PLEASE NOTE: There are two homes on the estate. The $1095-per night rate posted is the nightly MINIMUM during low season for up to 8 guests for 3+ bedrooms of the 5,000 sq.ft. main wing of the estate home, and does not include the farmhouse or all 7+ bedrooms. The main estate home is very open and spacious for entertaining, and to accommodate extra sleeping areas we have opened up the farmhouse for additional bedrooms/baths and fees are reflected based on 1 or both homes. The rental fees for both houses, 7-9 bedrooms/sleeping areas for up to 18 adult guests is $1995-$2195/night depending on the season. Additional guests (including children of all ages) are $105/night ea. Additional fees are charged for use of the Art Studio wing. The estate can sleep 24 overnight with shared bedrooms/baths and can host an additional 12 DAY guests for additional fees. The VRBO rate calculator can be confusing and sometimes doesn't calculate correctly. When using the rate calculator please be sure to enter the total number of guests and in your email inquiry please specify the number of private bedrooms/beds required for couples, singles and children so we can provide an accurate budget for your stay. Because there are two separate houses available for guests we can sometimes accommodate smaller groups and couples when availability allows, particularly on weeknights or short notice, but always prioritize for larger groups utilizing both homes at the same time . We keep the VRBO calendar updated so please check availability. It is always best to send a VRBO email request and follow up personally by email/phone so we can work out scheduling and a budget according to your specific needs, whether it be family reunions, birthday and anniversary celebrations, corporate off-sites, overnight meetings, sporting events, wine tasting tours, or longer term healing retreats. We are not able to host large weddings with more than 36 total on site, but can provide lodging for up to 24 overnight guests attending weddings at other venues in Sonoma County.

We give precedence to weekly bookings and larger groups. During the month of January we begin to confirm weekly reservation requests for both homes for the summer and fall. Once the first weekly requests have been accommodated, confirmed and scheduled we will attempt to fit in shorter 3 day minimum bookings for other groups giving precedence to large groups needing the use of both homes. We will consider and accept two day and short notice bookings occasionally if they can fit within and around other weekly and four night reservations. We appreciate your patience as we work to best accommodate the many hosting requests we are receiving.

The B Vineyards & Habitat main Estate house is a very large, well loved modern Mediterranean style family home with high ceilings, open floorplan, galleries, courtyards, and outdoor dining & living space with an attached organic/biodynamic garden that provides fresh produce for the host family, employees and guests as available. It is situated on a knoll overlooking bucolic vineyards, a large trellised pool, private recreational lake used for boating, water skiing, paddling, canoeing and swimming, Atascadero creek, and a vibrant wildlife and riparian habitat.

The original mid-century retro-style ranch farmhouse is also available for hosting additional guests and allowing for more bedrooms/bathrooms. The farmhouse reflects the historic use of the property as a dairy farm for over 69 years and is just steps away down a private path from the main estate house has up to 4 guest bedrooms, 1 small converted bedroom, 3 and a half baths, and kitchens available. It is surrounded by Redwoods, Cypress and an adjacent fruit orchard and has plenty of parking. Farmhouse guests share use of the main estate pool and spa when both homes are rented by the same group. All guests and residents share access to private the lake, walking & biking trails, recreation and the wildlife habitat.

The main estate home is perfect for hosting family reunions, business meetings, healing, educational, and fine art retreats and corporate off-sites. While the estate house is not a contemporary "Luxury" residence. it is expansive, warm and open with modest 1990s style finishes, quarry tile dining gallery and kitchen and carpeted bedrooms and alcoves. The main wing of the estate home features multiple large bedrooms with multiple beds, private baths and a large dining gallery with family style kitchen, a large gallery style open interior, media room, wine& coffee bar in the main wing with 3 private bedrooms , plus 2 private (curtained) sleeping alcoves furnished w/European style convertible sofas and three twin beds in 2nd alcove that are great for kids and teens..

The Art and photo studio wing is also available with additional fees by special arrangement in advance. There are open areas indoors and outdoors that are suitable for yoga and dance. Unfortunately we cannot accommodate amplified music for outdoor parties, public events or weddings with more than 36 total guests, without special permits and advance arrangements due to the Sonoma County zoning and noise ordinances.

The Estate's expansive trellised patios, lawns, trails, pool, gardens, orchards, vineyards and open space habitat trails are all shared by both guests and residents. The estate is a working organic vineyard with family orchards and gardens. The home, bucolic views, riparian habitat and property are the perfect backdrop for film production, wildlife photography, art, writing, teaching, education, healing and working retreats.

The estate is situated just 2 miles northwest of Sebastopol, minutes away from the town of Graton, Santa Rosa, Occidental, North of Petaluma in the heart of world class organic cuisine, restaurants, wineries, farms, produce markets, organic food producers and natural healing spas. Access to the Sonoma coast beaches, Russian River, Sonoma wine Appellations, is minutes away and the estate is just 60 miles from SFO. Walking and cycling opportunities abound with many cycling events and tours passing the property directly. The Joe Rodota walking/biking trail is adjacent to the north vineyards. The estate feels secluded and private for relaxation but is only minutes away from world class wine tasting, cuisine, recreation, golf, cycling, spas, sightseeing, surfing and whale watching along the rugged picturesque Sonoma coast. We will help plan a wine country retreat to suit your specific interests, aeducational, recreational, and/or healing needs.

