About M. Beseda

We live in Austin, Texas We have always loved beautiful properties with great views. When we first saw this property we believed it had one of the most incredible views around plus the benefit of being on the lake. The property was in rough shape, so we have spent the last 3 years restoring it. We take pride in sharing this beautiful property and do our best to make sure our guests are comfortable.

M. Beseda purchased this villa in 2007

Why M. Beseda chose Lake Buchanan

The main house and apartment sits on a hill overlooking the lake and the grounds. There is a gentle tiered walk down to the lake frontage where you are greeted with stone patios, walkways and a picnic area. The property has a huge jetty tha extends into the lake and when lake levels are up you can fish off of it. Lake Buchanan is the largest lake in the Highland lakes chain and feeds Inks, LBJ, Marble Falls and Lake Travis. Buchanan is not a constant level lake, it goes up and down. We are in the deep end of the lake so lake levels don't affect us as much and the view remains outstanding no matter what the lake level is. We do have a boat ramp on the property and the property is situated in such as way as to great a small cove along the lake shoreline. There is a hill country sandy beach.

What makes this villa unique

The view is absolutely amazing and it's hard to capture in photos. Large main house has over 7000 sq ft and apartment bulding next to it houses a rec room and 2 bedrooms. One of the bedrooms is studio style and adjoins the kitchen. The property can easily handle business or church groups and family reunions. There are many areas on the property where you can get together as a group or walk around for privacy. We only lease this property one group at a time, so you are not only renting the main house and apartment but also the lake frontage, jetty, boat ramp and all of the 10 acres,

Guestbook comments from the owner

Enjoyed the home so much. Great place to relax and enjoy the view of the lake. Great place for our large family gathering. This is an awesome house!

Perfect place for family gatherings

  • 5 of 5

I searched many hours on various websites for a perfect place to host my 40th birthday in Austin/Hill Country. It was very difficult finding a property that was both stunning inside and outside. Also, as our family ranged from 1 yrs old to 93 yr olds, I wanted a property where the majority of the bedrooms were under one roof and we could relax and let the kids roam a bit. A major bonus was that all rooms (except the guesthouse) have an ensuite bathroom which was gave each family some privacy. Everyone raved about the property. The kids loved the little private beach which our boat rental agency said is really rare to have in the area. We stayed 3 nights and still did not have enough time utilize all amenities on the property. As I have not lived in the Austin area since my undergraduate years (chose Austin-area as most my extended family lives there), I had tons of questions and Marsanna was great at answering them all. I would highly recommend Villa Buchanan to anyone wanting to build memories with their family and friends.

Thanks for a great memory which the family will treasure forever!

Thanks for a great memory which the family will treasure forever, Marsanna.

We rented this lakeside property for a family reunion during the Christmas holidays. We had a group of more than 20 adults and children. The view on the property was breathtaking. The pictures shown on VRBO just don’t do the property the justice. The property is located in a quiet area, with back yard access to the Lake Buchanan. The acres of land and waterfront provided a perfect opportunity for relaxation and offered something to do always without leaving the property. It’s a perfect place to stay for family reunion when we just want to connect with relatives whom we have not seen for a while.

The inside of the house is spacious and equipped with everything you could need while staying there. Every room has its own bathroom. There is also a full kitchen with two refrigerators, gas stoves, utensils, plates, knives, etc. There are several decks to see outside from upstairs. There is a huge deck to have an outdoor gathering/eating. The two outdoor BBQ grills came handy with such a large group. The fire-pit by the lake also provided fun moment for S’more making.

Aside from the spacious well-equipped property and its beautify view, what made this a perfect VR experience for us is the owner, Marsanna. She is simply amazing. I have stayed in numerous VRs over the last few years, but no owner comes close to Marsanna in her passion about her house and making her renters’ experiences memorable. She was so helpful in answering many questions leading up to the arrival. She decorated the property with Christmas tree and other display to ensure that we felt the holiday spirit during our stay. Our oversea guests really appreciated this special touch.

I will definitely look to stay here again when I come back to Austin.

Beautiful Lakeside Property

  • 4 of 5

We rented this property for a 50th Birthday celebration with friends and family. We had a group of 14 people. This lakeside property is very beautiful, and overlooks Lake Buchanan near the Buchanan Dam. The property consists of the main house, which has 8 bedrooms (4 bedrooms upstairs, 4 downstairs), and a guest house, which has 1 enclosed bedroom, and a bed that is situated in the living area next to the kitchenette. These two share a bathroom. The guest house also has a pool table and a shuffleboard table. While the guest house was lovely, we ended up not using it as there was some type of scent that we did not care for. Not sure if it was a cleaning product or something else. It turned out fine, and we were able to situate everyone in the bedrooms in the main house. We liked that each bedroom in the main house had its own bathroom and air conditioning unit. The bedrooms upstairs had open bathtubs with handheld showerheads, to which some of our guests were unaccustomed. To ease their uncertainty, it would have been nice if the owner had installed shower curtains in front of each bath to provide some privacy. The bedrooms downstairs had traditional showers, which were nice and large. All bedrooms and bathrooms in the main house were very roomy. The living areas were very sizeable, and there was ample space for everyone to relax and lounge. The well-equipped kitchen was also sizeable, and we were able to have several people helping to cook meals without anyone feeling crowded. The outdoor deck was a wonderful place to have morning coffee, orange juice, or an afternoon beverage. Views of the lake were gorgeous. One word of advice - the bees also think the deck is a wonderful place for drinks, and they were attracted to any drinks that had fruit or sugar (wine included). Most of us just kindly swatted the bees away, but a few people were not as calm and ended up enjoying their drinks inside. In the evenings, we sat down by the lake, around the firepit, and made s'mores. The firepit is very nice, and there were plenty of chairs for everyone. We enjoyed viewing the stars in the clear sky. We needed to bring flashlights with us to walk to/from the firepit to the house, as there was no lighting on the path, and it was very dark at night. Overall, we very much enjoyed this property, and would rent it again.

Spacious and beautiful!

  • 5 of 5

We just returned home from a 4-night stay at this property. There were 18 of us, including 8 children ranging in age from 14 months to 16 years. If I could give this property 10 out of 5 stars, I would. The acres of land and waterfront location always provided something to do, and for those times where we wanted to do nothing at all, it provided a perfect opportunity for relaxation. The house and guesthouse are very spacious, and we had plenty of space to spread out. Not once, even with small children, did we feel cramped. Marsanna was extremely welcoming and gracious, a true picture of Texas hospitality. We are already planning a time when we can return next. The memories made here will last forever!

Silver Lining on a Rainy Weekend

  • 5 of 5

Our group began visiting Lake Buchanan in 1998. Our group has grown to 20, we've all gotten married, some divorced, had kids, but we all look forward to our annual "no kids lake trip". The past five or six years we have moved lakes due to the drought, but we were all excited to come back to Lake Buchanan this year. The weather was not great, it stormed every day we were there, but the accommodations made up for our soggy trip. The house was by far the best we've stayed. There were plenty of bedrooms/bathrooms, large kitchen, spacious living areas, and gorgeous views of the lake from the deck. Marsanna, the owner/property manager, was very nice and easy to work with. One of the a/c's were out upon our arrival and she had someone come out that evening to repair.

We all look forward to coming back next year!!
