The owner is a retired Wisconsin Fire Chief and current professional ski instructor in Park City. Prior to purchasing a vacation home in the area in 2014, his condo served as his home away from home during the ski season. With demand for our unit high and very positive reviews, we now rent it throughout the year.
The unit earned a 'gold' rating when it was listed by a property management company, and has modern appliances with ice-maker, a 32' inch flat screen TV, and PREMIUM QUALITY LACROSSE QUEEN, EXTRA LONG SOFA BED WITH 7' MATTRESS! The California KING BED is high-quality.
A programmable electronic touch-pad door lock provides security and convenience, allowing you to go directly to your unit and enter using your unique code-no check-in required.
A large, newly-renovated shared hot tub adjacent to the pool on the first floor is the perfect place to soothe muscles and share ski stories after a spectacular day in Utah's legendary snow, or after exploring the wonderful summer environment. The large outdoor pool is heated to 88 degrees during the winter, and 80 during the summer.
Ski boots can be worn to the mountain, as the FREE TRANSIT BUS picks you up a half block away and drops you off very close to the lifts at Deer Valley and Vail's new Park City Mountain, now combined with Canyons Resort to create America's largest ski area at 7300 acres. From there, you can ride the new Quicksilver Gondola to the Canyons area. If you prefer to go directly to the people-moving gondola at Canyons base, it is about a 15-minute bus ride.
A boot dryer is supplied in the unit, as are a humidifier, vacuum cleaner, iron, and ironing board.
The condo is ideal for a summer or fall stay, as it has a modern, full-service air conditioning system, and is in an ideal location for access to trail riding, tennis courts, and all that Park City offers.
The bus system is outstanding, with three different lines serving nearby stops, including an express route to downtown. Once you get to Carriage House from the airport via a shuttle van, a rental car is an unnecessary expense. We are able to book the shuttle for you using our bulk ticket purchase account. At $33.30 per person each way, this is the best deal we know of.

About Chuck Herzog
My wife Chris, grown children, and I have skied together and enjoyed camping and other outdoor activities for many years. Having served as a municipal Fire Chief for 11 years of a 25-year career, I retired in 2005. I've been a certified professional ski instructor since 2001, and achieved a retirement dream in 2008 when I was hired to work a part-time, flexible holidays schedule in Park City. We searched for a nice, affordable condo and found exactly what we wanted in our Carriage House unit. We have made improvements to make it very comfortable for our family and friends, and enjoy making it available to visitors. We take pride in providing outstanding service to our guests. Chuck

Why Chuck Herzog chose Park City
We chose Carriage House Unit 422 after looking at about 10 properties during my first season working as a ski instructor in Park City. We were impressed with the great location, affordability, and overall quality of the property. Virtually everything needed to enjoy a vacation in beautiful Park City is within walking distance: restaurants, grocery stores, liquor store, bagel shop, sports shops, and much more.
What makes this Condo unique
The unit is on the top (fourth) floor at the end of the hall, and the environment is thus nice and quiet. The laundry room is just two doors down. The free bus service, which has a stop a half-block away, eliminates any need for a car. The hot tub is large, and the outdoor pool is heated to 88 degrees throughout the winter. The free on-site WI-FI service is reliable and fast, and allows us to stay in contact via email and the internet. Great, affordable, family-friendly restaurants are nearby. The fully-equipped, modern kitchen allows us to easily prepare meals. A phone allows free local calls. A boot dryer is a wonderful convenience.

