Spacious 2 Bedrooms, 2 Bathrooms Stunning Ocean Views close to Mamitas beach

Beautifully decorated by an Interior Decorator, our top floor Penthouse apartment/condo is situated in one of the best locations in Playa del Carmen at the junction of 5th Avenue and 34th a short walk to the famous Mamitas/Kool beaches. Enter through our secure gated entrance set back from the main road through a leafy lane or drive directly into our secure gated car park using a remote control and take the elevator to the top floor. Staff are on duty during the daytime for your convenience and at night we have a Security Guard based in the lobby.

The apartment has a modern fully equipped kitchen with granite counter tops/work surfaces, breakfast bar and marble floors with high stools for informal dining. There is a large fridge/freezer, microwave, stove, dishwasher and is well stocked with all utensils for home cooking/dining.

There are two equally large bedrooms, with super-king size beds making this apartment suitable for couples sharing or families. There is plenty of closet space with a safe in the master bedroom closet where you can store your valuables when you are out and about. Both bedrooms have en-suite marble shower rooms with walk-in showers and full glass doors, WC and washbasin. The master bedroom has a new Smart TV for use with Netflix or Amazon

The modern living area has two reclining leather sofas where you can simply relax and enjoy the ocean view and for your convenience we have a 42' flat screen TV with satellite Sky. Internet/wifi is of course provided

The dining area complemented by a fine imported wooden table and chairs leads through to the comfortable, modern sitting room. From here you have views through the large patio doors across the terrace and pool, out to the Caribbean Sea.

Outside there is a table, chairs and parasol for al fresco dining alongside the jacuzzi plunge pool which is the perfect place to watch the amazing birdlife returning to the jungle canopy below at sunset

If you take the stairs up to our spacious sunroof, you will be rewarded with even more magnificent views. Relax on a sunbed to top up the tan, or enjoy the last few rays as the sun sets looking out towards Cozumel and the amazing cruise ships passing through the straits.

All the best restaurants in town are within walking distance, located along and around the pedestrianised 5th Avenue, therefore a car is not necessary. If you do plan on hiring a car, our personal car space in the ground floor secure garage is at your disposal. The garage has direct access into the hallway and the elevator.

All the doors are extra wide to allow wheelchair access, even the bedroom doors, and apart from the stairway leading to the sun roof everything is on one level. Access from the street is only a step of approximately 4 inches and from the car park it is also on the same level as the elevator, making our apartment particularly friendly for people with reduced mobility.

Bottled water and a mid week cleaning service is provided.

About Barbara

We are a married couple who have been visiting the Yucutan for many years now. Our daughter and her family live in the area but we like to travel around during our frequent visits and decided that Playa del Carmen is by far the best place to have a base. We like fine dining and think Playa is the best town in the area for eating out. There are excellent top class restaurants particularly around 5th Avenue, many inspired by the Italians who live at our end of town. We are very interested in the history and the ecology of the area and have visited most of the Yucatan Peninsular but decided Playa was the place to return to after our travels. We like the beautiful beaches, visiting the wonderful eco and wildlife parks such as Xcaret or Sian Ka'an or taking trips to the various Mayan Ruins so we are very happy to own a comfortable place of our own in Playa.

Why Barbara chose Gonzalo Guerrero

Unlike Cancun, Playa has retained the relaxed atmosphere of a seaside holiday town while at the same time offering a fun and buzzy nightlife, so this appealed to us when choosing another home from home. After visiting many units in the area, we decided that our apartment was the best by far that we had seen. Located on 5th Avenue it offers luxury accommodation with good restaurants and shops close by. The building is relatively small unlike many blocks which look more like large hotels than homes and each unit is quite private. We are just minutes from Mamitas and Kool beaches and we preferred to be on 5th rather than right on the beach, slightly set back from the noise but at the same time able to enjoy magnificent views across the ocean. We don't need to hire a car as public transport from Playa is first class. You can visit almost all of the area in air-conditioned buses. Likewise getting to and from the airport. Taxis are plentiful and cheap so you can get around town easily and not worry about where and for how long to park.

What makes this condo unique

We wanted a Penthouse, ie top floor with no-one walking around above us. The bonus was the finishes came up to standard, with a good sized kitchen and living space, but also we liked the idea of two almost identical bedrooms, so if we came with friends/family neither has to have the less desirable room. We could see at once that the interior had been designed by someone with taste making it a comfortable place to come home to. It is wonderful to be able to walk to the best restaurants, not worry about drinking and driving. Shopping within a short taxi ride is also important. Walmart close by and my favourite supermarket Mega is within walking distance or only a few pesos taxi ride away. The sunroof with magnificent ocean views is a great place to relax and top up the tan followed by a dip in our own private splash pool, The perfect place to enjoy a sundowner looking out across the Caribbean Sea to Cozumel watching the ships go by.

A safe is provided in the Master Bedroom for our Clients. The building is very safe, we have a large metal door that leads to the street with either code or key access into the building. During the day there is always staff on hand to help and at night we have a night security guard in the main lobby. The car park door is opened/closed by a remote control and we have an allocated parking space specifically for our unit, therefore the security aspect is very good. Playa is not a dangerous place but it is nice to feel secure, particularly for our lady visitors.

Perfect Penthouse in Prime LocationThis

This lovely penthouse is well-maintained, stylishly decorated, and exceptionally comfortable. The views from the veranda are spectacular, and the location is perfect for enjoying all that Playa del Carmen has to offer.

