“Villa Chiana” is positioned inside the ancient city walls of Civitella, a Tuscan hill town dominated by a 13th century castle. The entrance to “Casa Chiana” faces the castle, and the back looks out many miles over the Chiana Valley towards Cortona.
The living room has spectacular views, opening out onto a large stone terrace and flower garden. The ground floor also includes a studio/bedroom, spacious dining area, bathroom, a double living room with fireplace and piano, and a glass enclosed veranda with direct access to the terrace garden, which acts as an additional living/dining room. There are four bedrooms and two bathrooms on the second floor. One of the bedrooms is also set up as a study. All of the bedrooms have comfortable double beds.
The house is fully equipped for elegant family living, including wi-fi, and can accommodate a maximum of eight adults. Many of the furnishings are sturdy 19th-century antiques, and books for all tastes abound. The kitchen is equipped with new appliances, including a dishwasher and washing machine.
Civitella has a lively local life, with two restaurants, hairdressers, a mom and pop grocery store with fresh bread every morning, and antiques shop. Swimming pools, spas, tennis courts and horse back riding are all available nearby.
“Villa Chiana” is an ideal base to experience the essence of Italy, protected from tourist crowds, yet easily accessible to all of the treasures of Tuscany being only a twenty minute drive to Arezzo, forty minutes to Siena, and an hour to Florence. Within a 35 minute drive you can reach Montepulciano, Cortona and wonderful places like the outdoor thermal baths of Rapolano which date to Roman times to discount outlets for Italian fashion.

We are a family of historians based between London, New York and Florence. My father was born and raised in Civitella, and we are always happy to share the history of the town and surrounding areas with all of our guests.

Villa Chiana is a family home which we have had now for 4 generations.
All the of the bedrooms, living room, and garden have extraordinary views of the Chiana valley. The house is beautifully furnished with antiques, an enormous book collection, and a 19th century piano. The house is very special in that it is situated in small village, where you get to really experience authentic Tuscan life. You will get to know all of the locals who are very friendly and have access to excellent restaurants and produce without any of the tourist crowds.
Hi, I just wanted to send you this note to tell you what a wonderful time my girlfriends and I had at your villa. It was everything that we expected.
Your dad was great and so accommodating. We saw him pretty often as he would stop by with handymen to work on the doors of the villa. Each time he came over, we had questions for him such as things to do, where to go how to get certain places. Poor guy, he probably wished he didn’t have to come by so often lol! Very, very nice man. He even offered to drive us to Florence on the day we were leaving as he was going but there were too many of us. Still, the offer was greatly appreciated.
The villa was great. Extremely comfortable. We had everything we needed. Made daily visits to the grocery store and to get croissants in the morning. Even had dinner in the restaurant there 2 nights and it was fabulous. The weather was perfect as well! We could not have asked for a better stay.
I just wanted to write and let you know how much we enjoyed and appreciated your villa and how easy you made it all for us.

