Our spacious designer 4500 sq ft. vacation home has 4 bedrooms , 3 baths is full of light and is on a park-like estate with mature trees, streams, and a landscaped swim pond stocked with trout. It is surrounded by 100 acres of protected land. Spectacular new Chef's kitchen.
4 bedrooms, with King and Queen beds in Main House. 3 full Baths.
There is also a BARN guest house with 2 BR , King and Queen beds, 1 full Bath and designer kitchen and open living/TV area, 30ft ceilings, spectacular views of the pond from floor to ceiling windows. Barn is available for rent ONLY with the Main Hse for an extra fee.
Please note :we do consider hosting special events at the Barn but there is an Event Fee $3500-5000.
It is fully Air-Conditioned in the summer and equipped with radiant heat and fireplaces for cozy winter days.
An spacious and fully renovated Barn, with a chefs kitchen, master bedroom, loft, and full bath serves as a magnificent guesthouse and is available to be rented exclusively with the main house.
It is located in the mountain hamlet of Shokan, bordering the beautiful Ashokan resevoir. It is 15 minutes from the legendary village of Woodstock, NY which has a vibrant year-round art and music community and a great variety of restaurants, galleries and shops.
The estate is located 20 mins from most of the area's popular spa and ski destinations of Belleayre, Hunter and Windham Ski Resorts. Nearby Kingston, the first capital of the country, is a beautiful historic town dating from the 1600's, and rests on the magnificent Hudson river. Kingston has an active summer marina which hosts fabulous art art and music festivals and has many great restaurants and antique shops.
This historic farmstead was established by the Rev. Samuel Samson in the 1830's, and the old farmhouse was completely renovated in 2008 and has been converted to a highly efficient and eco-friendly 'green' house. The newly expanded house sits secluded on nine park-like acres protected by 100 acres of forever-wild watershed land. The 9.5 acre farm is home to abundant wildlife and flora and there are blueberry patches, wild grapes, apple trees, and fish streams on the property.
There are two large lawn areas in the front and back fields and a large fresh-water swimming pond fed by mountain springs behind the red Dutch barn. The house has both solar panels for electricity and a geo-thermal system for heating and air-conditioning. Also, there is a back-up generator for emergencies.
There are 4 large bedrooms in the main house:1 Master BR w king bed and 3 Guest Rms with Queen beds (one guest room has queen and 2 bunk beds = 3)
We also have a crib and child mattress.
You can start your x-country skiing and hiking from the back porch, past the newly renovated barn and large swim pond, a huge vegetable and flower garden. As you cross over year-round streams and original stone walls you will eventually find your way to Ashokan reservoir views from the back ridge.
From the front and rear playing fields enjoy breath-taking views of snowy peaks and brilliant autmn foliage on the surrounding mountains. Or you can just stay home and lounge on the spacious and sunny back deck or by the large stone fireplace in the Great Room and listen to music or read quietly on the shaded front porch. There is also a fully equipped Gym and TV/Recreation room downstairs as well as a Den/Library with a Finnish woodburning stove and flat screen tv.
During the summer months there are several wonderful camps and summer schools in the area where children of all ages can attend a great range programs. One mile down the road there is beautifully maintained Avery Park with tennis and basketball courts, soccer and baseball fields, and a new children's play area and play set.
Within a 10 minute drive on Route 28 is the Emerson Resort, a five-star lodge with restaurants, shops and a luxurious spa where you can spend the day being pampered or explore the park grounds and river banks.
Yoga/pilates studios are just 3 miles down the road in Boiceville. Local farmers' markets, great restaurants, all stores are 5 minutes away. Hiking and skiing the famous Catskill Hunter and Wyndham mountains are all within 25 minutes drive on main roads. The nearby Ashokan reservoir park has expansive waterviews and a beautiful path for running and biking. Fly-fish for trout and bass on the reservoir and Esopus river, where you can also spend the day swimming and rafting.
It is an ideal retreat for families or individuals who want nature, music festivals, art galleries and a place to explore. This carefully constructed 'green' home is a warm sanctuary filled with unique furnishings, contemporary art and all the modern amenities.

