It starts with a lumber mill cottage from the 1880’s that still maintains its historical character, and yet, is lovingly updated to fit the warmth, comfort, privacy and entertainment requirements of modern day Mendocino living and vacationing.
Walk to everything, fine restaurants, casual cafes, functional and clever shopping, both commercial and organic grocery stores, plus a local farmers market, beaches, pub, Headland Trails, Mendocino Art Center, or walk over to the Mendocino Theater Company for the current play offering. How about just relaxing for hours and hours and hours, or laying on the grass on a southern facing exposure. Listen to the foghorns, or listen to the nothingness, watch the birds and the boats. In addition to the Indoor Master Bathroom with Tub and Shower, take advantage of the additional outdoor fun and private shower in the garden.
Make Rhubarb Pie with fresh rhubarb from the back yard, or just sit in the garden hot tub, morning, noon and night. This spot is the center of The Mendocino Universe. This is a unique property in a unique setting. A true Old World Mendocino Property dating back to the 1800's, both in reality and feeling. In addition to our feedback via vrbo, you can scroll towards the bottom here, just prior to the photos, and find our over 130 feedbacks left in our visitor comments book at the cottage.
The property is 47 feet by 160 feet. On the front part of the property sits two separate buildings with a breezeway between them. In one of the buildings is the master bedroom with a queen bed and sitting area. Right next to this bedroom, just a few feet away, with its own door for privacy, is the small bedroom set up mostly for children. That bedroom is great for young children and babies, keeps them close, but separate and private. It has a low single full length bed and a childs sleeping loft. Included in this building is the master bathroom with shower and tub.
Across the breezeway is the kitchen and living room. The living room and kitchen are both heated by a wood burning stove as well as a propane wall heater. Firewood is provided. The living room has a 40 inch Sony XBR Flat screen HD TV with satellite. It has a Blue-Ray DVD Player, which also receives free NETFLIX Streaming movies. It has Wireless Internet.
Upstairs over the living room is a sleeping loft with a double bed and window facing south with ocean view.
The garden also has a private outdoor shower, next to the hot tub plumbed with hot and cold water. Such a delight!! Once you are in the hot water, the shower is even great in the winter. Speaking of winter, those can be some of the best times. If you hit it right, you might get a really big storm that will bring you right down to the elements, rich in depth, and wonderful in its nurturing power.
There is a deck with patio table and chairs, along with a barbeque and hot tub.
Every year we have a fairly large cadre of repeat customers. Generally speaking, couples and families are the ones most drawn to the intimacy of this setting and cottage. It can handle up to 5 adults and 1 child or 1 adult and 5 children, and variations between.
We are always working on the property behind the scenes, upgrading, adding services, and generally making it more delightful and user friendly. We started a guest log about 10 years ago. We copied the visitors comments onto this web site. When people write reviews, they mostly write in the book at The Cottage.
So, to recap it all, If you are looking for a really comfy and down to earth home, centrally located, with all the modern amenities, ocean views, comfortable outside garden, with easy access to everything, with a multitude of sleeping possibilities, hot tub, embraces dogs, has character that dates back to the 1880's, is very private, and is in The Village (which we feel is the best choice for vacationing and visiting the area), is easy for couples, as well as for families, it is our pleasure to offer 'Garden Cottage'.
Final Note - VRBO charges you a 9% service fee in addition to what you pay us, the owners of the property, but all these sources pretty much charge that now. My wife and I, as owners, have elected to continue using our own processing company for credit cards, or receiving checks in the mail. VRBO will directly place a hold on your credit card for the service fee only, although when you are first asked for the service fee, it looks like they are asking for the full 50% deposit. I require that I talk with each and every client prior to approving the booking to make sure it works for them and to answer any specific questions. VRBO gives you and I, 24 hours to agree, and to book the reservation. If I do not inform them within that 24 hour window to book the reservation, it automatically cancels, and any funds you have in hold will not be processed by VRBO. Once you and I agree to reserve your requested dates, I tell VRBO and they process your service fee. I will then charge your credit card for the first payment or give our address for sending a check. This method is specific for Owners, like us, who choose to use their own credit card processing company. It also makes it more personal and fun, and allows a more direct connection between you and us. And then we stay out of your way, unless you need us. I mention all of the above paragraph so that you have a heads up with no surprises. VRBO is a great website for us both. Rest assured, I will walk you through it all and it is not complicated.

This is a photo of my wife Theo, our daughter Stina, and Myself (Ron), and was taken in May of 1983, the same month and year we became the owners and caretakers of this cottage and property. My wife still looks the same, but I look more like the Velveteen Rabbit, with certainly more grey hair, a few missing buttons and some tears and stitches along the way, and that is just fine. Our daughter Stina, is now 33, and we have a son Toby, 29. We all agree, we can sell anything, except Mendocino. After 33 years, we still get excited to go. This is a very special town, a very special area, and a very special property. We have put our heart and soul into this. We not only love to share it, we feel a responsibility to share it. It can be yours for a few days, a few weeks and some do for a few months, and then you leave, and we will take care of it until you come back.

