Clean and fun 4 bedroom, 3.5 bathroom, can sleep up to 14.

This fun and bright home is located 'ocean front - second row' at the very best beach on Fripp. These are unobstruced ocean views from the kitchen, living and lining area, two bedrooms, and the large deck which spans the entire ocean side of the house. Proximity to the beach and an outside shower make it easy to make trips back to the house throughout the day on the beach. There is a living room and a separate den. The den has an Air Hockey game table, videos and a table for playing board games.

The kitchen is fully equipped with all the usual appliances and utensils, and there is a gas grill on the deck.

There is off street parking for multiple vehicles.

Two pools (one olympic size lap pool and one adult-only pool) are located between the unit and the beach, which is only one block away. There are also shops, restaurants, and a fitness center near the olympic pool. A beach side bar by the adult swimming pool offers outdoor live music seasonally. There are several other pools available for use on the island including three child friendly theme pools at the Island Cabana Club and restaurant.

The entire island is gated and has 24 hour security, which greatly eliminates 'day traffic' and helps to maintian a quiet and peaceful ambiance on the island.

Camp Fripp offers supervised activities for children ages three to twelve, as well as special teen social activities and events for the entire family. There are miles of off road bicycle paths allowing safe outings to the various points of interest and for seeing the abundance of wildlife, including deer and a variety low country birds.

Fripp Island offers a full-service marina complex, within walking distance of the unit, which offers launching, docking, boat rental, and a marina store. Rental golf carts, mopeds, bicycles, wave runners, and kayaks are available there.

Ocean Creek and Ocean Point Golf Courses are challenging and beautiful and are only minutes from the villa.

Delightful week on Fripp

This Tennis Villa unit has a wonderful sunset view over a vast expanse of marshlands that was so enjoyable to watch as the tides ebbed and flowed and the light constantly changed. The unit is well equipped for a family with a king bed downstairs and beds for 5 kids in the loft with 2 full baths. While the sliding glass door and bathrooms are showing their age, the new furniture (not pictured), decor and well stocked kitchen more than made up for these shortcomings. Gas grill, beach chairs and outside foot wash were unexpected bonuses. We loved this condo's central island location, which was an easy 5-min walk to an enormous, uncrowded beach and the amenity cards allowed us to rent bikes, go on a nature cruise, watch a magic show, buy fun treats, including blended drinks in the oceanfront pools at the Canana Club. Owner was responsive and easy to deal with. Hope to go back soon!

Look Elsewhere!

The location of this condo is excellent as described by the owner. It is centrally located and close to both the pool and the beach. A word of caution, the owner advertises that the condo comes with two amenity cards (which you need to access the pools, etc.); however we were provided with only one card per week. When we contacted the owner we were informed that the contract said one card per week. We did forward her a copy of our contract stating two cards would be provided, she insisted that we misread it but she did provide us with two cards per week (each card costs $50 per week). Unfortunately the condo is in need of some repairs. The kitchen faucet was broken and it was not only difficult to shut off, but the faucet cover fell off in your hand every time you turned it on. The kitchen cabinet drawer facing was broken and kept falling off, leaving very sharp nails exposed. The curtain rod holding up the curtains covering the sliding glass doors was falling off the wall and we were unable to open or close the curtains. The sliding glass doors were nearly impossible to open and close and made sitting on the deck very difficult to maneuver. When you were able to get out onto the deck you would have to be very cautious of the multitude of wasps that have made the deck railing as well as the eaves of the villa their home. The spiral staircase leading to the second bedroom was unstable and would be dangerous for young children. The condo was advertised as having a grill, which it did, however the propane tank was empty when we tried to use it! We did not expect perfection, however when you are searching for homes to rent for a long awaited family vacation you do expect to find the home as described with all amenities as advertised. We were disappointed in the condition of rental but even more disappointed that when we tried to contact the owner regarding the lack of propane, broken faucet, curtain rod, dangerous spiral staircase, broken cabinet door, etc.. Our calls and emails went unanswered (still unanswered)! We are still trying to contact Elizabeth regarding our security deposit which has still not been returned. I did not even request a refund for the cost of filling the propane tank that should last HER renters for the remainder of the summer and then some! Very disappointing, I would highly recommend that you look elsewhere! The villas are in a great location, but there are other villas that are well cared for, less expensive & include a golf cart.

It needs attention

The general layout of this villa is good, also the views. But the furnishings are dated and soiled, the kitchen is lacking basic utensils, the linens are worn and have holes...everything needs updating and attention. We had to purchase silverware, wine glasses, fry pan etc...basic stuff that should have been there. This is not a villa we will return to, however for a weekend getaway it might suffice.

Owner's Response: I read the review from this guest with great disappointment and confusion. We have owned and rented our tennis villa for over ten years and have never received this type of feedback. For clarification for potential future guests, I would like to say that I personally inspected the villa prior to this guest’s arrival. The said guests arrival date was just after both bathrooms had been freshly painted, so I wanted to verify the job was satisfactory. In addition to freshly painted bathrooms, I had the carpeted areas (living room and master bedroom) professionally cleaned as well as the upholstered furniture in the living room. We are fortunate to have a bright and sunny living area, which does result in some sun fading to the furniture, but it is clean and comfortable. Regarding the linens, I am very particular about linens and supply the unit with multiple sets of hotel quality sheets for each of the beds. I typically use all white sheets so that they can be bleached as well as laundered, so if there was a hole in a sheet, I suspect it was small and was the result of accidental over bleaching. It is never my intention to use worn or damaged sheets, but I would have hoped that having an extra (brand new) set available would have satisfied any guest. As far as the complaints about the kitchen, I am simply dumbfounded. There are at least eight wine glasses in the villa. There are three sizes of frying pans, as well as multiple pots ranging from small to large enough to boil shrimp. There is silverware sufficient for six complete place settings with additional spare pieces. There are also many baking dishes. In fact, the kitchen has so many dishes that I have considered removing some of them to free cabinet space for guests’ groceries! This guest rented our villa in the winter season. My understanding (according to their contract) was that there would be only two occupants. Our contract explicitly forbids large parties for reasons of consideration to neighbors who are in close proximity. By the nature of the guest’s complaints, I can only surmise that they intended to entertain a large number of guests and found that there was not enough dish ware or wine glasses for that purpose. I hope that any future guests will take comfort in knowing that if I am not personally available to address any complaint about our villa upon a guest’s arrival, I employ a reliable housekeeper who is willing to come and correct any problem.

Great place to stay

It's a very comfortable villa and the location is fabulous. Very short walk to the beach or pools. Ideal location if you play tennis or bike. The deck is wonderful. It's so peaceful and the view is beautiful. Great place to totally relax but plenty to do when you want to be active. Fripp is a great place to watch nature or be in it (kayaking, crabbing, turtle watching, camps for kids in summer, etc.). It looks just like the pictures and the owner is very helpful about answering any questions you may have regarding the villa or the island.
