About the property

House, 4 Bedrooms, 2 bath + Detached Unit 1 Bath, (Sleeps 8-12+)

Roatan, in the Bay Islands of Honduras, is one of the best kept secrets of Central America and the Caribbean. Roatan sits atop the Mesoamerican barrier reef (the world's second largest barrier reef) and a wide variety of sea life make this their home; it is the perfect setting for world-class scuba diving, snorkeling and fishing for barracuda, sea bass, red snapper, tuna, wahoo, mahi mahi, mackerel, and bone fish.

Please watch our video, which will show you around Sunset House and also the island.

Our property is professionally managed by Island House Vacation Rentals. Along with keeping our house and grounds in tip-top shape and managing our guests, they offer free Concierge Services, helping you organize activities. You can find a list of various activities and services below.

Sunset House is setup in a way that you can easily customize the number of bedrooms you need for your stay. When you rent this house, the base price is for the main level which has 2 bedrooms, living room, kitchen and bath. If you need additional bedrooms you can easily add these on, for an additional cost, either at the time of booking or at a later date.

PLEASE NOTE: VRBO can only provide a quote for the base price, which is the main house upper level 2 bedroom option. VRBO cannot provide a quote for the addition of the 3 or 4 bedroom option or the guest house. See below for the additional cost of the extra rooms.

The main part of our house is on the Upper Level. This Level consists of 2 bedrooms each with a king bed, 1 bathroom, an open concept living room, dining room (with a new locally made dining table seating up to 10), and kitchen, with central AC and sliding doors onto a large deck overlooking the ocean. On the lower level are 2 additional bedrooms, each with their own AC. One bedroom has a king bed, the second bedroom has two single beds (which can be made up into a king) and there is a large bathroom joining these two bedrooms. We also have two memory foam fold out beds available for small children. We have bottled drinking water both on the upper and lower levels.

If four bedrooms are not enough for your group, there is a separate guesthouse at the back of the property with two queen beds and a queen sleeper sofa, sleeping four comfortably (or six if there are children). This unit has an open concept kitchen/living room with French doors separating the bedroom and bathroom. The guesthouse has two separate AC units, one in the bedroom area and one in the living room/kitchen area.

To summarize,

> Main house, upper level - 2 king bedrooms, 1 bathroom

> Main house, lower level - 2 bedrooms with adjoining bathroom (one room with a king bed, the other with 2 single beds).

> Guesthouse - 2 queen beds, 1 queen sleeper sofa, 1 bathroom.

> In addition, 2 cots suitable for small children.

***** PLEASE NOTE - RATES *****

VRBO Published Rates are ONLY for the Main house, upper level - 2 king bed, 1 bathroom.

The VRBO Instant Quote IS NOT ABLE to provide the correct pricing when adding on the additional bedrooms or the guest house (due to our tiered pricing), regardless of the number of guests you select.

Additional bedrooms (2 lower level or the guesthouse) can be added for an additional charge:

> TO ADD 1 lower bedroom + bathroom, add $500/week on top of Published Rates

> TO ADD 2 lower bedrooms + bathroom, add $750/week on top of Published Rates

> TO ADD the guest house, add $840/week year round or $1000/week during holidays.

(The published Holiday Rental Rate for the main house already includes the 4 bedroom option.)

We have a great swim area; the water is about five feet deep at the end of the dock (note that the dock is not private). The translucent turquoise water has an average temperature of 80F / 27C. After your swim, you can rinse off in our outdoor shower which has hot and cold water.

There is an outdoor kitchen & beach bar in front of the house with a large Napoleon Grill (searing station, double rotisserie, wood smoking tray), fridge, bottled drinking water, Margaritaville blender.

Available for you to use are two paddle boards and two, 2-person open ocean kayaks with back supports. We have life preservers in a variety of sizes. We have a 12 foot long outdoor shuffleboard, for those night time tournaments, and we've added an outdoor ping pong table. We have recently installed underwater LED dock lights, one blue and one white, which should attract a variety of fish to our dock at night.

The reef is 400 yards from the end of our dock. The swim to the reef is wonderful. We have available for our guests, a small dive flag which you can attach to your snorkel so your party is visible to any boat traffic. We suggest you bring your own snorkelling gear, although we do have a small selection of gear at the house. If the swim seems daunting, paddle out on a kayak and tie off to a mooring buoy to enjoy the reef. You should know that no dock on Roatan is private. You may find that locals will use our dock to have a break on their walk between West End and West Bay or to flag down a water taxi. They never stay long and are always very friendly.

