WEDDING PARTIES: We do not have the ability to host weddings on the premises. There are many nearby venues that can, and we are happy to be your home base.
This spectacular estate on 33 acres is an amazing place for celebrating family events. The 4500 square foot home, extensively remodeled in the summer of 2010, features 5 bedrooms and 5 1/2 baths comfortably sleeping 12. The outdoor facilities include a travertine pool deck, outdoor kitchen equipped with high end pellet BBQ, Bocce Ball courtyard and Wine Cave, tennis court, garden areas, terraced olive groves, 2 acre lake with sand beach, 6 acre vineyard and 12 acres of woods. A thrilling 100' water slide leads from the pool level to the water-trampoline in the lake.
Concierge service for the property is provided by Concierge of the Valley. Services include planning of wine tours, arranging chefs and child care, travel planning and more. One hour of complimentary service is included.
From the property there is ready access to dozens of local wineries, local restaurants and shopping from Costco to the boutiques around the Sonoma Square.
Outdoor activities available on the property keep kids and adults busy. The 5000 square foot travertine pool deck includes a 24x60 salt water pool and a massive custom hot tub. A large gas fire-pit is a great place to spend the early evening hours. The outdoor kitchen and dining area provide cooking facilities and dining space for 16-40+ people. The lower courtyard contains a Bocce Ball court and provides access to the Wine Cave. The asphalt tennis court is complete with a club-quality ball machine, and also has 2 high-quality basketball backboards. The 2 acre lake offers a sand beach, with paddleboards, a kayak and a rowboat. A screened-in gazebo on a small peninsula is a great place to escape on warm nights.
The lower level of the house is designed for entertaining with an elegant, open floor plan. The kitchen, dining room, living room and game nook all provide stunning views, highlighted by an enormous picture window looking out over the pool deck, lake and vineyard. Original knotty pine flooring planks run throughout the house, accented by Brazilian Cherry in the higher traffic areas.
A gourmet kitchen features beautiful granite countertops, including a massive 6'x8' island seating four and a 10' buffet/bar counter seating three more. A commercial Wolf stove, with griddle, and a separate Miele oven provide restaurant-grade cooking capability. Beautiful cherry cabinetry conceals the other high-end built-in appliances.
A heavy wood table in the dining room can seat 6-14 comfortably for casual dining or an elegant repast. The adjoining Living Room enjoys sweeping pool, lake and vineyard views through a dramatic picture window. When the sun goes down, a 55' HDTV above the fireplace offers satellite TV, DVD and Internet services. The game nook seats 4-6 around an elegant purpose-built game table.
The Game Room offers ping-pong, foosball and air hockey, and can be converted to a 'movie room' by pulling down the 10' screen and turning on the projector. The connected Exercise Room opens onto the Pool Deck and offers free weights and a health-club style universal machine. A full bath serves the exercise room and pool deck. The Billiard Room hosts a drop-pocket 8' table and is decorated with prints depicting historical homes and the development of Sonoma County. A 46' HDTV and fireplace make this a great hangout.
The Downstairs Master Bedroom features a luxurious king bed, private balcony and fireplace. The Master Bath is elegantly finished in a soft travertine.
A laundry room, pantry and guest bath complete the downstairs.
Upstairs sleeping accommodations include four bedrooms and a loft. The Upstairs Master Bedroom offers a queen bed and an oversized box-bay window delivering fantastic morning light and peaceful vineyard views, along with a 46' HDTV and DVD player. The Master Bath offers a claw-foot tub, shower and dual sinks. The Upstairs Guest Bedroom also has a queen bed and has a full bath with shower and single sink. The 'Office' features a great 'Murphy Bed' with a REAL queen mattress. This room can double as a work area by folding the murphy bed up. A loft area sits at the top of the stairs and is a great little reading spot or escape, above the Living Room. The last room upstairs is the 'Kids Room', a gigantic room with a queen and 2 twin beds, half a dozen cushy bean-bags, a 46' HDTV, DVD Player and Wii. Guess who will end up there?
We cannot accept reservations for weddings or other large gatherings.
Use of this property is governed by the Sonoma County Vacation Rental Ordinance. The complete ordinance is available from the Sonoma County Permit and Resource Management District, a link is provided below the 'Rate Details'. This ordinance applies to all vacation rentals in the county. Permit #868N. Key provisions include the following:
- A maximum of 12 overnight guests. Children under the age of 3 are not included in this limit.
- A maximum of 18 guests on the property at any time, except for Easter, Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas Eve and Christmas when the limit is 35.
