What makes our place different from the others? Privacy! We gladly share our property with others who will respect the building, property, and wildlife. This immaculately clean single family home has 2 bedrooms, 1 bathroom, kitchen, living room, dining room, and screened porch. The house is located on 108 private acres of fields and woods, surrounded by over 1000 acres of land held in conservation easements. We have created a 7 mile system of hiking trails that leads nature lovers through and around diverse woodland habitats. The property has two year-round brooks and numerous active vernal pools. It was once a working farm and is blessed with an old apple orchard, that attracts a large variety of wildlife. It is very private and is a wildlife buff's paradise! General Comments: Our cottage is legally located in Campton township but the town of Plymouth is physically closer. Plymouth is a quaint little New England college town -- complete with a lovely town square and band gazebo! There are several local artist co-ops nearby where you can purchase locally hand-made gorgeous artwork (jewelry, pottery, fiber art, paintings, photographs, etc) and numerous museums and nature centers.

Nature: Our property is a place for enjoying nature! This is a heavily wooded area -- gorgeous any time of the year, but the fall colors are breathtaking! There are over 7 miles of hiking trails that wind throughout our 100 acres of woodland, and the property is surrounded on 3 sides by over 1000 acres of woods held in conservation easements. Our property is clearly marked on all sides with orange survey tape and paint. The trails are also marked and we have the entire system mapped (maps are sent in advance to guests and more are kept at the house). You can safely hike our trails without worrying about getting lost. An abundance of wildlife abounds due to the diverse habitats we are creating through our conservation efforts. Hiking, sledding, or snowshoeing on our property are all fantastic! We have sleds and snowshoes available for your use. Nearby outdoor activities are limited only by your imagination: ice climbing; skiing; snowshoeing; hiking; swimming; sailing; bicycling...

Water Sports & Skiing: Nearby water attractions include Squam Lakes (the movie On Golden Pond was filmed there), Newfound Lake, and Lake Winnepesauke (public beaches are at both Newfound Lake and Lake Winn). There are two Water Parks located at Weirs Beach in Meredith on Lake Winn. The Baker River runs through the Baker Valley and is five to ten minutes from our place - it is a very popular rafting river. Bog Pond is a lovely pond to canoe on and and is only 1.4 miles away. You may use our 16 foot canoe and paddles (on this pond only). Additionally, the massive Pemigewasset River runs past Campton and Plymouth. Folks fish, boat, kayak, and raft on the river. The back of the property overlooks Tenney Mountain ski area. This ski area is only 10 minutes from the house. There are three other ski areas 15-20 minutes of the house: Waterville Valley, Loon Mountain, and Ragged Mountain. Cannon & Attitash are about 25 minutes from the house.

About Paula or David

Paula's family has lived in New Hampshire since the early 1600s so love of the state is deeply embedded in her. She and Dave first bought property in NH in the 1990s but it wasn't until 2004 that they found the current property. They became full time residents of NH in May of 2014.

Why Paula or David chose Waterville Valley Area

This property had it all - a sense of being 'removed' from everyday hustle-bustle yet only a few miles from a very nice little college town. The woods hadn't been logged heavily so we were able to create a proactive forest management plan - benefiting wildlife, woods, and people. The only thing lacking at Phoebe's Patience is home-delivery of the Washington Post!

6/9/12 Our first night. Sky full of stars.

6/10/12 2nd night with stars and blinking bugs all over the place. Phoebes are busy, bluebirds as well. Birds with yellow breasts and bigger one also with orange breasts flying around.

6/11/12 Two turkeys near the blueberries. Two deer.

61312 On this rainy morning while standing in the kitchen, we saw a deer walking over the field! Maybe the birds in the nest box by the barn cellar hole have flown out. Another night of wonderful stars... and I only can remember the big dipper....

6/14/12 Phoebes have flown out since yesterday evening. Still see them in the garden. Youngsters still waited to be fed! Went to Squam Lake on a boat trip. We came very close to a nest of bald eagles - 4 young and 1 adult. First we have ever seen. We saw loons as well nesting on platforms.

6/18/12 Back from our visit to the Connecticut Lakes - we saw two moose.

6/19/12 Back on the trails behind the house. We spent 2 hours hiking all the trails again. Thomas wok up a porcupine - we looked it up in the field guides. As we passed the lupine field what a surprise. The blue has turned into yellow blossoms! Lupines are over and now daisies.