1st time visit to the cottage - this is a wonderful and quaint place - we will be back. My husband I spent our honeymoon in Mendocino 30 years ago, have been back a few times for a wedding, our 10th anniversary and camping. We so love the area and all it has to offer. This time was to celebrate - 80 years young my sister-in-law's mother. It was her dream to come to Mendocino, so we all made it happen. They weather was great - some rain for those stay in days reading or watching movies with the fire, and sunny for those days of exploring the area shopping, hiking and photographs. We're not ready to leave but it is time - we'll be back
Our family is in agreement. This was Our. Best. Mendocino. Vacation. Ever. And this is despite a fractured elbow (don't skateboard over 55), an ER visit (great doctors and nurses at MCDH), a left-behind camera (remembered after we got the road home) and a dead car battery (free jump, and colorful character, from the Village's Chevron). That's just how powerful the magic is when you stay at the Garden Cottage.
After you enter the gate to the front yard, you turn into an elf. Or a hobbit, your choice. Green, green, green everywhere. Flowers, birds, leaves, bees, too. A fantastic backyard, with lots of room to play and nooks and crannies to explore. Our (soon-to-be) 3rd grader elflet could not believe his good fortune. The deck, fire ring, hot tub and outdoor shower had us elder elfs pretty much in a trance the whole time.
The two buildings (one for sleeping, one for living) is at first a little "uh?" But then it becomes part of the fun, turning into hobbits scurrying from one hut to another. At the Garden Cottage, you are more than encouraged to be part of nature, you pretty much don't have a choice! And it's a fantastic experience.
The house is a perfect walking distance to the center of the Village, yet far enough away to be incredibly peaceful and quiet. The property is very private, surrounded by beautiful old growth evergreens. Sitting on the deck, watching and listening to the wildlife is pretty much a vacation within a vacation. Birds play - and fight! - crows drop plums on your head, butterflies all around.
The cottages are very clean and well stocked. It was nice to have reliable wi-fi, streaming Netflix, and a (to us) big tv. Finally, Ron is a pleasure to deal with, personable and professional.
What a great place. Two separate buildings may sound strange, but it works. A great location within easy walking distance to both down town and the Mendocino Headlands. Clean and comfortable. And it does put you in mind of a Hobbit House. Would definitely recommend over a motel room. Loved our stay. Thank you Ron and Theo.
Our son was getting married in Mendcino and coming from the East coast with 5 of us including young children we needed a place close to the venue that could give the kids a chance to be kids and allow us to cook meals. The cottage is absolutely charming . Although cozy it offers everything one might need for a comfortable stay including a walk to the beach. A wedding can be hectic. The cottage gave us a lovely place to retreat, relax, and hang out with old friends .Garden Cottage definitely has its place in our memories of such a wonderful life event.
My Fiancé and I had a great stay at the Garden Cottage for her 30th birthday. It was a quirky little spot, which we really loved. The house was within walking distance to everything in the small town of Mendocino. The kitchen has everything you need for basic cooking, and the deck outside is great for breakfast. The cottage looks very old from the outside, but the inside is very clean and updated just enough to keep it rustic, but with plenty of outlets, and a nice bathroom. We didn't use the hot tub unfortunately, but our dog loved exploring in the completely fenced in yard. One thing to note is that it may appear in the pictures as though there is another house on the property, I thought that going in and was ok with sharing the yard, but it turns out they are just storage sheds, so the space is entirely yours. The only reason I'm giving 4 stars is because even though having 2 separate cottages (bedroom/bathroom in one, living/kitchen in the other) was a unique experience, it sometimes became a little bit of an inconvenience. We found ourselves constantly having to go between cottages for things we left back. That being said, it was only about 10 steps, and I still highly recommend staying at Ron's cottage.
Are you looking for something out of the ordinary, comfortable but not all designer, your not put off by little imperfections? Then this place is for you and the kids. Or just a little romantic getaway for two. My husband and I thoroughly enjoyed our stay here. We will be back.
I absolutely loved this place. Read the description carefully; it's a little funky to have two buildings. However, don't let that put you off. My friend and I had no trouble going from one building to the other. The whole place has a relaxing, comfortable, homey feel rather than a sterile vacation home feel. The kitchen is wonderful, with a six burner stove and all that you need. My dog (and I) enjoyed relaxing in the private garden (I also enjoyed the hot tub). We took our morning walk right along the headlands, just a couple of blocks away. We could also easily walk to either of my favorite dog friendly restaurants (Mendocino Cafe and Trillium) as well as to the path to (dog friendly) Big River beach. I would definitely stay here again.