For a number of years, we have had a biodegradable and pet friendly mosquito/sand flea misting system, which is working with excellent results, although you will still need bug spray when you are away from the property. We also utilize a solar array for our hot water needs and for ceiling fans on the upper level deck.

Our yard has banana, mango, almond, coconut, none, soursop and various other local fruit trees. Emerald Hummingbirds (which are endangered) hang out quite frequently at the many Hibiscus plants we have. On morning walks down the beach we have observed pelicans, sand pipers, gray hawks, golden fronted woodpeckers, yellow crowned night herons, cattle egrets, scarlet macaws and mourning doves. As the sun is setting, watch for the tree top parade of black birds going to roost in West End. The birding possibilities here in Roatan are fantastic.

Yoni, our full time caretaker, understands some English but his first language is Spanish. Living on site with his wife, and two children, he maintains the premises and grounds, provides nighttime security making sure everybody is safe and sound and provides stability in the neighborhood. He's always helpful if you are ever in need of anything.

Local charter companies will schedule a pick up for you at our dock for any diving, fishing or island adventure excursions you may have. You can have Island House Concierge help you out with the arrangements.

We are located in a small but active neighbourhood and are situated about halfway between West Bay and West End, both easily accessed by walking or water-taxi. You can get a water-taxi by standing on the end of our dock and flagging one down going in the direction that you want to go. If you go out in the evening for dinner or nightlife, there are always cabs available to take you home (the four wheeled kind).

West Bay has some great restaurants and its beach is a long expanse of exquisite white sand, seriously one of the most beautiful beaches you will find. The short walk to West Bay is about 1 mile (3246 steps) and takes you along the beach towards Gumbalimba Park, over a metal bridge, through Las Rocas Resort and finally to the beautiful West Bay Beach.

West End is definitely the most fun town on the island with all of the bars, restaurants and live music to choose from. On the walk to West End there are some rock outcroppings that you will have to maneuver over. West End has the wonderful Half Moon Bay as well as fantastic restaurants and gift shops.

If you are not renting a car, the property managers can arrange your ride from/to the airport (which is recommended). At the time you make these arrangements they will let you know the cost. Otherwise, there are always taxis waiting at the airport and you can negotiate your own fare. If you do decide to rent a vehicle, it is recommended that you rent a 4-wheel drive vehicle, due to the road being in poor condition during the rainy season. Remember there are no house numbers or street names on the island, so at times the taxis will need some directions to the house. We do have Sunset House signs posted along the road into our house.

Our large local grocery stores are going green; they've recently stopped using plastic bags. We recommend you bring some re-usable shopping bags with you and stop for provisions on your way from the airport. The house is stocked with some basic items, salt, pepper, spices.

Come to Roatan and make Sunset House your home away from home on your next travel adventure! We would love to host you and hope you enjoy it as much as we do.

About Brad & Ruth

When I walked into this house in 2008 for the first time, I knew I was home. I love to scuba dive, swim, sail and fish and Roatan is a fantastic location for doing these things.

Gail and I have put our own special touches into this house and we hope all who stay here enjoy themselves. We are constantly trying to improve and add things that will make our guests stay one they will remember.

Brad & Ruth purchased this house in 2008

Why Brad & Ruth chose Bay Islands Honduras

Sunset House is really in the perfect location - half way between West End and West Bay. If you want quiet and privacy you can have it here. If you want more action, it's close by. Water taxis are always passing by making it is easy to get to either town.

The diving, snorkeling & fishing are fantastic. The local people are extremely friendly and always helpful.

What makes this house unique

The dock has a palapa to sit under to get out of the sun (with a hammock which hangs partially over the water). If you like the sun, there is a large swimming platform which is a great place to get a tan or to cannonball from (to splash all those relaxed tanning bodies). Or just relax on one of our water loungers. Don't forget to take the portable bluetooth speaker with you to enjoy some music while on the dock. Fresh drinks are only a few steps away at the beach bar.

Our beach bar is a great place to hang out listening to music, concocting cocktails and cooking. There are two hammock chairs which are really comfy and relaxing. We have drop down curtains which have clear plastic windows so that even if the weather is rainy, you can stay dry and see what is going on around you.

We have an outdoor shower with overhead light, hot and cold water and a door for privacy. We also have a "foot shower" to quickly rinse the sand from your feet.

If you need a break from the sun and sand and surf, we have lots of games, books and movies. There are card games, board games and outdoor games (ping pong, shuffleboard, horse shoes). Lots of fun things to do.