comfortable, well-located, well-equipped, good value
We stayed here for a 5 day ski trip and found it comfortable and well-located, close to town and not too far from the Deer Valley resort where we prefer to go. Given the high costs of lift tickets, if you want to stay at a well-kept and convenient place for a very reasonable price, this is a good option for a couple (a bit small for more than that though there is a pull-out couch). The owners thoughtfully provide a lot of directions/instructions, a welcome basket of coffee/cocoa/granola bars, and a nice bottle of wine which my husband enjoyed. The water pressure in the shower is good and the water hot, they provide lots of good big towels (I very much appreciate generosity with these!), the king mattress very comfortable, the kitchen cute and functional, the TV and wireless good. The hot tub in the building felt great after a day on the slopes. We did have some small quibbles: the heating unit in the bedroom is a blown-air type like you find in some older motels, and it is fairly loud switching on and off close to the bed, blowing cold air when it isn't blowing hot right onto the person who sleeps next to it. That wasn't ideal, though fortunately we were so beat from skiing it didn't keep us up. The drain on the jetted tub didn't stay closed and so couldn't enough water in it full enough to reach the jets before the hot water ran out. We also had daily struggles with the key pad on the front door; the keys stick, or you don't press them exactly right, or you take too long between numbers, or you make a mistake...and you don't get in. (Chuck provided instructions for creating a shorter personal key code but we were just overwhelmed by the prospect :) Also this is not a scenic part of town; lots of modern square buildings and parking lots, but it is just a mile or so from the Park City main street and it was quick and easy to go in for a good dinner, also close to a couple good supermarkets and coffee spots and the free bus shuttle stop. In sum, while not luxurious, this is a friendly, cozy, reasonably priced and conveniently located place, and the owners helpful, thoughtful, and devoted to making sure you have a good stay.
Thank you for your very thorough review and many positive comments. We had been monitoring the keypad and consulting with technical support for the company. We replaced the batteries early in the ski season. We have now learned that the keypad must be internally cleaned with alcohol periodically and the problems with the keys will be solved. Unfortunately we did not receive that information from tech support until just recently. The lock is of very high quality from a leading company. We would have acted immediately had we known the problem had gotten worse. The heating and AC unit has a freeze cycle that operates to protect the unit. Because we also have a baseboard heater in the living area, the bedroom unit may be disconnected if desired. Our very detailed information letter contained this information in the past but, regrettably, it was omitted from the one sent to this guest. We will correct that by putting a sign on the unit with this information. The bathtub is a high-quality Kohler unit. At times, guests unscrew the stopper somewhat from its base and it will then not seal completely when pushed down.
Our information letter containes the following: "We want you to have a great stay, so do not hesitate to call us if everything is not perfect for you. A welcome card on the table has both of these numbers." We both work in Park City during the ski season and are 20 minutes away from our condo. We will always either respond personally to problems such as those noted above in this review, or we will promptly dispatch our handyman. We appreciate the information regarding elements we can improve. As can be seen, many reviews mention our responsiveness to any concerns. Chuck and Chris

The free Park City Transit System buses stop right alongside our building and just a quarter block away on Prospector

We really enjoyed our stay at Chuck's condo. It was perfect for two of us. We really enjoyed the fireplace and king size bed. The bus picked us up right outside which was super convenient. We would definitely stay here again!

The free Park City Transit system buses stop right alongside our building and at another stop a quarter block away on Prospector Avenue. Fabulous location for the Sundance Film Festival. The building was quiet and easy to access.
Chuck’s condo is so comfy and had everything we needed for an easy stay. He was so kind with an early check in and his instructions before we arrived were so thorough there wasn’t a single thing that came up while we were there that we didn’t know how to handle. I would highly recommend this property and we will be back for sure!!

We had a wonderful time staying at Chuck's condo. He is super easy to deal with and truly wants his guests to have a great time in comfort. The condo had everything we needed and more. I guess I missed the listing of the crockpot, so I was very pleasantly surprised to find that. We did use it one night! Everything was very clean and furniture was comfortable--the bed is great! Another plus is the red line is right outside the back door. There were absolutely no problems getting around town. We did have an issue with the door lock, but Chuck was on it right away and all was well! Thank you for your outstanding hospitality, Chuck. We loved the chocolates, too. Next time we are in PC, we will definitely try to get your place once again!
