Large screened in porch with deck overlooking the river. 100 ft dock, bring your boat. White sandy beaches on shallow water, safe for swimmers of all ages. Great fishing and crabbing. Community boat ramp. Absolutely beautiful sunsets! 2 Kayaks for exploring! The later the season, the bigger the crabs!! We provide crab pots and rent a crabbing boat for your convenience.(Please inquire about boat rental)

The house is located 30 minutes from Tappahannock or Kilmarnnock filled with quaint boutiques! Location offers golfing, 8 award winning wineries located within 30 minutes from house, antiquing, Hiking the Nature's Wildlife Preserve located down the street.

Bell Island State Park, local town festivals and historic landmarks including Stratford Hall, George Washington's birthplace and Christ Church.

About Trish Tomsic

Our vacation river home was designed and built to entertain our many friends and family members. We affectionately refer to it as 'the house that love built. It is owned by 2 couples that have known one another for over 30 years. Trish & Jeff Tomsic and Alston & Bruce Johnson of Richmond.

Why Trish Tomsic chose Virginia

We new the Northern Neck was special, but had no idea of its splendor! The crabbing and fishing, the endless sighting of Bald Eagles, Golden Eagles and Osprey. The fabulous sunsets and evenings entertained by the starlit sky you must experience! Everyone who has been here wants to come we decided to share. We open our home to guests only 5 weeks out of the year. This keeps our home a home, and allows others to enjoy what we experience the rest of the year.

We are lucky enough to live in Richmond, a short drive to the River, which allows us to visit frequently. We also like to travel, and believe that this hideaway should never go without a family enjoying all that it and the Rappahannock River has to offer.

We have 9 award wining wineries within 30 minutes of our point.

There are many Historical attractions and quaint towns to explore, small locally owned restaurants that take pride in the local specialties.

Antique shops and thrift stores speckle the local landscape which provides treasure hunting at its finest!

Our neighborhood is small and shared by wonderful, friendly people who appreciate the area as much as you will.

What makes this house unique

A common misconception of the Rappahannock River is that people think of our river being a muddy river. The Rappahannock River is far from that. It is the cleanest river on the east coast. There is absolutely no Industrial sites along it's shores. We have the most incredible expansive view with white sandy beaches and when the winds picks up...we have rolling waves that put you at the beach! . Everyone loves the sound and the smell of the salt water and constant Virginia Breeze! Our Point is named Little Florida and when you Google Earth it's location, you will see why!! It is truly a magical place!

There is a large outdoor shower room with hot and cold water. For your convenience, a Tiki Bar just steps away from the dock. Extra refrigerator and freezer for your big catch! 2 kayaks for exploring.

Great house on the water! Perfect for the kids!

We had a wonderful vacation at this home. It was neat and clean, had a very well stocked kitchen, and you can't beat the views! We have children ages 3 to 9 and the shallow water was perfect for them. They all enjoyed kayaking, crabbing and swimming during our stay. It's a great place for a low key vacation, but there are fun restaurants and shopping about 30 minutes away also. The owners are quick to respond and offered very helpful information before our stay as well as thoughtful touches that made our stay more pleasant. For example: Have you ever fumbled around looking for the right light switch in a rental house and finally found it your last day? Not here! All the switches are labeled on the main floor! Hooray!! It's the little things that make this such a great spot for relaxing with family or friends.

Lifetime memories for this Canadian family.

The Little Florida house was all that we hoped for and more. It was a family vacation for us, our three adult children and their spouses, and our three granddaughters. There was something for everyone: the beach for the children, fishing and crabbing for our son-in-law, kayaking for our son, his wife, and our other son-in-law, and lots of fun and relaxation for everyone. We played bocce ball and ladder golf on the lawn during the day, and spent our evenings enjoying sunsets from the screened porch. There was golf played at one of the local courses, and a winery tour. We made lasting memories during our week in Virginia. Trish is great to deal with, and made us feel very welcome. We would highly recommend this property.

My family and I had an amazing vacation here! Lots to do for all ages! We ranged in age from 9 years old-67! Teens and their friends had a blast: Water volleyball, kayaking, crabbing, fishing and corn hole! It was relaxing and beautiful! Sunsets were breathtaking! We could not stop taking pictures. Trish was amazing to get us set up in the house when we got there, and was available the whole time we were there if we had questions. Shallow waters, so safety was easy! Kitchen was very well stocked with all the details you would have at your own home! Crab pots, electric griddle, serving name it, it was there. This place WILL NOT disappoint! We can't wait to come back!

This is one of those places that you really don't want everyone to know about!The owners are great people,the type of people you would really like to spend a vacation with!The ad for the rental was modest to say the least!We have had a family vacation every year for the last 16 years and this was by far the best!!!When you talk to Trish( one of the owners,) you will know what we are talking about!!! Please do not book our time next year because we are going back!!!That's it I've said enough. PS did I mention this is a wonderful place?

What We Did On Summer Vacation!!!

This was the most relaxing vacation we have ever taken with our family. When we booked this house in Feb 2013 little did we know it was the smartest decisions we ever made. We like to vacation with the family, 3 daughters, 2 son-in laws, 1 grandson and my husbands parents. We wanted to do something different then the Jersey shore so we searched for houses in the Chesapeake Bay area and this property popped up....we are so happy that it did! It was just as described and then some...The house was very clean and it was great that we did not need to pack sheets or towels. Having the river right there was perfect for both my grandson and my mother in law....The ladies went to a winery and the men went golfing. We all enjoyed the kayaks, the floats and the "relaxation station". We played games, cards and even completed 1000 piece puzzle. We felt like we were right at home! The owners were great to work with! We would recommend this house to our family and friends and we will definitely return!

Great vacation!

Our family (4 adults, 2 boys) had a fun, active vacation! We fished, kayaked and boated to our hearts content. I think most memories were made on the wonderful screened porch and pier. Trish,Jeff, Bruce and Alston were gracious hosts and made our rental experience very personable and enjoyable. We look forward to another vacation at Little Florida in the near future!
