The Manor at South Bay offers a serene getaway to the country. Equestrian property provides the weary with peaceful surroundings of lilacs, green rolling pastures, walking trails, and wildlife, all just 6 minutes from I-5.
The house sits high on a hill and offers convenience and relative privacy. (A note about privacy can be found at the end of this description)
The Manor at South Bay is a 4 story, 4000 sf remodeled 1920's farm house located on 35 acres of pasture and trees, one mile from the Puget Sound waterfront and less than 10 minutes from historic downtown Olympia.
The remodel was done in 2005, and resulted in the addition of a large Master Suite, expanded kitchen, and other modern conveniences, however the Manor's roots is as a modest Farm House and accomodates families well, and is not too fancy for children.
Kitchen: For the culinary artists, you will love the large kitchen with double ovens, island, side by side sub zero fridge, two microwaves, 3 sinks and a modest selection of spices to use in preparing your own meals. We provide no food service.
Master: Large Master suite is almost completely windows on 3 sides, providing views of horses grazing in the pastures (seasonally), cherry trees, and Mt. Rainier. Master Bath includes two sinks and huge walk in double shower. Large HDTV plasma tv with DirecTV and DVD library also in Master. Pillowtop CA King Bed is as comfy as they come, and dressed in 800+ count egyptian cotton sheets, and you will never want to leave. Recently added a second King Size bed to this room.
Rooms: In addition to the Master, there is a very large bedroom with a twin bed with memory foam mattress, a full size bed with pillow top mattress, and a Queen size bed with pillowtop. The third bedroom has a full size Antique iron bed with a memory foam topper. All of the above mentioned rooms are on the second floor. On the first floor, there is a smaller bedroom with a bunk bed, twin over full and a twin size roll away. Adjacent to this room is the library, where there is a very comfy Full Size pull out sofa. There is ample room all over the house to set up airbeds. We can provide 11 for no extra charge.
Back Patio: The best year round feature of the patio is the huge commercial grade hot tub! Always hot and ready to relax and soothe our guests. A close second to the hot tub is a fully functional BBQ and kitchen area, complete with 2 sinks, burners, and HUGE Lynx barbecue. There is also a crystal clear 100' lap pool (available Summer only), all surrounded by gorgeous, massive river rock wall.
Living Room: Floor to (vaulted) ceiling stunning river rock fireplace, 60' flat screen t.v. with DVD library and DirecTV, 3 large leather couches to accommodate large groups, (10 fold out chairs also available) ,heated slate floor, open beamed ceilings and ample windows set the scene for the perfect Pacific NW retreat.
Library: Gorgeous original wood floors and white brick fireplace with elegant mantle, well lit sitting area overlooks manicured grounds and horse pastures. Two extremely comfortable overstuffed chairs, the library is well stocked with literary classics and a stereo with ample classical music CDs for complete relaxation.
For the Equestrian Traveler: For those with horse interest, we offer a lovely cross country jump field, outdoor arena, riding trails, and stadium jumps all on site. You may also schedule a riding lesson in advance of your arrival, however there is a 200lb weight limit. We have one horse who can carry 215 lbs., and we will only serve 4 riders at a time for safety reasons. We have horses for complete beginners as well as the seasoned competitor.

Meals: The kitchen at The Manor is a chef's dream. We provide a large selection of pots/pans, and various cooking equipment if you would like to prepare your own meals.
Privacy, Continued: The property is home to about 20 horses, mostly rescues, and a riding academy. It is not only a working horse farm, but also requires maintenance to keep it in tip top shape for renters. The driveway is shared with riding students coming and going on Tues, Thurs, and Sat. and an animal caretaker who will visit 2x a day maximum to feed and water the animals. If you would prefer more privacy, let us know and we will direct riding lessons to an alternate entrance. This does not apply to weddings, as you are paying for the exclusive use of the estate, so all extra activities cease. What is mandatory is pool/spa maintenance daily around 11 am to maintain healthy chemical levels in each, once a week lawn mowing at a reasonable hour and not during any event you have planned, if an animal falls ill, a veterinarian may be called on site, Portapotties that are present during the summer months are serviced each Wed. morning, and the dumpster will be dumped each Thursday around 4pm.

I purchased the estate on Nov. 11, 2007. It served as an overnight girls summer camp from 2007-2010. In 2011 it launched as a vacation rental, and we have really enjoyed sharing this magnificent place, whether it be for an extravagant wedding, long over due family reunion, or gender reveal party, every event has been special to us!
