Corporate off-site, family getaway, or Wedding - Brookmill Farm is a captivating 14 acre country retreat situated an hour from Manhattan and minutes from the famous artistic communities of Lambertville, NJ and New Hope, PA. The property’s main house is a four bedroom, colonial Bank style home dating to 1807, that boasts a wrap around, columned porch with comfortable seating for 14. Recently exposed exterior original stonework anchors an alfresco dining area for six under a charming pergola.
There is a large, three bedroom guest cottage with two full baths, a family room, a full kitchen, sleep in den and laundry room.
The centerpiece of the property’s summer entertainment is the pool house, the original stone building on the property which overlooks the lap pool. The downstairs section of the pool house has been restored to its original “speakeasy” format complete with custom bar, kitchenette, and half bath. The striking, nautical themed rooftop lounge area was designed in the mid 1990’s by the curator for the museum of modern art in New York.
The long, stone-wall lined private driveway leads you into this dream property with ancient trees, a trout-stocked pond frequented by blue heron and ducks, a babbling brook and a foot bridge over a waterfall and another bridge leading to the tent location. The perennial gardens all over the compound have been professionally redesigned and labeled by the head master gardener from the prestigious Cranbrook Institute in Bloomfield Hills, Michigan. Dramatic, tiered perennial gardens in the back of the main house are accessed by stone steps installed years ago and peacefully watched over by an ancient Aphrodite-style garden fountain in the center. The stairs lead to an old rose garden and sunset gazebo. The natural wooded back acreage of the property rises up a rocky ridge and descends down to the brook.
Brookmill Farm was once home to the theater-owning Fox family of Philadelphia, who used the property as their playground in the country. Whimsical garden decorations installed by the Fox family can still be found amongst the bucolic grounds. Stone garden frog fountains dot the property, a favorite of which has been updated with an automatic timer, signaling cocktail hour. Another noteworthy resident was Brian Garfield, author of “Deathwish”, which later became a movie starring Charles Bronson. Brian wrote the book while he owned Brookmill Farm and mailed the draft from the property. Legend has it that during the days of prohibition, moonshine was sold out of the cellar reached by hidden stairs.
As you step inside the main house, an elegant foyer reveals a formal living room with restored original paneling, beamed ceilings and raised panel window frames. The paneled Inglenook stone fireplace lends additional charm and warmth to this inviting space flanked by three sets of double French doors leading out to the porch. A walk-in, stone fireplace anchors the dining room, situated in the original part of the home. The Dutch door in the dining room opens to the alfresco dining porch overlooking the brook and the pond.
The kitchen features Viking appliances, granite countertops, a glass tile backsplash and radiant heat floors. Original stone walls in the adjacent family room are enhanced with local reclaimed barnwood. Sunlight streams in through eleven windows in the vaulted two story section of the family room. The old door on the wine cellar completes the vintage feel of this room.
An authentically restored staircase appointed with era appropriate millwork leads to a sophisticated, three-room master suite. The spacious, chic master bedroom with wood burning fireplace adjoins a glass-walled sunroom that overlooks the back gardens. Two pedestal sinks, a marble tile shower and deep jetted tub enhance the master bath. This level also contains the laundry room with new appliances and the enchanting “Princess Suite” bedroom that sleeps two and has its own en suite bath and walk in closet with built in organizers. The middle floor of the home boasts two more bedrooms and en suite baths. One of the bedrooms has a full/single bunk bed set and the other one has a day bed/trundle set.
The guest cottage has two levels featuring three bedrooms, a den with a queen sleeper sofa, a kitchen with granite countertops, two full baths and a laundry room. One of the second story bedrooms has a wood burning fireplace.

Brookmill Farm has an unexplainable feeling to it. It truly is a property with a soul that really spoke to us. We were having trouble finding the perfect place to get married, so we decided to buy a property that spoke to us and share it with others! It's the type of property that is so conducive to building happy memories that we just couldn't resist!
Private, enchanting, one-of-a-kind property ideal for multi-generational family gatherings, corporate team building and, of course, weddings! Close to boutiques and restaurants in Lambertville and Bucks County's New Hope, PA yet only an hour from Manhattan. Like a dream!
Even prettier than the photos! Everything was just serene and charming - a perfect mix of elegance and country living. We stayed in the guest cottage, which was extremely clean and comfotable, and had access to all the ground. We were running late on check-in and Jim was super flexible, as well as with check-out. I hope to go back again!
This estate was perfect for our house party of 20. The buildings are nicely maintained, comfortable and so welcoming. We had a 30th birthday weekend house party and everyone loved the place.
Those are just some of the adjectives that attempt to describe this hidden gem located near Lambertville, NJ. The reason for the visit: a family reunion with folks coming in from as far away as California and Georgia. The property and the amenities were beyond our expectations. All who attended kept raving about the grounds and the homes: main house, carriage house, pool house and game room. And one of the best parts was the separate barn yard area where the kids got to visit the goats, chickens, ducks, cow, calf, and papa bull. What an experience! This was all enhanced by a more than lovely walk across a covered bridge with a running stream underneath. I could go on for pages waxing eloquent about this property, but suffice it to say this is THE home rental to consider if you want the perfect ambiance, a more than well-appointed home, and truly a wonderful time. The location is much better than you would expect just by looking at the images on VRBO. The listing is definitely accurate, but the property has much more to offer than expected. The house is extremely clean and well kept, and the owner is extremely accommodating and helpful. I would definitely recommend this property to anyone looking to have a great time in a beautiful place.
In June our family stayed here for a very small wedding - there were 16 of us. The entire four days were magical. Jim has thought of everything and I can't say enough about the property or owner. A few of my favorite experiences: coffee on the stunning porch as the sun came up, happy hours on the top of the pool house, watching the young kids run and play(they loved watching the barn animals), floating in the gorgeous pool in the afternoon...And, of course, the best part was getting married at such a lovely place. Lots of memories were made over those 4 days. Thank you!

My husband and I decided to have our wedding reception at Brooke Mill farm and could not have chosen a better location. We had approx. 40 people for the afternoon/evening and we and a few family members stayed the whole weekend. First let me say that Jim and his wife are the nicest most accomidating people you could ask for! We set up the recetpion area behind the pool house with a backdrop of the stream and beautiful landscaping that surrounds the entire property. We had ages from 3-89 amd everyone enjoyed themselves because there is something for everyone to do and see.
The kids as well as myself, loved watching all of the animals and nature as it was so serene and peaceful. The mornings are just breath taking sitting on the porch enjoying the view. Even though you are in Lambertville you could just as well be in a remote mountain setting since the entire area is so private and self-contained.
The house is unlike anything I have ever seen before. It has all of the luxuries of a mansion but with all of the charm and feel of an old farm house. The master suite alone would have been enough for us with it's amazing view of the gardens. I think I watched a hummingbird just fly around for 10 minutes..mesmerizing.
Once our reception came to an end and most people left, those that remained just relaxed in the pool and around the fire pit long into the night.
I would recommend staying here to anyone. My only regret is we did not stay for an entire week. And no one in our group wanted to leave!
Just outside of two quaint sister towns of Lambertville and Ne Hope you will find a balance of being out of the busy busy, but just around the corner from plenty to do and enjoy!
