About Sandy Yates

I grew up in Lewiston and love this unique border town so steeped in rich history. Lewiston is a little hamlet very close to Niagara Falls and was burned down in the War of 1812.. I know everything about this area , past and present and love interacting with my guests. I try very hard to not only welcome them but am intent on learning and guiding them to having the best vacation they could possibly have.

This is a wonderful property. The neighborhood is so quiet and friendly. It is only 3 streets of small houses and cottages with the wonder of Lake Ontario, right there in your back yard. Ot os a very special place and one can't help but bond and relax while there. It is so close to all the action, but yet it is wonderful to come home to peace and tranquility. !

What makes this house unique

There are so many benefits, it is hard to know where to start. The lake front is just. a few steps away from the house. Although it is private to only the residents of this small community, it is like having your own private lake because there is seldom anyone at the lakefront. There is a wonderful spacious living room with a wrap around couch that is so perfect for visiting with family and friends. I love dogs and even offer an extra service in which I can watch your dog with tender loving care, if you decide to take a long day trip to Canada or elsewhere. .

Everything will be managed to make your stay wonderful with individual requests accepted. Refrigerator stocked if needed with food or special drinks. Professional massage available at house if desired. May obtain fishing guide if needed. List of all the local attractions and description of the wonderful local restaurants. at your disposal. Game table in the living room for cards or board games. . Cross country ski in the winter at Fort Niagara next to the house or try to use snow shoes. I offer dog sitting if you need it. I love dogs and do that as a profession.

House in Youngstown, NY

I spent a week here with my daughter, son-in-law and 2 year old granddaughter. The house is just as depicted here on VRBO. The spectacular view of Lake Ontario is just steps away. The neighborhood is very quiet - nice to return to after a day of playing tourist.

The house was well stocked with what we needed for the week. The kitchen is complete enough to be able to cook a nice dinner instead of eating out.

We would suggest that anyone renting the house with small children bring a baby gate to close off the laundry and steps area from the kitchen. We were glad that we had brought one with us as our little one loves steps.

The owner was a delight to deal with. From our initial request to book through our entire stay, Sandy was in touch to make sure we had what we needed.

If I return to the Youngstown area, I will definitely book this house again.

Spacious cottage - great host

I start by saying this is a cottage with heat and AC. This is not a house, it's not fancy (not the cleanest place ever) so set your expectations there and you will be VERY happy with your stay like we were! The host was very accommodating with our last minute booking due to a funeral and very easily reached via text if anything came up. (Even left a "sweet" surprise when we arrived, as we arrived very late). We needed a house rather than hotel as we have twin toddlers who refuse to sleep if they can see us. We brought a gate for upstairs and 2 pack n plays (we brought) easily fit upstairs. We came when weather was cold, heat worked great, however upstairs is 10 degrees warmer (although a standing AC was up there but we didn't use it). So we had extra blankets for us downstairs so our boys wouldn't get too hot upstairs. (We were 65 they were about 75 - I brought a thermometer from home). And we all slept great!! Much better than if we were at a hotel!! There's a full fridge, oven , 2 bathrooms. Downstairs has a shower and we were pleasantly surprised with a tub upstairs. There's a washer/dryer that are convenient and the host had everything we needed: towels, paper towels, TP, detergents, soaps, linens. We weren't in town for pleasure, but there was a spacious yard that I could see would be great for hanging out. My husband is tall so there were lots of areas he had to duck but he is used to it. This was a great option for us and we knew it was a cottage so we were very happy with our stay and even though we love fancy hotels and stay in those often, this was the PERFECT choice for our family! Thank you!

Owner's Response: I did contact the guests during the stay to make sure everything was fine.I had to go out of town when they booked I did not get a chance to inspect the house after cleaning. When talking to the guest after they departed and I read the review, she stated that they were getting some dirt spots on the carpet on their white socks. I needed to steam clean the living room carpet , epsecially after a busy summer season but did not get the chance before they booked I apologized to the guest about this. She was very gracious and said otherwise the house was great. I thanked her for bringing this to my attention as a clean house is of primary importance to me.

Perfect Place for a Niagara Falls Visit

This cozy cottage right new Lake Ontario is beautiful. The host, Sandy, is wonderful. We were a group of 5 in Niagara Falls to run in the Niagara Falls International Marathon. It's close to all the site seeing adventures but far enough away for peace and quiet when your day comes to an end. This is our second stay at this cottage and we can't wait to go back again.

Pictures of property were misleading.

Property met our needs which was a place to sleep that was near Niagara Falls. The property is in need of some TLC. However, necessary amenities were provided. The highlight was spending some evening time and one morning siting on the bench that overlooked Lake Ontario. Also, Sandy and Rochelle were very helpful and pleasant to work with during the rental processes and time that we were there.

Very wonderful and pleasant stay!

This cute house is very well managed, clean, spacious, well equipped, and very beautifully decorated. There are 2 bedrooms with a full bath in the 1F for our 2 children, and we have the 3rd bedroom and the full bathroom upstairs all to ourselves, with plenty of closet space and drawers. The WiFi is very fast, which is perfect for our high-tech teenager. The bandwidth for the WiFi is sufficient for all our many devices for games, movies, work, etc. This is a very nice contrast to many hotels that we stayed. Children are so much more happier here. The kitchen is well equipped, so we were able to mix up eating out and cooking in. Some of our very meaningful or funny family conversation happened in our dining table in this cute house during our vacation, which is rare during our regular life back at home when each of us is going full speed in all different directions. Some of the produce in the nearby farmers markets are amazing! We had the very best corns in our whole life. The little town here is cute yet we were able to get all the grocery we needed. There is laundry right next to the bathroom. The living room is beautiful and inviting. With about the same price that you pay for a regular hotel room, we got SO MUCH more! Sandy is so hospitable, very attentive and responsive to all our questions and needs. Sandy is so helpful. She made our stay so much easier. Sandy provided much information about the area in the house, as well as coupons. We used the coupons provided in the house for the Jet Boat rides to the rapids, which saved us a lot of money for a very memorable activity. The house is in a very quiet place. We had very relaxing time there. However, it was just a short drive to many famous and gorgeous touristy spots, so we got to do a lot of cool activities - the Niagara falls, natural hiking, speed jet boats, historical sites, lockport, kayaking, etc. The lake is a short walk from the house, which was so beautiful. This house is really the best of all worlds -- inexpensive yet well equipped for all your needs; great location for both quiet relaxation and touristy excitement; kind and nice hostess. We will definitely recommend this house to others and are planning on returning here. Thanks, Sandy! You are amazing!