One of the things I love about this house is that it is a peaceful sanctuary, making you feel miles away from the rat race, yet so very close to the uber colorful and artistic waterfront city of Olympia. I was born in Olympia, so if you need any recommendations during your stay, don't hesitate to ask me!

The property serves families and groups so well. It offers something for everyone, whether you want to hold a wine tasting, girls weekend, prayer group, wedding, or baby shower, it is spacious, and offers backdrops of nature or up to date decor in a cozy, comfortable atmosphere.
I absolutely love coming home, no matter where I have been. The serenity of being surrounded by the majestic Mt. Rainier, horses grazing in the rolling pastures, waking up to neighing and whinnies, the smells of lilac, apples, Rosemary...every season has its unique scents! The manor is cozy personified, yet elegant and so very comfortable. I love curling up with a book and cup of tea in the overstuffed library chair on those cold winter evenings....the crackle of the fireplace is one of my favorite sounds. I could go on and on about what I love about being at the Manor, but why bore you. Come see for yourself. I'm certain it will quickly become your home away from home.

As a family we have outgrown our own houses and we have lots of family coming from out of town, it was just BRILLIANT being able to have everyone under one roof. One of the best vacation rentals I have ever stayed at, I am just in awe that we found this place and how well it accommodated our entire family for such a low price. The house was very well equipped with pots pans etc., the rooms are spread out so privacy was never an issue. Very beautiful home with a professional feel. Some vacation rentals feel like you are staying in someones home but this place has a welcome book and signs well placed to help visitors out, no personal affects, very very clean (even behind furniture), and literally nothing is out of place. I feel compelled to write so much because honestly some of the bad reviews we read AFTER we booked had us worried. I guess there is one in every crowd, party poppers looking to cause harm to nice people. The home isn't even fully represented online. There is so much more to enjoy once you arrive and the cozy farm house feeling is enough to make you want to come back. I run a company and we have already booked our holiday party here for next year, as well as another family get together. Thank you Misti for being on point during our entire stay. The attention to detail and your passion for the property is clear and we all wanted to say thank you for your dedication. It makes a difference and your place is perfect as a result. We arrived tired and irritable after a long flight from the East Coast, rental car woes, and kids who needed naps. We weren't in very good spirits and just needed to chill. There were a few things we needed and the owner, Misti, was so sweet and helpful getting us settled. She was just a doll, and we could tell right away that she took our comfort seriously. We felt bad for being so grumbly but she understood and didn't take offense. She was quick to point out one deck chair that had a 1" strip of webbing missing and we laughed at how that could be an issue. She mentioned a guest had left a bad review about it. At that moment I made a mental note to leave her property a good review, since we all know it's only the complainers who ever feel inspired enough to log on and gripe about stuff. The manor couldn't have been more perfect for our large family. The kids just loved the horses, pool, the game room, the trails, the pokemon, the volleyball. Us big kids loved the hot tub, beautiful views, comfortable beds, and ease of getting the whole family in one place and comfortably so. The house isn't perfect, but we are talking minor stuff. Like one drawer was a little hard to pull out in the kitchen and the outdoor bar had a small tear in the awning. And in the spirit of full disclosure we did have to ask for extra bar towels in the kitchen and we ran out of TP during our stay, which the caretaker was quick to replenish. Certainly nothing that could detract from the gorgeous house and grounds, unless you are a complete jerk looking for a problem. We felt very lucky to have this house to ourselves, and loved every minute of it. Oh, did I forget the blackberries? There are blackberry bushes with the largest berries I have ever seen around the property. We made 4 delicious pies during our stay! The kids got to ride, we had a really fun scavenger hunt, the runners in our family loved the Chehalis trail so near by. I can't say enough great things about this house and farm. The week went way too fast, but we are sure to come back!
I have rented this property three times for a non profit Board Retreat. Each time the property is in worse shape. We were there 18 months ago and there was a sign on the dishwasher - be careful of the dishwasher door - spring broken, and a marginally operative shower in one of the bathrooms, with a sign on it to let you know how to use an attached wrench that was necessary to turn it on and off. We arrived 18 months later and the same signs were on the dishwasher and the shower. Very disappointing. And then, of course, there is the need of interior wall repairs and a paint job, deck chairs with broken webbing, the house is musty because this is a damp climate and I guess the heat is not kept on when renters are not in the house. Too bad because there is a lot of potential. But the owner is not keeping it up.