6/22/212 Tomorrow is our departure. We had a great stay here. All the best

Great place, wonderful hosts!

Very comfortable and spacious, but the best part is outside. The views and the trails are amazing. A nature lovers paradise! Paula and Dave couldn't have been more welcoming or helpful. I would love to stay here again.

The perfect getaway

We spent a week at this property and could not have been any happier. We were greeted by a neat and very clean home. As we unpacked we found the amenities far exceeded our expectations. The care that has been taken to make this house feel like a home is unmatched. The surrounding land is just what we were looking for, country setting with lots of exploring to be done. We would surely recommend this property! The close proximity to the area attractions is great. Lots of places to eat, to see and explore and to just soak in the nature.

We loved this place! Homey and welcoming, Great location to visit both Lakes Region and White Mountains. Each morning we'd awake to the sounds of song birds. Very peaceful and the accommodations comfortable and lovely...we'd certainly stay here again! A gem of a find!

international guests with new experiences II

We are the" international guests with new experiences" : a german couple who had a wonderful stay at Pheobe's with such generous hosts.

We found everything as decribed, the youtube video has given a good impression.

Really nothing was missing in this cosy house, and we know what we are talking about. We have spent some time in various vacation cottages -at least in europe.

We found a lot of information to get a better overview of the area: history of NH, whereabouts nearby as well as trips to nice places in NH, of wildlife, which where very helpful even if we already read a lot at home.

If you are interested in all of these things, if you love a peaceful relaxing place, you should visit Phoebe's.

June was wunderful with all the breeding birds, the blossom of iris, peonies, lupines...

You can spend your days on the property with no bordedom, there will be always something to discover. But of course go outside to visit the different trails in the white mountains and just before sunset you might be rewared by some moose crossing your way.

Our favorite place on the property was the porch swing, a great place to start the day with a cup of coffee and to watch the sunset as well as the stars...

My husband took a lot of pictures, measurements of the swing..

Back at home he bought lots of lumber and I can hear him right now plane it in his "workshop"...

We'll let you know when our own porch swing is ready..

So, thank you for all the wonderful souverirs and we are hoping to come back one time...even it's not really "around the corner "for us.

Great Retreat!

The owners of Phoebe’s Patience are very detail oriented and have taken the time to provide guest with just about everything they could need and then some! My family and I enjoyed hiking, biking, swimming and many other activities that the area has to offer. The property also has its very own 7 miles of well-marked, hiking trails. There are numerous places around the property to stop and take in the scenic NH views and wildlife. There are books provided about local wildlife, plants and history to make your stay more enjoyable. The Phoebe’s Patience is close to Plymouth, numerous restaurants and only a short drive to many attractions. I would highly recommend this property as it is a great value for a peaceful and relaxing retreat! Thanks Dave and Paula for sharing Phoebe's Patience with us!

This is an excellent all round holiday home - great hospitality, well situated for sightseeing across NH, and into Vermont and Maine, private location, and good value at the level of rental charged.

Well suited to a couple or small family seeking relaxation and a base from which to enjoy New Hampshire.

Tax Rate 9.0%

The security/damage deposit is due at the time of the booking. If no damage is noted upon your departure, the security damage deposit is refunded within several days (the only exception is if we ourselves are traveling!). The rental fee is due 30 days before occupancy.

A separate fee of approximately 1/2 of the rental is due upon booking as a REFUNDABLE security fee. Upon departure, the home is inspected for damage beyond normal wear and tear. No damage? The deposit is promptly refunded. I have been renting this home since 2005 and have had only ONE instance when I had to retain any portion of the deposit for damage. We love our careful guests!

Notes:
The kitchen is fully functional with cookware, bake ware, cookbooks, electric can opener, electric hand mixer, crock pot with thermal carrier, plastic food containers for left overs, etc. All electrical equipment is in excellent working order. There are three large box fans and two smaller fans available if needed. This home is not child-proof and is, therefore, not suitable for children younger than 5 years of age. Newborns and older, well-behaved, children are welcome. We go to great lengths to provide numerous fragile nature items to educate guests about conservation - and need to keep them intact. While we love animals of every sort, not everybody does. Therefore, we must regrettably prohibit pets except certified service animals. Certified service animals must have a certificate of health from the veterinarian on record, as well as documentation of current flea prevention prescription medication.
