This is a beautiful 2 story, 2,061 sq. ft. 2 bedroom, 2-1/2 bath private villa with a spacious living room and dining room. There is a large second floor patio with outdoor living room-styled furniture, views of the ocean and mountains as well as a ground floor patio with table, chairs, umbrella and gas barbeque grill-also with views of the mountains and ocean. The villa is located in a safe, gated community located on 145 acres with a 2 mile stretch of a mostly secluded beach. The villa is fully furnished with a complete kitchen including coffee maker (coffee, sugar and creamer provided), blender, toaster, bake ware, etc., along with a washing machine & dryer (detergent & softener provided), clothes iron, alarm clock and an outside barbeque grill.
Wi-Fi is provided. The 42 inch LCD TV has Netflix.
The master bedroom is equipped with a queen-sized bed, plenty of closet room along with a private bath. A 32 inch TV is also provided to dose off to that movie you were watching. The second bedroom contains 2 bunk beds (3 twin and 1 full-size mattress to sleep 4 persons. There is also a portable crib and a pack-n-play (play pen). There are zones of central air conditioning on each floor.

Attractions
There is so much to do and see in the western town of Rincon from terrific beaches, surfing, snorkeling, the collection of sea-glass; to restaurants (a short walk down the beach), sight-seeing, whale watching in the 'winter' months, near-by casinos, golf, catamaran rides and boating, para-sailing, the visiting of small museums, historical and religious sights, a rain forest, a dry forest, a day trip to Old San Juan or a trip into the mountains. Puerto Rico is called the Enchanted Island for many reasons.
Getting there
Daily flights on major carriers such as JetBlue, Continental and Spirit Airways fly right into Aguadilla which is only about a 20-25 minute drive. All major rental car companies are represented at the airport. There is also a Duty-free shop in the airport available to you for your flight back to reality.
Shopping
While in Puerto Rico, you have the benefits of many chain stores like Home Depot, K-Mart, Sears along with a Sams Club. Restaurants you know along with terrific local favorites.

Maggie and I met, where else? On a beach but on Long Island when we were just teenagers in 1986. We celebrated our Silver Anniversary in July of 2011. I inspect buildings for a living and Maggie drives a school bus. When we're not working, we love to get away to our future retirement home in Rincon where we've got the pleasure of making some real nice friends over the years in and around our Puerto Rican home. We enjoy getting away from it all whenever we can on one of those nightly JetBlue flights from JFK straight into Aguadilla-then it's only about a 25 minute drive to our warmer front door. Peace, quite, sunshine and smiles. Ah, Rincon, how we've missed you. After sailing the Caribbean a few times it was time to find a place in the sun where we could easily get away from the cold northeast and faster lifestyle. After deciding that Puerto Rico is the ideal place for folks from the states, we spent several of our next vacations traveling different areas of the Enchanted Isle. After learning that our real estate agent who serves the entire island of Puerto Rico, has plans on retiring in Rincon, we knew we had to check it out. While I was looking for a house on its own piece of property (we vacation in upstate New York often), Maggie was looking for a beach-front community with security and plenty of amenities-well, she won out. Don't they say that the woman is always right. Well she certainly was in this case. We've found a terrific second home right at the beach, with great neighbors and friends along with the piece of mind of the 24 hour gated community when we're not able to get away. Punta del Mar Beach Village sits on approx. 145 acres of ocean-front property. The largest of its kind in western Puerto Rico.

Our Home away from Home. What a find it was to find Rincon. We know you have many places to choose from in which to spend your vacation, so why choose our property? Our vacation home is located in Puntas along the north side of Rincon so you can surf right 'outside the front door'. The area is also great for boogie-boarding and snorkeling. The home is in a gated community, with a 24 hour security guard and rests on 145 beautifully natural and landscaped acres along the 2 miles of secluded beach. The quiet and private community provides security and piece of mind for adults and especially for your small children-truly a terrific family environment. Our home is a 2-story Mediterranean-styled villa of over 2,000 square feet inside and furnished exterior patios outside. You can watch the water at the same time you're barbequing. You will enjoy comfortable nights on quality mattresses, pillows and sheets. There are plenty of towels and linens along with a nicely furnished kitchen. Central air conditioning on each floor is provided along with a laundry room. There is a 42 inch LCD TV for movie watching along with a stereo with an I-pod port for your favorite music. The villa is nicely decorated to complement the beach-front environment. Ocean views are present from the dining room and master bedroom. Warm, inviting and cozy you will find our home most relaxing for a fabulous vacation stay.While in Rincon, Maggie likes to walk/jog the mile-long driveway from the guard booth. There are tennis and basketball courts as well as an exercise room at the club house near the resort-styled swimming pool. We spend time collecting sea glass on our often secluded beach. We also snorkel one our beach and often relax at night playing dominoes or hanging with our neighbors. When we're out and about during the day, there is always a choice of what to see, where to go or what to buy. Privacy and security are two words we use to describe our vacation getaways at the gated community of Punta del Mar Beach Village.

Notes
- Read the Reviews. There are several board games in a kitchen cabinet as well as a dominoes table for your enjoyment. The living room contains a full brochure holder of local attractions as well as some of our favorite restaurants. There are a couple of higher-quality boogie boards for teenagers and adults and a couple of small ones for younger children to play around with. A cooler in the kitchen closet is there for your use and some basic pails and shovels for the very young. Feel free to use the beach chairs provided you rinse them off real well of the sand and salt water after the beach. There are 2 tennis rackets and tennis balls along with a basketball (pump present if needed). You can walk to bar and restaurants either across from the complex entrance or walk down the beach towards the sunset to Casa Islena or Tamboo (3/4 mile). Property is located close enough to enjoy the nightlife and restaurants of Rincon while being just far away enough for total relaxation.

