This oceanfront beach house is for a fabulous family (or multi-family) holiday. A new extension was completed in February 2015 that adds a master bedroom suite, office/study, formal dining room, powder room, elevator, and 2-car garage. This 6-Bedroom (sleeps 12), 6.5 Bath (5 en suite) home has private access to sensational, uncrowded beach and a large private swimming pool. 10MB cable wireless broadband for Internet access is available, as well as a multiple flat-panel HDTVs. Located in Sea Pines Plantation, home of the PGA Heritage Golf Classic (Harbour Town golf links) and former site of the Family Circle Tennis Classic (one of top 4 US tennis tournaments), this area has miles of paths for biking, walking, rollerblading. There is also great boating if you are seeking a change of pace. Guests have free tennis privileges daily (one hour + additional time after 1pm if you use the hour in the morning) at the nearby South Beach Racquet Club. Guests also have access to and/or discounted rates at many of the island's golf courses including Harbour Town.

About Ted Leavitt

We currently live in Cincinnati OH. The picture comes from our many years in London, England. Our grown children also got a bit of the travel bug and are now spread around the globe -- Palo Alto CA, Beijing China, and London UK.

Hilton Head is in our blood. Ted's grandmother came from Bluffton before leaving in 1911 and the relatives owned places like Rose Hill, Victoria Bluff, and Kirk's Bluff (along the May River) back when land was cheap, cheap (1800s - 1960s)

Why Ted Leavitt chose Hilton Head

Our house has been in the Leavitt family since Ted's father bought the property from Charles Fraser on a hunting trip in the early 1960s. We bought the house in 1998 and then did a complete renovation in order to bring the house up to date. The old beach houses were very open (you had to go outside to the downstairs bedroom!) and we converted it to a 5-bedroom, 5-bath format, while maintaining the character from the early days of Sea Pines. In 2014/2015, we did a major extension to add some of the features we've really wanted to over the years. This has given us a nice master suite, some proper garages, elevator, office/study and a dining room for entertaining the entire group that is there.

What makes this house unique

Having come to Hilton Head since 1962, our house reflects the dichotomy of a modern version of an original Sea Pines beach cottage with the simplicity of beach life. We personally feel the privacy of our setting is a unique benefit, but each person will have their own viewpoint.

We stayed at 22 black skimmer for our family vacation. We absolutely loved the house. We spent our mornings at the beach and the afternoons at the pool. It was a perfect location on the beach and having our own pool was ideal. The owners were very helpful before we arrived answering any questions we had and the house had everything we would need. We will definitely be back on our next trip to Hilton Head.

Fit For a King

My family has been coming to Sea Pines for 50 years. Such a beautiful place with so much available. This property is tops: fully equipped, everything works, great location and wonderful owner who really cares about your satisfaction. If you are an extended family, like we are, get there first so that you can claim the new Master Suite!

Fit For A King (and family).

Stayed here in 2012 but needed 6 bedrooms this time. By accident discovered a new addition added a 6th bedroom and much more! Just a great place for extended family vacation. Well stocked. Everything works. Great location. Many places around the house to gather, especially on the upper deck facing the pool and ocean with loads of comfortable furniture. Best of all is the owner Ted, who communicated with me tirelessly over work being done in the house, just prior to our arrival, to hurricane recovery work on the road, paths and beaches, which is immense! My wife and I have been coming to Sea Pines since 1967, first separately as high school students and for 45 years married. Such a beautiful place and a house that can't be beat.

Beautiful private oceanfront home!

Loved our stay at 22 Black Skimmer! It was so peaceful and everything we needed was readily available. We lucked out and had a full 4 straight days of sunshine in the pool in between weeks of rain before we arrived and the evacuation due to hurricane Matthew the day we were scheduled to depart. Arriving on the island late in the evening provided its own set of challenges as it was so dark (thankful for GPS!). But once we got our bearings in the daylight, it was no problem at all to locate the property and the nearby shops etc.

A couple of minor items - can't really refer to them as negative issues as they truly are minor: the mattress in the front queen bed was not as comfortable as those in the other 5 bedrooms (might be time to replace?), the towels provided were quite rough (even after our washing them with fabric softener) and it would have been fantastic if there was at least one handrail to assist the older folks with getting in/out of the pool. The same can be said for the walkway to the ocean - having a railing for all steps. Lastly the elevator stopped mid use first time we tried it (but started again :) ) and that caused enough nervousness in my mom and aunt that they wouldn't use it all and instead dealt with the stairs. All minor issues unless it was mandatory for someone to have the elevator.

