This picture is of some of the partners when we came down for a work weekend at the condo. We actually have five couples who own the condo and we live in Conyers, GA, Elberton, GA and Toccoa, GA. My name is Beth and I am in the red shirt. I handle the day to day operation of the condo.

Why Beth Roberts chose Panama City Beach
We started coming to Panama City Beach, Florida when our oldest daughter was about a year old and have continued to visit the area yearly for our vacation. In 2003, we had the opportunity to purchase this condo in Edgewater Beach Resort. Edgewater takes seriously their efforts to be the 'best' resort on the beach. Our condo is one of only four in the complex with this unique floor plan. It is extremely spacious and 1800 square feet.
What makes this Condo unique
One of my favorite things about our condo is the spacious porch. It is about 400 square feet. Edgewater Beach Resort has made a big push to increase their offerings to our children and grandchildren. It is great. There is a splash pad, movie nights by the lagoon pool, adventure zone (ropes course), and lots more.

Condo was nice and clean. Shuttle service made it super easy to get back and forth to beach. Beautiful pools!!
Very disappointed in this property. Where do I start??? The kitchen sink did not work, the ice maker in the freezer was jammed and we could not get it cleared out. The downstairs toilet does not flush well. All of the furniture was mis-matched which would not have been bad, but the most comfortable chair was stained and worn out. The sofa and love seat were made with that horrible vinyl that your skin sticks to. The linens for the Murphey bed were stained, the carpet was stained. There was sand in the downstairs bathroon sink because of missing ceiling tiles and debris falling down. The upstairs bathtub, which I was very excited about, had sand in it. I didn't take any cleaning supplies and felt that if it had sand in it already it wasn't clean enough to take a bubble bath in, so I have no idea how well the jets work. There was 1 roll of toilet paper in each bathroom, no more and a partial roll of paper towels in the kitchen, no more. I think the unit needs to be upgraded with newer, more comfortable furniture, all linens replaced and the carpeting replaced. It definitely was not what I expected from the pictures.
I am so sorry this renter had a bad experience in our condo. Many of the issues she mentioned were spot on. There is a group us that own this condo. We had a work weekend this past weekend and refurbished linens, bath towels, bath clothes, dish towels, etc. that get looking bad in a rental unit. Also, purchased a new chair for the one that she mentioned with stains. Also, purchased a new rug in the den. We sanded and repainted the coffee table and end tables and they look great. No one else has ever complained of the sofa and love seat and it is actually perfect for a rental condo. We had a plumbing leak that took me 3 trips from the plumbing folks and 3 from the air conditioning folks to finally get it resolved. I tried to get the tiles in prior to her stay but they must have done it just after her stay because everything in that bathroom looked perfect when we arrived. Our kitchen has been upgraded with granite countertops. 2 of the bathrooms have been upgraded. She is correct that the kitchen sink was cut off underneath. We turned it back on and it worked perfectly. Also, we did have to empty the ice in the ice maker and start over. I was not made aware of either of those issues. I have my home phone and my cell phone and have many people that can help with any issues at the condo. The decorating is precious thanks to one of our partners. Our upgrade this past weekend was to remove the carpet upstairs and on the stairs and replace with flooring. It looks great and pictures will be added to the VRBO site. We do not stock the condo though we do try to have some toilet paper and paper towels available. I believe this renter called to ask me if we had room service. As with most condos, you typically do bring your own items. Our cleaning person is great about leaving some soap and dishwasher pods to get started. I am sorry that this renter had a bad experience and would love for her to give us another chance when she is in the area. Beth Roberts, owner
Fabulous condo in safe fun resort
This condo is so spacious (1800 square feet). Even though it is 2 bedrooms, it has a Murphy bed in the den that sleeps very well. Their is also a dresser for clothes for downstairs guest and a third bathroom downstairs so it feels like a three bedroom. The porch is large and children and grandchildren all thoroughy enjoyed their stay.

We really enjoyed staying here! It has everything you need, and is very nice overall. The owners were available whenever we had questions, and were very nice! Will definitely stay here again.
SPACIOUS AND UPDATED
This villa is spacious and amazing. We stayed here for the first time during Labor Day weekend. I am looking forward to many more trips at this villa. The balconies were amazing and great for our family. Edgewater is a wonderful place to stay for families with children. So much stuff to do all at one location (golf/shuffle board, tennis, etc.). Just a short walk or shuttle ride to the beautiful beach and lagoon pool. Also a pool is located right beside the villa. Shopping/Eating/Roller-skating/Bowling/Arcade right near the villa (you could walk there if you wanted too). We loved ordering a pizza right at the lagoon pool (and Montego Bay drinks too)! We enjoyed over looking the golf course and lagoon right in the back yard. My 2 year old nephew especially enjoyed seeing the fish and turtles! We made many memories here and I would HIGHLY RECOMMEND this villa to anyone! (except of course during the times I want to rent it again).