Our family of six stayed in this house for a week. It was the perfect home base for many day trips all throughout Tuscany. Livie couldn't have been more accommodating and helpful. The town of Civitella was a wonderful way for us to really immerse our family in the Italian culture. Three great restaurants, one may have been our favorite meal in all of Tuscany. Friday evening the town orchestra performed a free concert in the little town square. A beautiful evening while children ran around kicking the soccer ball with some of the local kids - while we enjoyed a five star meal whilst enjoying the live music. The house is comfortable - the outdoor terrace being our favorite place to plan our day trips in the morning and relax with a glass of wine in the evening. Can't recommend this place enough. Thank you Paggi family for helping to make our vacation so memorable.
Our 10-day stay at the Paggi Villa in Civitella in Val di Chiana was wonderful. Civitella is a delightful village high on a hill about 30 minutes from Arezzo with the ruins of an ancient castle just across the street from the Villa. The village is within an hour's drive or train ride from many major sights around the region, but feels "away from it all". We made day trips to Arezzo, Florence, Monterosso, Sienna and the Chianti region, but always enjoyed coming "home" to Civitella where it was so peaceful and quiet after a busy day of sightseeing.
The house was well-appointed and beautifully decorated, but welcoming and comfortable at the same time. There was an impressive library of history books, mostly in Italian but also some English language books. As reported by other visitors, the views from the living room and patio are spectacular! We enjoyed viewing the ever changing landscape regardless of the weather: rain, fog, or sun, it was always beautiful. As we were a large group of 6 to 8 people, we used all the sleeping spaces which consisted of 4 bedrooms upstairs and a study downstairs with a day bed. The beds were quite comfortable. With up to 8 people, we also appreciated having three full baths, the combined living room/dining room, the enclosed sun room with large table and comfortable seating, and the well-equipped kitchen. We enjoyed cooking many of our own meals at the house, but also had excellent meals at both restaurants in the village. We were grateful for the small grocery store in the village where we purchased groceries and other items soon after we arrived. We often walked down the street to purchase fresh bread, cheese, sausage, eggs and milk for breakfast. If we needed a larger selection, a large, American style grocery store was about 10 or 15 minute drive from the house. An excellent pharmacy was also in a nearby town.
Livia Paggi and her father, Professor Paggi, were both wonderful hosts. Prior to our arrival, Livia sent us extensive information about the house and the area. Professor Paggi met us upon our arrival and was a phone call away if we needed anything or had questions. He is very knowledgeable about the history of the area and we enjoyed talking to him.
In short, our stay in Civitella was a wonderful vacation and we highly recommend the property to any who are looking for peaceful accommodations with easy access to major sightseeing destinations.
Beautiful home in wonderful town with stunning views from the patio! Great location to daytrip around Tuscany. We were there for 5 weeks and got to know many of the local people in this charming town that sits atop a hill. It has 2 restaurants, a gelato shop, and a small grocery, which was very convenient after a day of sightseeing.
The house was well equipped with all the necessities, and our host was very helpful.
Only negative is there is no parking at the house, it's down at the bottom of the hill...but you can drop your luggage or groceries off at the house then go park. Just be prepared to climb the stairs. It was a snap after 5 weeks!

Most beautiful villa, quaint and unspoiled.Lovely views from the patio The people in the village were very hospitable and friendly.The restaurant in Civitella opened especially for us as we were late getting in and they cooked an excellent Italian meal for us.Everything we could possibly need was provided for us in the villa including a hair dryer a clothes line outside ect.,. There is an unbelievable library in the Villa I could spend a week perusing.
We had an exceptional vacation inTuscany.The villa was perfect..easy parking, proximity to highway for our daily outings, everything we needed for our daily needs:cooking,laundry,sleeping. We were evevn able to BBQ a few evenings.We were 6 adults and there was plenty of space to relax after the long days of visiting. We would not hesitate to return.The owner was always available to answere our questions via e-mail and there was somone to greet us upon our arrival. Would recommend this villa to pur friends
Our family (4 adults, 2 children) stayed in Civitella in October. The house provided ample space and comfort for everyone, as well as safe playspaces for our two young children. Each room is charming, comfortable and looks out at beautiful views of the village and surrounding countryside. The patio is especially wonderful, a spacious veranda perfect for dining al fresco or relaxing with a book. The view from the patio is truly exceptional. The owners of the villa were extremely attentive to our needs in planning our visit as well as once we arrived. Visitors will find that Civitella has a rich and interesting history, the details of which one can explore throughout the town. There is a nice casual restaurant in the village, which provided a take-away or dine-in option, as well as a lovely more 'high-end' restaurant , where we had a fantastic meal. Civitella (just outside Arezzo) is not far from Florence and Sienna and near to many lovely villages. This villa is the perfect house and location to enjoy the beauty of Tuscany -- we look forward to a return visit!

In addition to sports activities and sightseeing, our guests in the past have often gone to wine and olive oil tasting tours. The villa in right in the Chiana valley, where a number of Italian wines comes from, including Chianti.
