The Olive Adobe is a comfortable, private retreat on 7+ acres, nestled behind terra-cotta walls. 50-year-old, gnarled olive trees, raised perennial beds and pea gravel paths surround the house and every room opens to the outdoors with sliding French doors. Kick back, put your feet up and relax. Lose yourself in a classic novel, gaze at the multiple species of birds from humming to hawk, discover your artist or photographer within.
And after a long day of exploring the local rock formations and petroglyphs, enjoy a toast in fine crystal as you relax next to a crackling avocado wood fire in the outdoor fireplace. As the Milky Way slowly emerges directly above you, stargazing might just become your new passion.
Inside, you’ll find spacious living and morning rooms containing an eclectic mix of cowboy chic antiques and mid-century modern pieces and collectables from our travels around the world. Mexican and Native American pottery and baskets, and colorful serapes create a comfortable, relaxed, 'put your feet up' elegance that makes this charming adobe feel like home. 2 bedrooms open onto a “secret” back garden with a delightful iron bistro table set for two next to the grape arbor. The front bedroom (the owners' personal favorite) is glass on three sides - a former porch - with access to the comfy porch swing facing west for sunset viewing.
There’s even an outdoor shower when you really want to commune with nature!
A fully equipped kitchen is waiting if you want to eat in. Colorful china and bake ware, heavy cutlery and bandana “napkins” make even a simple meal special here – especially when you eat it by the fire, outdoors, under the stars.

We’re only minutes from Pappy & Harriet’s Pioneertown Palace, but this canyon feels like it’s miles away from everything. Pipes Canyon is bordered by 35,000 acres of “The Pioneertown Mountains Preserve” to the West and 60,000 acres of federal land to the north. It’s isolated, and completely private. It’s like living in your own National Park. There are views of the sawtooth mountains, flat-topped mesas, and impossibly balanced boulders with miles of hiking and riding trails just out the door!! At an elevation of 4000 ft, the summers are cool (10 degrees cooler than Joshua Tree and 15 – 20 degrees cooler than Palm Springs) and winter often brings a dusting of snow.

About Peter Phinney
We are an architect and an arts administrator from Los Angeles (originally from the East Coast.) We love to cook, and create, and we especially love hosting and entertaining all manner of people. When we were first married, we ran a Bed & Breakfast in midcoast Maine and hosted musicians and artists from around the world. We love to travel, to meet new people and explore new cultures. We've raised 4 children now and we're hosting again - on the Left Coast this time, trading in the blueberry muffins and maple syrup of our youths for fresh, local orange juice, piquant guacamole and tequila with limes.
Why Peter Phinney chose San Bernardino County
We searched Palm Springs for the perfect house for several years, frustrating scores of real estate agents, and then we fell in love with this improbable place, and with this quirky, comfortable, and very special house, with this canyon and it's human and animal inhabitants. Pioneertown is unlike anyplace else - a pastiche of leathery wild western cowboy chic, edgy tattooed musicians and looney contemporary artists. The scenery calls everyone here to stare slack-jawed at some of nature's finest work. The air is clean and the skies are clear here, and for the open minded, stereotypes and human histories are quickly forgotten and friendships are easily made. The locals are bound to this special place of harsh contrasts - tawny, brittle dried sage against delicate, boldly colored wildflowers; shards of crunchy, decomposed granite against impossible stacks of enormous cantilevered, vanilla boulders; rattling pit vipers and tarantulas against iridescent hummingbirds and America's largest, languid desert cats. Darkness comes quickly here but not without a robust explosion of shrieking color, and then - stars... More stars than you remember as a child - by a factor of hundreds. Each season brings new wonders. This canyon is as ancient as the earth itself - primordial and at the same time made fiercely contemporary by the people who have settled here and call this place home.

Drink the delicious, deep, rare water. Walk the dusty trails. Listen to the warm wind. This is a place to relax and rediscover yourself, you special friends and your family. Put your feet up on the Vietnamese ox yoke that is our coffee table. Wrap yourself in a traditional serape outside and enjoy the fire and a rich cup of coffee. Put on your favorite jeans, your favorite boots, and your favorite tunes and dance under the stars until the moon rises, and then sets again. Make this your own cowboy paradise and return home rested and renewed.

We absolutely loved our time at the Olive Adobe. The home is beautifully appointed and it's clear Peter has put so much care and hasn't missed a single detail. Peter was there to welcome us with snacks and wine and he gave us a tour of the property! The home is comfortable and beautiful, clean and provides everything you could possibly need during your stay and much more. If you are traveling to this area there really is no better place to stay! Go and enjoy the beauty and peace of the desert.
Peter’s property is truly magical. The location, the decor, the gardens and the chance to listen to Peter’s music library played on his refurbished Victrola console stereo made for a wonderful stay. The house was fully equipped with everything you could possibly need. Peter was a great host, meeting us at the house when we first arrived and left wine, cake and a ton of fresh fruit for us to enjoy. The house is only 20 mins drive from Joshua Tree town and the north west entrance to Joshua Tree National Park.
Second trip back to the Olive Adobe
This house in the gorgeous desert has become a spring ritual for me and my friends and family. Beautiful and comfortable house with the most gracious hosts that leave the home so well supplied you cannot eat or drink enough! Perfectly located in a quiet area but with quick and great access to hikes, watering holes and JT. If I do not build a house myself down here, we will be back next year. The patio and rooftop deck with a bed are fabulous spaces that just continue to add to the desert ambience and experience. Two thumbs up!
Fantastic atmosphere, lovely home, ambiance, location. Everything we could ask for and more. The owner met us upon arrival to familiarize us with the residence and features and stocked the kitchen with an abundance of goodies, cake, fruit, wine and snacks! We enjoyed the retreat so much we barely left the house. So relaxing. The music, lighting, comfortable beds, stocked kitchen made it easy for us to create a Tuscan BBQ meal our first night. We really enjoyed the outdoor comforts including the fireplace. Headed to family Pappy and Harriet's for Saturday night dinner, just a short drive away. Took 2 fab hikes leaving on foot from the house. From great coffee in the am to star gazing in the PM. We had a great time and would love to come again. Thank you Peter!
An oasis in the desert
The Olive Adobe was everything we were hoping for. It is even more beautiful than the pictures. Peter had a big basket of fruit, coffee cake and a bottle of wine waiting for us when we arrived. His home is spotless and filled with interesting art, books, and many wonderful seating areas inside and out to enjoy time alone or with family and friends. The outdoor fireplace is set up like a little living room and the twinkling lights around the space are enchanting. When you are looking for things in the kitchen not only is everything there but it all makes sense. Loads of lovely towels, soaps, lotions etc. It was a very special weekend for us as it was our sons wedding. Having The Olive Adobe to come back to between events was beyond comfortable and restful. We will absolutely come back. Our son and his beautiful bride are already planning on returning for anniversaries to come. An amazing place in every way.
Beautiful home with all the charm of a European villa.
This house exceeded our expectations! We have stated in many vacations homes around the world and this by far makes the top of the list! Our immediate family of six stayed 4 nights arriving from KC to find a giant fruit bowl and spice cake. The outdoor living is understood in CA to be exceptional and the the Olive Adobe created both a festive and relaxing atmosphere from the seating, the garden, the outdoor fireplace and the roof top bed for stargazing! Each of the three bedrooms and two baths were decorated impeccably and made us feel right at home, comfortable but also definitely like we were on holiday! Thank you Peter!
Bouldering and rock climbing, panning for gold, antiquing, horse boarding nearby and guided hikes! Not to mention Pappy & Harriets is just 5 minutes away!
