****Note - Units 6 & 9 are on a Sat to Sat schedule from March - October. Units 1 & 4 are available for the minimun rental anytime of the year.

These units were designed as an ADULT ONLY personal vacation residence (couple's or ladies get-away) for 2 persons over the age of 25 only. Our family owns 4 units in this building with at least 1 unit on each floor and all are corner units. We have Unit #1 on the first floor, Units 4 & 6 on the second floor and Unit 9 on the third floor. When we built the building back after hurricane Dennis we ordered 4 of everything so they are all alike except for the color of the sofa and some décor. Each unit has a king bed, stainless appliances, granite countertops in the kitchen and marble vanity tops in the bathroom, same tile and paint color are in each unit.

If you are interested in the fill in nights for less than the nightly minimum you must be able to use the fill in dates that we have. Minimum night requirements must be met if dates include the weekend unless you take fill in dates between other rentals. If your dates are flexible, we can provide some dates that are fill in dates upon request. Week nights can be rented for as few as 1 to 2 nights subject to availability. Please check our calendar for available dates and our rates are on the rates tab**** We do not accept rentals as gifts or allow family members to rent for other family members. THE PERSON STAYING IN THE CONDO MUST BE THE PERSON RENTING THE CONDO.

Leeward I is a no smoking property and this is a NO SMOKING unit. If you are a smoker, please choose a different property. Smoking on balcony or any area near the building is not allowed by the HOA.

New beach front condo that was completed in Oct. 2010 in a 9 unit building with private beach access and outdoor shower. Fully furnished kitchen features granite countertops and stainless steel appliances with ceramic tile flooring. Special feature is the 10 foot ceilings through out which gives the unit a spacious beach feel. Washer and dryer are conveniently located in the condo. Each of our condos have a 46' flatscreen tv in the living area and a 32' flatscreen tv in the bedroom. There is an outdoor charcoal grill in the parking lot and bicycle rack. Along with the gulf view, Leeward I also has a view of Eastern Lake located just two buildings away to the east. (See picture from balcony looking to the east for the view of the south tip of the lake where it meets the gulf). Eastern Lake is a rare coastal dune lake where fresh water mixes with gulf water. Dune Lakes are only found 5 places in the world

Umbrella and chair rental on the beach is available next door to the left of the condo from The Beach Chair Company, Inc at (850) 200-3595. The Beach Chair Company also rents Kayaks, Yolo and Surf Boards (Seth can also give you lessons with your rental) and new for this year are Bonfires on the beach! Bicycle and Golf Cart rentals available at Butterfly Bike at (850) 231-2826 and they do deliver and pickup at Leeward I free of charge.

Leeward I is on a quiet low traffic dead end road. Located south of 30A on Eastern Lake Road it is a short bike ride to Seaside where you can shop at the Farmers Market starting at 9 am on Saturday mornings at the Seaside Amphitheatre year round. You can select your pick of fresh produce and other unique offers. Nothing better than fresh vegetables go to with fresh seafood that can be purchased 1/2 mile from Leeward I at the Goatfeather's Seafood Market on 30A for a night of dining in. Dinner on the balcony of Leeward I is both beautiful and peaceful while watching the sun set to the sound of the ocean waves washing up on the beach.

Leeward I is conveniently located to Publix which is a couple miles down the road on Hwy 395. Tom Thumb is about a mile away on 30A where you can purchase snacks, beverages and gas. They also have a small deli where you can pick up fresh biscuits or Krispy Kreme doughnuts for breakfast, pizza and sandwiches for lunch. Located very close to the Tom Thumb is a Subway.

Hidden Gem

I have been to Leeward the past two summers and each stay has been fantastic. The only downside, as mentioned in a previous post, is that the walls and floors are very thin, and the beds are not the most comfortable. The good news is, laying in the sun all day can be quite draining, so it's easy to fall asleep! You cannot beat the location and the parking situation. The view from the balcony is as good as it gets. It is also very easy to walk from the beach back to the condo. The kitchen is fully equipped, TV is good, bathroom is nice and spacious. Access to Seaside, Rosemary, etc is also simple. Eastern Lake is really pretty. I recommend taking in a sunrise there a few mornings. We will definitely be coming back!

A little piece of heaven

That may be overstating it just a bit, but nonetheless, the location, view, accessibility to the beach, and amenities made this condo a perfect home base for two adults. Located right on the beach, and just off 30A, we could get to the beach from our front door, and the restaurants and shops were just a hop, skip, and a jump away. The view out the front windows is like a poster, and is as lovely at night as during the day. The living area is efficient and comfortable. Neat and clean, with all the appliances one would expect to fix meals in the condo if desired. We did not plan on a washer and drier, but they turned out to be quite useful. We could not have asked for more, and we'd make this our first choice if we return to the area.

We just returned after a week stay in Leeward I, and it was everything we had hoped for. Yes, folks - it IS a beach the walls may be thin. But the amenities, the quality of furnishings, the location and the view were exactly what we were seeking! We saw dolphins each morning we were there! I have already recommended to friends, and would stay here again. We appreciated the quiet locale of an adults only condo building.

Nice Location, But the Walls are Thin!

The condo itself is very nice, well maintained, and the location is great! But be aware of 2 issues we had. The walls and floors are thin. We could easily hear the television, music, and conversations in the unit next door and the we could hear every bang and footstep in the unit above us. Fortunately those units were only occupied for 2 nights of our 8 night stay. Had it been more nights our trip would have been ruined. When I spoke to the owner about it she did acknowledge an acoustic problem. The other problem is the bed. While having a king size bed was nice, the bed is inexpensive and needs to be replaced.

As expected, exceeded all expectations and more. Friends (staying elsewhere) dropped by to see what

we were raving about and they came away equally impressed. This was our third stay here and it is better every time. This is a wonderful, relaxing destination and worth the visit. Great owners to rent the best property vacation retreat from on the best beach.

Great Getaway

Leeward was perfect for our little family! My wife's first trip to the area and she is now a convert, she says we will never go anywhere else because the sand and water are beautiful. Great, quiet location with superb access to the beach. Close to restaurants, specialty shops, Goatfeathers II, and Publix. We will definitely be back for more visits. The owner was in town while we were there and I thoroughly enjoyed speaking with her. She was such a pleasant woman and was very accommodating. Plenty of room for up to 4 people and the condo is really well appointed. No complaints! Hope to be back soon!
