If you can manage to keep your things off the bank this might be perfect place for you. In the evening you can sit on the porch or balcony and enjoy a beautiful hill country sunset. As the sun sets the miniature golf course across the street lights up and beckons the amateur golfers young and old. More experienced golfers might enjoy the new 18 hole professional golf course. The house also has satellite TV, DVD and VCR players. So, if you choose, you can watch the latest flick or an old favorite.

Great home on the Frio River (Garner State Park area)

  • 5 of 5

I just returned home from a 4-night stay here with a group of friends, and our stay was very enjoyable. One of the unique things about this property is that it is not sandwiched on both sides by other properties – one side of the property is on the edge of Shut-In Creek (a dry creekbed, except during rainstorms when it drains into the Frio River). Having the dry creekbed there made the property feel very open, and gave a very large outdoor area that was almost completely private where we could throw a football around and have a campfire. It is very rare in this area to have that much undeveloped space all to yourself to roam around a bit. We saw deer down there! And lots of lightning bugs!

As for the house itself, it is very well suited for a West Texas vacation. Two large patio areas (one covered, the other uncovered but under a shade tree), several points of entry to the house (including one through the laundry room, which helps to keep from tracking dirt into the house), kitchen with all the basics. The laundry room also had a small (maybe 6 cu.ft.) deep-freeze, in case you were storing meat for grilling. Both bathrooms were large enough for several people to share the countertop space for personal items. As for river access, it seemed like less than a 100-yard walk from the front door to the Frio River (either follow the dry creekbed on one side of the house, or take the gravel path on the other side).

Anyone who knocks this house as not being “modern” enough or luxurious enough is missing the point of why people come here year after year. If you’re a fan of the Frio River/GSP area, then chances are you don’t go there to sit in the lap of luxury. You go there because you love the rustic history of the area, and the West Texas outdoors. You go there not as a spectator, but to be part of the region for a few days. To get outdoors, barbecue and tube the river, and have a comfortable place to rest at night. And this home is comfortable. With A/C and cable TV in every room, you’re not exactly roughing it! One convenience store within 5-minute walking distance, another just a short drive away. A restaurant and a gas station back on the main highway, just a 5-minute drive.

And, the owner was very patient and answered all of our questions leading up to our stay. Overall, it was a great stay, and I would recommend this home to others.

Comfortable home

  • 3 of 5

Home was spacious and had comfortable beds and plenty of space. The access to the river was not at all as it appeared in pictures........We were near enough to drive to river access at Majors campground at fm 350. GSP was full and closed at noon on Saturday.

The home needs a new key safe as it was very hard to resecure the key in the safe. We did have a wonderful time in the area and 8 women fit just fine in this home. Patios were very nice.

Owner's Response: The river is less than 200 yards from the house. It can be accessed at any time for entry, exit, swimming, or just sitting in the water. It is a short walk downhill from the house. We are sorry that you did not find it. The keysafe is working great, but it is a combination, so you must input the numbers accurately.

LOVED, LOVED, LOVED IT!!!

  • 5 of 5

My family and I stayed in the house and we loved it, so much room and absolutely shabby chic. Yes it was an older home but that what's made it so cozy, it's been lived in and and well loved. We had no problems what so ever. We actually stayed in the summer of 2014 but I just never took the time to write a review but after some of the bad things I read I felt I had to write one now. My family ranges in age from 60's, 40's, 20's, 16 and 7 and everyone absolutely loved this home. I am really hoping to return in the near future.

Very old

  • 2 of 5

This place was very old and not well kept. There were no sheets on any of the beds and after we found them there were not enough for the amount of beds. Covers for beds were very old and thin. The bedroom that is between living room and all other rooms that we called the hall way contained a bed that was very frigid and the bed post was about to fall off. It was just not what we had expected reading about this place. Needs some TLC. Would not recommend to other families.

Owner's Response: I am very sorry that you did not read the contract you accepted or the information on the website that states,"You must provide your own sheets and towels". You went digging through the house looking for something that was not there to find. The bedspreads we use in the summer are vintage chenille spreads. They are the ones pictured on the website. I will agree that the post on the shabby chic bed moves , but if it fell off, the bed would still be functional. It is a decorative piece. We do want to be sure that we listen to our guests so we will be looking into replacing the bed soon.

Old and rundown

  • 1 of 5

This place needs ALOT of work. Just to start, the front door had to be kicked just to get in. They called this a 3 bedroom. There where 3 rooms with beds, but these are not bedrooms. I felt like a sardine in a can. To get to the 3rd room with beds you had to walk thru the other 2 rooms. All the rooms with beds were in consecutive order or you had to walk outside and around the house to get to them. Kitchen was a very old and in need of an update. No hot water in the sink of the first bathroom and the second bathroom shower barely trickled out water. I felt very ripped off and would never rent this place again and would never refer this place. All my friends who came by were laughin so hard at how old this place was that they thought I was a hidden camera TV show where they play a joke on someone. VRBO this place gives yall a very bad name and It make me very Leary If i would rent thru yall again

Owner's Response: Derek, you are correct the house Is old as portrayed in all the pictures on the website. The front door was hard to open because we had a water leak in the wall and the door jam swelled. We fixed it just as soon as it happened, but the door jam did need time to return to normal. You forgot to mention there is a complete, locking glass door in front of the door that was hard to open. I am very sorry that the water leak happened, some things are just out of our control. As for the bathroom sink we just paid $4,000 to update that bathroom completely from laminate and plastic to all tile with a walk in shower. Yes, the hot water in the sink does not run out fast like the cold water. The shower has no problem at all. The second shower is not trickling out. I cleaned that shower myself after you left and it ran fine. We do have doors off of two of the bedrooms that lead outside. Most people like this, especially the smokers. Not to say that all bedrooms can not be accessed within the house also. The kitchen matches the house it is spacious with laminate counters and matching white appliances. I am proud of our clean, tidy and spacious 80's house. The house is priced for the age that it is. I would be glad to recommend some houses that are as close to the river as we are and meet your expectations, but you are going to need to be willing to pay about $200-$400 a night more and I'm not sure the other home owners would appreciate the referral. This is not a game show with hidden cameras. This is the real world. Anyone reading this if you want a large family home close to the river at a great price contact me. We have kept our prices the same for almost 10 years.

Summer Vacation

  • 5 of 5

We loved our stay here by the river. From the moment we got here, we felt like we were at home. It was clean and comfortable and spacious. It's close to the river but not too close.

I would love to stay here again.