Not sure where anyone could fault this gorgeous estate. The below review is bogus. I feel bad for the owners because it is a believable review and we wouldn't have checked it out for ourselves had it not been recommended to us highly by friends.
The grounds are beautiful & well kept. The house is very clean as well. The property itself is very private. There is a caretaker who takes excellent care of everything. It's a large place and he keeps very busy, but he was on hand any time we needed anything. (directions, towels, soap, etc) If we sent him a text, he was at our door within minutes providing what we needed. We loved that he vacuumed and treated the pool and hot tub daily, and on schedule just as the check in info said he would.
We had no trouble using the jets or any other aspect of the hot tub. It was heaven!
When we needed to do laundry we simply asked and the caretaker made it available to us. No big deal. We certainly didn't need to launder towels as there were 18 of us and 60+ towels, and we were given more when we asked.
There were screens on all but one window, but that was a room with 6 windows, so again, we had plenty of air. When it got really hot, we shut up all the windows, turned on the A/C and the entire house was almost too cold. Again, SMH at the commenter below.
The kids in our group were kept entertained 24/7 with the volleyball, game room, trails. The runners in our group loved the proximity to the Chehalis Western Trail.
Again why we think the below review is bogus is that we couldn't even find a crumb in the couch creases. And they are leather, so definitely not dusty. We found one small hole that had been repaired in the corner of a cushion, and a burn mark on the largest couch, but it hardly ruined our time or detracted from the beauty of the property. We were very impressed and loved the Manor very much. I would suggest anyone renting it read the check in info and don't just assume that there is no laundry, or there aren't more towels, or the A/C doesn't work. But I'm going to assume that the reviewer had a personal beef or something. It just doesn't ring true.
The Manor at South bay has potential to be an amazing property. Unfortunately the property is in need of a lot of repairs and cleaning. it says the property has air conditioning it only works really in 1-2 rooms of the home, there are celling fans in the house that could help circulate the air if they worked but they don't. There are hardly any screens on the windows so you could open them help get outside air in but the windows with screens most of them have holes in them to let more bugs in the house.
The furniture is old and some have holes in it and is very dusty, every time we sat on the sofas dirt would fly into the air.
The pool is not heated, the hot tub you have no control over the owners heat it from somewhere else and you can't even control the jets on the property if you want them on or off. the hot tub was continually loosing water even when there was no one in it and had to be filled back up continually. I have a pool so I understand the maintenance of having one but they had someone show up daily unannounced to check on it which was a little weird.
There is a washer and dryer on property but the guest aren't allowed to use it which makes it hard when you re there for a week and they give you one towel per person and there are no pool towels either.
There were many creepy crawly spiders we found throughout the house including in beds.
There is someone who lives on the property so you're never alone.
The owners were great and accommodating to let our kids pet and feed the horses on site which they loved. Like it said the property has potential to be a great property the setting is amazing it just needs some repairs and good deep cleaning.
We had an absolutely wonderful and unforgettable family reunion at the Manor with 35 people harking from five states. There were so many things we loved: the setting is spectacular, we saw Mount Rainier on our last day looking out past the horses and beautiful wooden fenced pastures. The house was picture perfect and very functional for our large gathering: we slept 18 teens upstairs; 8 boys in one room with three on blow up beds; 7 older girls had a great slumber party in the attic while the younger girls had their own princess room. Six adults split the remaining two bedrooms and the rest of the adults stayed at a hotel just ten min away and were very happy. It was great to have us all together in one place - Volleyball games, an ultimate frisbee match at the elementary school across the street, 10 of the teens took horseback rides, we swam, hung out in the hot tub, and the barn with the ping pong and air hockey was a huge hit, particularly with the younger boys. Adults loved taking hikes off the grounds, cooking in the large kitchen together, playing cards, sitting around the fire both inside and out, hanging out on the porch watching the action, and barbecuing. Misti was ready to help us whenever we had questions -- which we did. We spent our big full day at Boston Harbor Marina renting kayaks which was only 15 minutes away - and our family of 35 was able to convene three times in the large living room for a program on our family history which was something we really wanted too and is hard to find -- with the comfy leather couches and large flat screen tv. The place is both remote and close in to everything you could want with a Safeway just a few minutes away. Misti rescues horses that would be slaughtered and contributes horse therapy to local youth - so we felt extra wonderful supporting such important work. We felt lucky to find this gem, after many weeks of searching in Western Washington. And only one hour from the airport -- a plus on so many fronts.
