About the property

Three bedrooms, two bathrooms, one seriously chic space. Old Town & beach 5 mins

Our 100 previous guests adored the walkable location of our duplex apartment. Over 50 cafés, boulangeries and restaurants are on the doorstep. Yet it's south-facing, sunny and very quiet. Nice's 5km public beach is 7 minutes walk away. As is the Cours Saleya market and Old Town.

The two-storey apartment in the historic port of Nice is huge. Around 100m2 (1100sqft) in total. It contains three entirely separate bedrooms. Every room including the 45m2 (500sqft) living area is south-facing, quiet and filled with sunshine. It sleeps 6 in three double beds in absolute comfort.

The apartment dates from 1850s. Style dates from the 1930s. The entire space was entered renovated in 2016, but every ounce of antique chic remains.

We provide board games, a baby cot, an iPad pre-loaded with movies and a BOSE Stereo. Many of our guests are families. Others are small business groups or couples looking for an exclusive trip.

The living area is utterly luxurious. Like the rest of the apartment it boasts solid oak parquet floors and south-facing soundproof windows, plus great art, a library of books, plus sofas and a dining table for 6.

This lounge area opens onto a fantastically well-equipped kitchen. It’s complete with marble chopping areas, gas stove, oils, knifes, great pots and pan, herbs and spices. Plus cookbooks from Jamie Oliver, Yotam Ottolenghi and Patricia Wells.

There are three big bedrooms, each bathed in sunlight. The first is effortlessly romantic, with a brand new bed, a €2,000 Habitat mattress, antique lights, fine vies and fine Egyptian cotton linen.

The second bedroom has a 1950s wooden bed, Tempurpedic mattress and fine linen. It also overlooks the Colline du Chateau public park above Nice.

The third bedroom is on the same floor as the massive living room. It has a brand new mattress, our usual fine linen, art on the walls, and is the largest bedroom in the apartment.

Boutique chic describes the brand new shower room (renovated in 2014). Double sinks and swan necked taps have been installed into an ancient French dresser. The oversized shower rose delivers a refreshing zing in winter and summer. The new bathroom upstairs (installed in 2016) overlooks the Colline du Chateau park. It also has double sinks plus a long, long lie-down bath with shower head. Both bathroom and shower room have piped hot water on demand plus heated floors in winter.

We have no TV, but do have an iPad pre-loaded with classic French movies, like A Good Year and Mr Bean Goes to Cannes.

And, as rue Antoine Gautier apartment block is a century and a half old, we don’t have an elevator or air-conditioning. We are on the third (and top) floor - you don’t need an oxygen tank for three flights of stairs!

Why Tristan Rutherford chose Nice

Mainly the sun! It's completely south-facing with sunshine from dawn until dusk pouring in. And as it's on a courtyard it's totally quiet at night, despite being in the dead centre of Nice. The location is also amazing, with an award-winning boulangerie on the corner, 100 antique stores on the same block, and the Old Town, beach and scores of restaurants within a five-minute stroll.

What makes this apartment unique

We purchased an iPad in 2012 for our guests to use. It is pre-loaded with some great French movies, travel apps, video games and lots of cool links. We love playing games and watching movies with it, and hope you do too. What's totally unique is the peace and quiet at night, very rare in Nice, plus the personal, French, traditional and very chic decoration that makes it so special. Our renovation in 2016 turned our much-loved apartment into three bedroom duplex. There is so much space it's untrue!

Charming Apartment in Great Location

Tristan and Kathryn's apartment was exactly what I was looking for when I reserved it for our group of 6 adults traveling to Nice together. It is beautifully remodeled just as the photos show and updated with a large main room and modern kitchen while still retaining it's Old World French charm--the parquet floors are lovely and the interior floor length windows are perfect for letting in lots of light. It is a quiet and peaceful place even though it's located in a neighborhood not far from several busy areas. Speaking of the location, it could not be any better with a grocery store only a block away and surrounded by restaurants--we were able to walk or take the tram everywhere we wanted to go. There is so much to do in the area and we were always busy. Our only regret is that we had to leave it when we did or I may still be there! Thank you, Kathryn and Tristan, for creating such a comfortable, homey space which I would love to come back to some day.

Our recent renovation was very sympathetic. We introduced new parquet floors over 101m2 (1100sqft) of space plus a bespoke kitchen and two new bathrooms. Each of our bedrooms is now entirely separate with brand new double beds and mattresses. It's heaven. All we ask is that you tell your friends and come back again soon. Very spacious apartment.