The positive far outweighed anything else! The view from the porch is amazing no matter what time of day. 75 steps from the pool to the ocean to see amazing sunrises each morning. Although the properties on each side are close, you don't notice notice due to the trees. It is really a private setting. Having the private pool elevated the vacation experience. No scrambling for lounges or competing for space in the water.

I did see a few reviews about no tv in the upstairs living room. We didn't find that to be an issue. The only time a tv was on was for Monday Night Football because the MN Vikings (SKOL!) were playing. The tv downstairs in the family room worked quite well for that.

There have been comments about updates being needed (counter tops, stairway) but I disagree. I'd be wary of over updating as it will take away from the charm of the home. Standing at the ocean, you can see other homes that appear to be much newer and larger, but 22 Black Skimmer looks and feels like it belongs there.

Ted was a pleasure to work with and if (when) we head back to the HH area, we'll start here when looking for a place to stay!

Owner's Response: Thanks for the detailed review. I have to laugh at myself sometimes as it is difficult to get everything as everyone wishes but we sure try. Getting mattresses just right is tough as some like them firmer or softer than others. The one that is mentioned is pretty up to date. A new countertop is moving up the "to do" list. Residential elevators by nature have the occasional issue, usually due to one of the doors not being entirely shut. Most importantly, thanks for coming and enjoying your stay.

Perfect Vacation Family Home!

We have just returned from our 5th year staying at 22 Black Skimmer and have already booked for next year! Needless to say we love the house, location, privacy and the awesome deck. Ted is right on top of things and great to work with. The same can be said of Reflections. I have seen a couple of comments regarding no TV in the upstairs living room. We have 4 grandchildren with us under the age of 9 and the last thing we want them doing (and the last thing we want to do!) while here is watch TV! If there is something you want to watch, there are lots of other rooms with TVs in the house!

Great family beach house

Our family has been vacationing on Hilton Head for 8 years now. We converge on HHI from MA, NY, KY, & GA for a great week at the beach. This was our first year at the Leavitt's after 6 years in the same home in North Forest Beach, and we thoroughly enjoyed our stay. The house was roomy and accommodating, and we definitely felt very at home. The pool & yard area is truly fantastic, which is important to us because we spend a lot of time around the pool. And having the beach just steps away down the boardwalk was perfect! The one thing that wasn't perfect for us is that we're a sports family who gather around sporting events on TV; so we would have loved to have a TV in the upstairs living room, since that's where we mostly gathered. And some of the kids would have liked TV's in their rooms so they could get away from us adults sometimes :-) Other than that, it was a great vacation in a great home! If we choose to stay in Sea Pines again (that is still up for debate) we would definitely stay in this home again! Ted was very helpful with booking and pre-arrival communication and was really a pleasure to work with.

Owner's Response: Thanks for the review. We tend to let them speak for themselves and just wanted to add our "tv rationale". There are 6 televisions in the house - both masters, downstairs queen, study, kitchen, family room. We don't have one in the upstairs living room because our preference and most of our guests (not all) is to enjoy the view and sound of the ocean. There are three bedrooms without televisions in the room.

Beautiful beachfront family vacation home in Hilton Head. My family and I have visited Hilton Head 1 week a year for over 40 years, and this rental home was by far and away our most favorite location. The view from the front porch is spectacular. Bedrooms are comfortable and many offer great views of the ocean. Kitchen is well supplied. Property grounds are well maintained. Maid service very respectful and attentive to detail.

The property owner was very responsive and helpful.

Overall, my family was extremely pleased with our stay and would highly recommend this rental home to anyone seeking to enjoy a family vacation in Hilton Head.

Golf: Specifically, it is on the border of the states of South Carolina and Georgia.

The two closest airports are Hilton Head (HHH, which is serviced by US Airways via Charlotte, North Carolina connections) and Savannah, Georgia (SAV, which is serviced by Delta, Continental and others via Atlanta and New York). Our house is 50 minutes from Savannah and 20 minutes from the Hilton Head airport.