Fantastic Apartment & Excellent Location

We were 2 couples and this condo was lovely, providing plenty of privacy for 4 people during our 2 week stay. The decor is very nice, we spent most of our time on the deck with the small plunge pool. The deck doesn’t have any shade till late afternoon ( in Nov). We had a few days of rain & the living room area was extremely comfortable for the four of us. Beds are comfortable as well, apartment was soundproof too. Walk out your door to 5th Ave with lots of restaurants/bars/ music at your doorstep. We found some excellent restaurants within a block or two any direction from the condo. We also ate a good portion of our meals in, all cooking and prep equipment was available. I found Chedraui to be the best place for produce, Mega & Soriana were seriously lacking in the produce department. We often walked up towards 38th, to the little Mexican tienda, where you could find a bit of produce & lots of other basic items. We all really enjoyed our stay at 302, it was perfect for our vacation. The underground parking was a nice bonus too. Patricia from Playa Paradise was excellent, responding to any questions or problems immediately. The building was quiet and soundproof.

Great location

This location is pretty much perfect. Few minutes walk to the beach, on the quieter end of 5th Ave. This condo has all the amenities needed for your stay (except BBQ). The beds were comfy and we loved the patio with the splash pool. We sat in it most evenings. My kids wished there were more English channels, but I was secretly happy they weren't interested in the TV for once. We would definitely stay here again.

Great location!! Right down town, close to the beach.

We have been to Playa eight times, we love the downtown experience. This condo provides great downtown location, and close to Mamitas beach club. The one thing we were looking for at the time we booked, was two nice size bedrooms with two king size beds. This is a great condo for two adult couples.

Nice Condo. What you see is exactly what you get

Barbara was excellent about getting back to us regarding availability and cost. Playa Paradise staff is excellent. Location is just off 5th Ave. Great location for places to eat. Convenient to get out of if you desire to do activities. No need for a car, getting a taxi is very easy. Clean complex, well maintained.

Couple of points need mentioning. Please check with staff/Barbara regarding toilet situation. You cannot flush toilet paper, ect. Must be placed in trash. Not a big deal for me, made 1 in my family very is what it is. It needs to be noted, in case something like that would make you or someone uncomfortable.

Also, would advise checking on party place by the beach. Unbearable, loud music. Wednesday, Thursday, and Friday nights went till midnight. It is 1:20 am, Saturday, and still rollin. It's loud, for bedroom off outdoor balcony, you either have to be exhausted from activities, travel or quite frankly half drunk to sleep. I may have just picked a bad time of year, advise you make sure this won't be happening when you come. If your young, night owl, or like semi hip hop/Spanish music...could be great for you.

The condo itself, location, complex, Playa Paradise Staff and Barbara...5 stars.

Bathroom inconveniences 2 stars. Music/noise past 3 nights and tonight...miserable...0 stars. Wish I would have known about music...would not have stayed here!

Owner's Response: It is such a shame these clients did not enjoy some aspects of their stay, as I think they would probably have enjoyed one of the large all inclusive hotels all located away from the hustle and bustle of Playa. The large hotels cater better for these visitors as they are generally very quiet and provide the sort of mod cons required by some American Tourists. Playa is known to be a real party town for the young and young at heart. There is always music playing somewhere in the town and the many mariachi groups with their fabulous outfits and brass and string bands are part of the charm of Playa. From Christmas through New Year and to the end of January it is not only the busiest time of year but also there is a huge Music Festival on the beach which many people come especially to enjoy. Regarding the sanitary arrangements, it is unfortunate that Playa's sewers are not equipped to flush away paper and other sanitary products but this we found is the norm when travelling around Mexico. It is not the Condo that has the problem but the local council sewers which are unable to deal with this. I appreciate that the best way to avoid disappointment is to stay at one of the All Inclusive Hotels who cater for the needs of vacationers who require everything to be the same as at home. The upside of renting a private home is that you can enjoy life as the local people do, despite one or two things being different. The shops, bars and restaurants are literally on your doorstep and if you are looking for fun and excitement it is all in the centre of town. It is disappointing that this client only rated us a 2 star when we have always had glowing reviews from all our visitors.

Fantastic Condo

This was our first vacation to the Ocean and I am so thankful we stayed at this wonderful penthouse. We were going to do an all inclusive and I am so happy that we didn't. The location of this penthouse could not be better. It's located minutes from the beach and right off of the main street where all the action happens but down far enough down that the noise from the night life does not keep you up at night. The owner and the staff of the management company could not be more helpful. This being our first trip I had a lot of questions, all of which were answered in a kind and timely manner and the service we received was great. It was wonderful to have a kitchen to cook most of our meals in but when we wanted to go out everything was a walking distance away. The penthouse was decorated beautifully, was clean and the views were amazing, especially in the morning when the sun came up. We did not rent a car, we just used taxi's the local bus and transport services for very affordable rates if we were going somewhere other than Playa Del Carmen. You really never have to leave more than walking distance but if you want to explore more everything is pretty close by. I highly recommend going to Akumal beach, just a short drive away and snorkeling with the Sea Turtles. You can snorkel for free or get a guide for a very reasonable rate. You can also do various activities in the jungle and go on a day trip to the Mayan ruins and the Chichén Itzá Cenote. You can also reach Cozumel for a day trip by walking to the ferry boat. It was great to walk to the beach and if you forgot something or just needed to go back for lunch it was a short walk back. The owner Barbara has put together some wonderful information about the local restaurants, things to do, shops for any of your needs, grocery store locations and more. It was incredibly helpful and appreciated. Barbara and the Playa Paradise management staff made the trip easy, relaxing and incredibly enjoyable.
