our favorite breakfast place (Sweet Sue's) is now closed for good.

- The house is not very secluded, it is right off a side road that has some light traffic and is fairly exposed, and Route 28, which has pretty steady traffic, is not too far off. It's not loud but is noticeable. The neighboring properties are also very close-by. Still peaceful but not isolated.
- No cell-phone service (for AT&T, this was true for the whole town), phone or wi-fi, so you will really be cut off while at the house. Even to contact the owner, we had to go to the library in town to use the wifi.
This place is amazing. Complete with everything you could possibly need/want for a stay in the mountains.
Located on a quiet street running right along the Esopus Creek with killer views in every direction and the center of town just a short walk away. Inside was comfortable, really clean and cozy. Working with the owner was a pleasure. Very inviting and responsive.

My only terms are that guests must leave the house in the condition that it was given to them. Upon satisfactory inspection of the premises after the guests departure The deposit will be returned within 7 days-10 days. If the house is found to be dirty A 100.00 fee will be deducted from the deposit for cleaning. Additional charges will be deducted for any damages that occur.. Also please notify the owner immediately of any accidental damages or issues so they can be promptly addressed. Things can happen. Better to know about it so I can remedy for the next guest. (So far everyone has gotten back their deposit) for multiple repeat guests I may waive the deposit.
Please contact me for discounted rate, weekly and extended stay rates. I will discount rates for stays more than 5 days. For some reason if I show the discounted rate on the site I get an average rate of $80 which has caused confusion for some guests.