Guestbook comments from the manager

Absolutely wonderful property. Everything you could ever need. Super friendly and helpful neighbors too! Will definitely be coming back. Hard to say that when traveling with a group of ten people, but this exceeded every expectation!

When can I go back?

  • 5 of 5

The sunset house exceeded my expectations! Feet from the beach, walking distance to great restaurants, snorkeling on the reef, fully stocked outdoor bar, very comfortable accommodations not to mention the great company. I can't wait to go back!

Caribbean Dream!

  • 5 of 5

I visited Sunset House for the second time this year, and I'm hoping that I'll be coming back at least once a year for the foreseeable future. I'm plotting ways of getting the owners to adopt me so I'll have an in....

The house and grounds are so thoughtfully appointed. Every detail, from the super comfortable beds, to the inviting hammocks in all corners of the property, to the outdoor kitchen bar on the sand with the high-tech margarita maker, to the outdoor sports and game equipment available for guest use, was thought of. Many days, we didn't have any desire to leave the property at all. We spent our time paddleboarding, kayaking, snorkeling around the dock, napping in hammocks, and making cocktails and talking and laughing around the outdoor bar. On other days, it was an easy walk to either the West End or the West Bay to grab dinner or a drink or go pool hopping or snorkeling.

Every time I come to Sunset House I have the absolute best time. I can't wait to come back!

Perfect paradise

  • 5 of 5

From the second I arrived at Sunset house I knew it was a special place. From the beautiful flowers and palm trees (we picked coconuts!) to the fact that my room was mere steps from the water... I knew I was on a vacation I wouldn't soon forget. And that was definitely the case. The house itself is perfect for entertaining. It has a great second floor deck where we spent many nights just relaxing and laughing. But my favorite spot was definitely the fully functioning beach bar where we could relax and eat lunch and sip on a rum drink! The house had everything you could want for the perfect getaway. I never wanted for anything. The hosts were amazing and took great care of our party. The island itself is magical. Flawless weather and great snorkeling. Oh and I forgot to mention the great hammocks placed around the property. Treat yourself to a catnap in the one on the dock. In fact I wish I was there right now!

Perfect Beach House

  • 5 of 5

First time to Sunset House - but definitely not the last. The home had everything and more - including amazing hosts - that made our time in Roatan perfect. All the amenities, including perfectly placed hammocks, ocean gear, a beautiful outdoor wet bar / kitchen. Great AC units in all bedrooms made for a nice sleep. And the grounds are perfectly manicured and produce fresh coconuts you can crack open and drink!

Another great vacation at Sunset House

  • 5 of 5

Our 4th time to this lovely vacation home with great friends. This time there were 9 of us, actually there has always been 9 except once when just 2 of us went. Spacious comfortable bedrooms, 2 up and 2 down, comfortable linens and mattress. Lots of decking around the property which cuts down on the sand infiltration so you can go upstairs, to the outdoor shower (with hot water), to the beach cabana all without walking in the sand and even a Foot wash at the cabana as you come back from the beach. The place has everything from kayaks, to snorkelling equipment (we always bring our own), paddle boards, outdoor ping pong, outdoor shuffleboard, horse shoes, and an expansive dock to relax on and take in amazing sunsets. There is even underwater lights at the dock to view the ocean life after sunset. The kitchen is well equipped, everything you need and more, including a great BBQ at the beach cabana. We always stop at the grocery store on our way from the airport to purchase food and drinks so we can cook breakfast, lunch or dinner depending on how everyone feels. You will love making frozen drinks in the massive Margaritaville blender, 3 pitchers at a time! Perfect for your large group.

The location is great, you can walk to West End and to West Bay which we did everyday. Good restaurants both ways, should you choose to eat out. Bring a flashlight as it does get dark quite early and will be helpful on your walk back. Water Taxis are available to and from both towns and should you not want to walk you can hail a water taxi for approx. $3 per person, just stand on the dock an wave them down. The reef is pretty close, so if you are a strong swimmer you can swim out from the house or, if you prefer, you can walk or take a water taxi to West Bay and yout will find the reef literally at the shore.

Sunset house is virtually bug free as they have an all natural spray system with approx. 75 nozzles throughout the property, making evenings on the balcony a wonderful end to the day. Wonderful for your Family and Friends getaway. Oh, and should you have a hard time leaving your everyday life behind you (some of us have these issues) there is internet so you can check up on what you are missing back home.

Thinking of Roatan, wanting to be in your own space, a cottage of your own on a tropical island, Sunset House is the place. Looking forward to our return!