Wonderful Condo in an Amazing Location !!
The location of this condo is amazing, the condo is close enough (5 minutes) to Rincon to enjoy the town and all it's activities and far enough away to feel completely secluded. The condo is wonderful, it has everything you need for a comfortable stay. You will not be disappointed.The complex is quiet and well kept. The beach in front of the complex is in the perfect location if you want to take quiet long walks, wade in the tide pools or hunt for sea glass. There is also a great surf break literally straight out from the walkway to the beach.
Tim and Margaret are very responsive as hosts as is the local manager Kenny. Tim will provide you with directions and suggestions on the local area. You can use Google Maps for directions to the condo but we found the connection to go in and out, if that happens no need to worry, Tim's directions are perfect right down to the landmarks to look for before making any turns.
We have traveled many times using Home Away and Airbnb and have had good fortune, I have to say though this was the most pleasant experience we have had. We had to delay our arrival and Tim was very accommodating, it gives you an idea of the type of host you will get when renting this property.
Although it is a long way to Puerto Rico from the west coast, we will definitely be back. We loved everything about our stay.
Thanks. We absolutely love how the villa is so close to Rincon and all its attractions and things to do yet having that secluded feeling right at the beach is wonderful. San Juan is a good 2 hours drive so if you are able to fly into Aguadilla (BQN) on JetBlue, Continental or Spirit you would only have a 25 minute drive to paradise. The airlines do have some late night and early morning flights though.
Beautiful Location, Lovely Home
We spent a week this March in Rincon with our three children, 11, 13, and 15. This condo is well laid out, clean, and in an amazing location. It is literally steps from the beach (which we had basically to ourselves the entire week). Tim was quick to respond the few times I had questions, we met his property manager, Kenny, who was super nice and gave us some good island tips for us and the kids. The home itself had plenty of room for our family of five, and It was nice to for the kids to have their own bedroom and bathroom. We made good use of the grill and two outdoor seating area, lower level patio and roof top patio. The kids were happy that the WiFi was good, and enjoyed some movies on Netfix. The grounds were very well maintained post hurricane Maria. I For the purpose of this review, I wont review the entire state of the island post-Maria, however Rincon appears to be recovering well. We had zero issues with cell coverage or GPS, water, or electricity during our stay. We met several other locals and renters of the complex, all who were welcoming and eager to share their stories and favorite spots and restaurants on the island. The surf was very high the week we visited, and we enjoyed watching the waves and local surfers at nearby Maria beach, and even took our own surfing lessons...the kids did great! We found Rincon to have everything we needed, good grocery stores, amazing bakeries, and great restaurants. We were pleasantly surprised by how reasonably priced everything was. If you are planning a laid-back visit to Rincon, this is the place you want to be.
Thank you for the terrific review; it's good that people know Rincon is doing well as the locals are in need of the tourism economy to get strong again. It is such a perfect little Caribbean town (with an American flag).

We stayed at Tim’s place in Jan 2018. We had a fabulous time. The beach was swimmable and right in our backyard. The condo was very clean and had everything we needed.
What a great vacation.
We absolutely loved our stay in your beautiful vacation home. The villa was fully equipped with just about everything we needed for a perfect vacation. We really appreciated the fact that everything we needed for spending our days on the beautiful beaches of Rincon was there for us to use, from brand new beach chairs, a cooler, great large beach towels, etc. Your home was so perfect for our family of 4 (2 teenage boys). There was plenty of room and we felt so comfortable. The grounds were beautiful and the private beach was such a bonus. Loved having my coffee there every morning. It was truly paradise. The only thing missing was a dishwasher but it wasn't absolutely necessary since we dined out every night at the awesome restaurants in Rincon, especially Tamboo. Thanks for all of the recommendations you gave us. You were so helpful. We can't wait to return. We absolutely loved Rincon and felt so at home in your vacation home. Thanks for providing a great place for us to stay in. Hope to be back soon.
Amazing Place!
My sister and I stayed at Tim's place over Spring Break- it has everything described in the profile and then some. Most importantly the location is amazing. The beach is so private, and we literally walked just about 50 steps to the beach. I lived in PR years ago, and since then it has become so developed with condos. Rincon was my favorite private beach, but it is now overrun with vacationers. Playa Del Mar is close enough to Rincon (5 mins) to enjoy the nightlife, but in a gated community with few residents to enjoy a pristine and serene beach vacation.
Tim and Margaret have stocked the condo with everything you could need for your first night (coffee, filters, sugar and some cocktails) . This was quite welcomed as my sister who rented the car missed her flight and I was solo for a day on my own without a car. They have provided top of the line amenities- great beach chairs, coolers, and quality beach towels for the stay.
Time responded to us so quickly for any question we had (and we had several) . He is so gracious and did everything he could to ensure a great stay.
I will note- you do need a car rental to stay here.

Sometimes you have the entire beach to yourself as other villas are vacation homes for native Puerto Ricans and those from the states. My husband and three boys (under 10) spent a wonderful week at Tim and Margaret's beautiful property! We had such a wonderful stay and highly recommend their place! They were lovely,helpful and accommodating from the beginning to the end of trip!! The place is exactly as described and has everything you need!! The location is so very wonderful!! You can see and hear the ocean. Perfect for long walks on the beach.. we walked to tamboo a restaurant on the beach often for lunch... my husband walked on beach in the morning to his surf lessons!!!Though the waves are big there is a tide pool that is perfect for the kids to swim in located right in front of the property!! You can hear only waves and birds from their front porch. And each home is very well designed and provides you with a lot of privacy. It was one of our best vacations and a lot of that has to do with having been lucky enough to find Tim and Margaret's peaceful oasis. We felt very lucky!! And we definitely plan on returning as soon as possible!!