- Special events (weddings and other large gatherings) which exceed these limits require a Use Permit which we do not have.
- No amplified music outdoors at any time, and quiet hours from 10PM to 9 AM.
Video Security System
This property has exterior and interior video security systems. The interior system can be disabled with an easily accessible push-button and is not intended to be used when guests are present. The exterior system is focused on the pool deck and parking areas. It cannot be disabled.

About Spero Koulouras
The property is co-owned by 2 families. It was purchased to give our kids a great escape from city life. We often bring the extended families together for holidays or just for fun.

Beautiful house and amenities but needs some attention/maintenance to make all the features usable
Overall, we enjoyed our stay very much. The house is lovely and the grounds are laid out well. It has just about everything you want for fun. The only thing is that it was needing grounds maintenance and the house, pool and grounds could use a bit of maintenance and cleaning. We assumed that there would be sports equipment there which there was but piled in sheds or left out and beat up a bit. Hot tub was great. Firepit and patio furniture were great and very much fun to use. Some of the outdoor equipment and facilities were not readily usable. It seemed like they were used hard and have not been maintained or checked for a while. For the money, it could have been cleaner. We were charged a $499 professional cleaning fee which was high given the cleanliness of the place. The floors were not very clean upon arrival, a bit dusty in the bedrooms as well. We washed all the pans and serving bowls before using them as well. The lake was not well tended: trampoline had broken steps so you could only get on by climbing off the paddleboards, kayaks and other toys were left out like someone just used them and walked away so filled with rainwater and dirt so all of them had to be fixed in some ay to use. The bocci ball court was not usable. It was hardened and had holes in it. Tried to find a rake to maybe loosen it but could not. Could not get lights to work on the stairwell to the court and lake and some outdoor lights by the patio. I was told the lake had some algae in it but it was overgrown with weeds. It has a very nice beach by the lake. The pool was not very clean and we scooped out some frogs, leaves, and bugs to take our plunges. For the money and given that this is a large group house, the cooking pans could be a bit bigger and a bit nicer. Lots of dishes so that was great. I felt like it was an offseason experience but at high season prices, unfortunately. I would go back but would bring a food processor, swisher, big pots and pans, be more clear on the usability of the amenities. Also extra pillow cases in case you want to use more pillows.
We apologize for the condition of the property, it was not up to our normal standards. The October fires in Sonoma impacted several of our service people including cleaners, pool and outdoor maintenance, but we can't make excuses and need to do better.
Each spring we purchase new kayaks & paddles and make repairs around the lake - but summer usage is hard on all the gear. Every fall we take inventory of the damage and assess required improvements. This year that process was interrupted and Deborah's group did not get the experience they deserved.
We had a wonderful time at this property - the pool, lake, waterslide, tennis court and amazing grounds are a total blast and ensure that no one can possibly be bored! The house had everything we needed (very spacious and comfortable for a group of 12), and whenever we had questions, the owner was incredibly fast to respond and make sure everything was Ok. I highly recommend this lovely home!
Wonderful home and a fabulous stay!
This property features so many active areas from the pool, basketball/tennis courts, to the lake and lawn areas.. we were thoroughly pleased with our accommodations and found the owner to be very flexible and easy to reach! Thank you Tres Ninas for a lovely time!!
So much fun and so much to do
The house and property are beautiful, and they've got everything. All of that stuff in the listing --- from the pool to the pond, trampolines, tennis, and water slide (really!) --- it's all there, and it all works, all in great condition. The whole family had a great time.
Fabulous house with everything imaginable!
We rented this home with two families and had the most fabulous experience. The photos don't do it justice. There is so much to do here between the tennis, pool, pond, hot tub that you would need to stay two weeks to fully enjoy the whole property. We are avid tennis players and used the courts each day. We celebrated an early Thanksgiving at the house and the kitchen is one of the most well-equipped I have ever found in a rental. The property is private and extremely comfortable. There is a great pool table and a firepit by the pool which was most enjoyable. I hope to come back some day during warmer weather so we can use the pool. The water slide is very cool and two of our younger guests tried it despite the cold temps. Great family retreat with plenty of privacy and together space. I hope to come again some day.
Amazing house and property
I have stayed at this house twice now and every time is an amazing experience. The wineries are not too far and once back there is a lake, pool and spa jump in. The property all around is well taken care is definitely the best property I have ever stayed at. I would highly recoommed this estate to anyone and I can't wait to do it again! Thank you Spero :D
Paddle boards, kayak, water slide, water trampoline, dive dock. Serious bikers can enjoy challenging rides through the Sonoma hills.