This apartment is very conveniently located next to the port and the old town where there are numerous restaurants and bars. It is in a very quiet location despite the position. The apartment is spacious with three good sized bedrooms. It is well equipped. Slight disadvantage that it is on the third floor but this helped keep us fit! Nice apartment for the price.

Yotam Ottolenghi and Jamie Oliver cookbooks. 10mbs WiFi. Games. Parquet floors. You're right. We are fabulously well located with 100 restaurants and cafés without walking distance…but our south-facing apartment is quiet, sun-filled and tranquil. We are very clear that, like most Nice apartments, we don't have an elevator. We're on the third floor, and our grand marble stairs are not difficult to climb. Joan, we hope you and your wonderful family revisit. Around 30% of our guests book again and we hope you do too.

Beautiful and charming apartment.

After researching apartments in Nice, we spent a week at this great location. The apartment is located in old nice, surrounded by antique stores, a charming area. Very convenient to restaurants, a few minutes walk to the Old Port, buses and shops. Marilia, the apartment manager looked after us from start to finish. Place is roomy and our two teenagers had more than enough room to spread out. We were there for the EURO 2016 and the place was buzzing with activities and excitement. We loved the apartment, beautifully renovated but still retains its French charm, most importantly it was quiet, so great to go back to after a full day. Lots to do at nearby beaches and ports. Highly, highly recommended.

Our three bedroom apartment is only two minutes from Place Garibaldi, the historic Port, the Monaco bus and Nice tramway - with 100 restaurants and cafes in the immediate vicinity. The Cours Saleya and Old Town are seven minutes away on foot. We're so grateful for your feedback on our apartment's grand renovation. It was completed in 2015 to add extra style and modernity to our 1850 property - it was actually built when Abraham Lincoln was President. We know have two ultra modern bathrooms, a brand new kitchen fit for Jamie Oliver, and three fabulous double beds, each with the world's best mattresses. Repeat, repeat visitor!

I've written a review before but I've been back twice since so an updated review is warranted especially with the apartment renovation. My first stay was 3 months from February to April, then 6 weeks in April and May and then this year 5 weeks starting in late January. Weather was mostly sunny and temperatures mild so certainly an improvement from East Coast US winters and early spring. Tristan and Kathryn's apartment is like home to me (and my little dog Coco who comes along). The recent addition is fabulous and made a great apartment even better! I had some visitors during my recent stay so there was plenty of room for everyone. In the 5 years since I first started coming to the apartment, the Port area has really blossomed. Lots of new hip restaurants and wine bars but it still maintains a very local flavor. That plus proximity to sea is what attracts me so much to this part of Nice. I'm not sure when I'll visit Nice again - soon, I hope - but no doubt this is where I'll stay. I feel that Tristan and Kathryn are family now so can't imagine going anyplace else! It really is a perfect place to stay along the Côte d'Azur!

Huge apartment near the port

Tristan is a travel writer and it shows in his preparation for arrival and the minute you enter the apartment. Multiple guidebooks on the area are available that he and his wife Katherine have written and they know their stuff! There isn't anything he and his wife haven't thought of to make a family stay enjoyable. His responses to questions were very thorough and prompt. The apartment itself is very comfortable with a very large kitchen for cooking. Just a few minutes walk to the Veille Ville and the beaches of Nice and Promenade des Anglais, the location is great. There is a large Monoprix and two smaller grocery stores very close by, along with an excellent organic food store. There is some renovation and construction for a tram that's going on in and around the building, but we didn't hear any construction noise at all. The new tram will pass right by the apartment when completed. Although this is an historic building with no AC, we were not uncomfortable with the wonderful sea breeze coming in, even in July. All in all, a very pleasant stay in Nice. My daughter didn't want to leave! (Neither did I...)

Your shopping trips sound great! We also love to organic options at Biocity by Place Garibaldi, and Quotidien on Rue Martin Seytour. The latter is run by an old Italian family of hardcore Slow Food adherents. You can even eat there, and buy organic wine by the litre. Just bring your own bottle! In 2016 there will still be some tram work in the area as city authorities make an underground link from Nice Port to Nice Airport. When done it will be fabulous. Of course, you can hear no tram noise or construction work in our lovely apartment. We still can't wait until it's finished. We remain on hand for our guests.