The owner managers reside on the property and are on hand to host families and groups and assist with logistics, tours, meals, catering, shopping and stocking the pantry with fresh local produce, meats, cheeses and wines per request and hourly rates. Gerald Bybee is an award winning photographer and digital fine artist turned habitat steward. Sera, their daughter, is also an active resident manager, web designer, booking liaison and a proud graduate of McGill University. This property provides a secluded retreat for larger families and groups with a wide variety of recreational opportunities on site as well as access to the coast, Russian River, vineyards, wineries, organic farms, food producers,fine restaurants and bucolic rural landscape. It also offers seclusion and privacy. The bucolic private estate can provide all you need for a relaxing or active getaway. We are well located with a large natural and mature organic vineyard landscape, yet mere minutes to downtown Sebastopol. The town of Graton is just 5 minutes away with excellent restaurants and bars. Santa Rosa is just 10 minutes east along Highway 12, Occidental 15 minutes west and Bodega Bay and the rugged Sonoma coast less than 25 minutes.

We had a great time this weekend. We loved everything about the home and the setting. It was truly perfect for our reunion. We had family members visiting from all over the US and other parts of the world. The rooms and kitchen were spacious and well appointed. There was always enough seating room for everyone. The kids (and grown ups) loved the pool and the grassy area outside the home. We unfortunately (or fortunately) didn't find the toys in the cabinet in the master bedroom until the day we were leaving. We appreciated the two pack n plays for the babies. We really didn't have to leave except for the grocery store. So thank you for helping us have a memorable time.

Thanks again. Hope to be back some day.

Exceptional Lab Retreat Location!

Our lab group of 18 (including professors, research assistants, and family members) had a fabulous weekend at the Bybee Estate! Sera took care of all our pre-arrival logistics (including providing a ton of spot-on recommendations about what to do in the local area), and Shaun handled our check-in and any questions we had on-site. I could go on and on about how helpful and accommodating they were for our group and our needs. Sera even decided to open up the private wing of the house to make sure we had enough space for the group -- this was so much appreciated! We particularly enjoyed taking the kayaks and SUPs out on the lake, using the grill for dinners al fresco, and playing in the pool/spa/ping pong table area. Everything you need to have an enjoyable weekend on a gorgeous property is there, and at a very affordable price for a large group! Thanks again Sera and Shaun for helping our lab have a relaxing and productive weekend.

Spectacular setting for a fabulous family reunion!

This gorgeous vineyard estate proved the perfect setting for an absolutely brilliant family reunion. Where else could we so comfortably have housed more than 20 people -- and seated them all at one long table for dinners? And where else could all of them, representing four generations and ranging in age from 92 down to 2, have been so happily engaged all day every day, whether relaxing in the pool and the hot tub; canoeing/kayaking/paddle-boarding on the private lake; strolling through the vineyard picking luscious wild blackberries; popping over to the coast (just eight miles away) to climb a mountain, bask on a beach, and/or hug a redwood tree; watching movies and the Olympics on the massive flat-screen TV set; reading quietly in the shade; playing fiercely contested backgammon tournaments; posing for group photos; or cooking up a storm three times a day? The two houses are generously furnished with everything anyone could possibly need or want by way of state-of-the-art kitchen equipment, bzillions of fluffy towels, exquisitely comfortable beds, etc. Every minute of our stay was joyful, for all of us. And our hosts were genuinely warm, gracious, welcoming, and helpful, always available but never intrusive. We are SO GRATEFUL to Shaun, Sera, and Gerald! We all left hoping to return soon and often.

Exceeded Expectations!

Our large family had 8 couples that needed rooms with privacy and space for kids. This worked out very well for us. The kitchen has a 6 burner gas stove and Dacor convection ovens and lots of cooking utensils. We were able to cook all the meals that we wanted. It is an open kitchen with a massive dining room area and we all got to eat together. However, if you want other places in the houses to get some quiet, it works well for that also. It is close to many activities or you can just hang out under the pergola, at the fire pit, at the pool or hot tub or paddle the lake. It was calm, relaxing and quiet. The main house is a bit newer than the farmhouse but everything is very well cared for and very clean. The beds are very comfy! The owners are great to work with. I would highly recommend it and we would go back.

Amazing retreat experience!

I hosted a retreat for my scientific group at B Vineyard. I did not know the area very well, but i was quite pleased about the natural beauty of the settings and the facilities themselves. I did not know a place like this existed so close to home. We had an extremely productive meeting with very little distractions that can come with off site events. Gerry and Shaun were very helpful. Everyone had a terrific experience and left feeling inspiring. This exceeded my hopes and expectations.

Owner's Response: This group of doctors and research scientists from UCSF was a joy to host! They worked hard during the retreat but took time to enjoy the lake, habitat, , kayaks, SUPs, pool and spa! They were extremely respectful of the homes and the property. The kitchen was well utilized but everything was clean and back in its place when they were done. I suppose one could expect that from some of the most talented medical research scientist in the world led by a neurosurgeon ! We will welcome them back any time.

B Vineyards is one of the most beautiful, private and relaxing properties that I have ever

worked at - and being a private chef, I have worked at many. The lush, expansive grounds, lake, vineyards and beautiful homes with stunning views literally take one's breath away.

Stress drops from the moment you drive thru the gate and onto the goregous property -

once leaving the car, the peaceful & magical energy of B Vineyards just envelopes & seduces. You can't help but just surrender & completely relax…. a delicious glass of local wine completes the experience! Shaun is wonderful to work with; very helpful, accommodating, a gracious & informative hostess and just a lovely person all around.

I would not hesitiate to recommend B Vineyards to anyone seeking an exceptional, world-class vacation, reunion, romantic get-away or seminar experience.

We rented the space for a company function, and the process went very smoothly. Shaun was amazing to work with, accommodating and very helpful with suggestions.