Cristina runs a design enterprise and Michael has a bespoke innovative tech company in NYC. We have a young son Henri, who spends his time outdoors in the streams, ponds, sand beach, and playset area on the property. He also has a huge play room with a 60' TV, play table, in the main house where he spends his indoor time.
The farm is also used as an artist-in-residence site and offered to artists who have been affiliated with our various art boards. We would like to expand this program to include workshops by the artists for the community and for the local schools. By renting the farm we can realize some of these goals and can continue to explore other creative community-based projects.

Originally settled by the Reverend Samuels in 1825 as a large farm, it is ideally situated on a flat ridge of the mountain with plenty of sunshine and several mountain streams which originate on the property and feed the Ashokan reservoir. It borders over 100 acres of protected watershed land and will forever remain pristine.

Fantastic location. Only 90 miles from NYC from I87, the estate is at the epicenter of the Catskills and all the fun and adventure that the area has to offer. Terrific for families to gather for hiking, fishing, skiing, art viewing, and world class music festivals. It is surrounded by state parks that offer hundreds of acres of outdoor sports both on land and water.
Close enough to NYC that we can enjoy relaxing here and commute to the city for work during vacation weeks.
We had an absolutely lovely winter weekend at the Barn on Christina's property. It was beyond comfortable and warm and cozy. It easily fit my family of five. We can not wait to go back!
Words cannot express the wonderful time we had at the Coco Farm Estate. We were very fortunate to have found this amazing property for our family gathering. The house is spacious with beautiful light streaming in throughout the house. Everything was decorated so nicely and all of the bedrooms were incredibly comfortable. The great room was perfect for our family game nights and afternoon naps. The house was also child friendly so that we didn’t have to schlep up too many toys. We enjoyed wading through the streams, jumping into the swimming pond and picking a few salad greens from the garden. We had a family of deer visit us a few times during the evenings while we enjoyed the back deck, and even saw a blue heron (I think!) hunt for small fish in the streams. While there was plenty of nature and scenery to enjoy at the house, we drove to Ashokan reservoir for a nice walk along the paved walkway, shopped in Woodstock and treated ourselves to a spa afternoon at the Emerson Resort and Spa. All of these destinations no more than 15 minutes drive from Coco Farm.
I would recommend going to the Hurley Ridge Market for groceries and nicer quality produce and meats. There is an IGA nearby in Boiceville, which is fine for basics, but the produce was not so great and rotted within a day. We also got a fantastic recommendation from Cristina for quality meats (ribs, lamb, burgers, etc…)which was Applestone Meats (they delivered!). FYI, Cristina was very accessible throughout the booking process and has a dedicated team of individuals who live locally for any housekeeping/property issues.
It was a perfect Catskill getaway for our family, and we hope to return next summer…if not sooner! - The Mekala Family
As soon as we arrived, I fell in love with the property. We stayed in the guest house (a reconstructed and converted barn with an incredible rustic charm). It is difficult to describe the sense of peace and connection with nature you feel in the place. Behind the barn, there is a small pond that is great for a short swim and to play with the kids. I can definitely say that having a cup of coffee to the sound of naturally running water was one of my favorite things. If you are looking to relax, connect with nature, enjoy with kids (or have some romantic time alone), this is a magnificent choice of property! Will definitely be back.
We are so delighted that we found the farm and decided to have our wedding here! We cannot say enough good things about the property and the owner, who introduced us to the caterers and coordinated with us for 3 months to make sure that our wedding worked out perfectly. We stayed with family in the farm-house itself, which is beautifully decorated and perfectly maintained and we staged the wedding ceremony out of the barn, which is newly renovated and sits right next to a picture-perfect pond. The grounds are spectacular: a large meadow, green, lush with beautiful flowers and surrounded by woods to ensure privacy and a perfect setting for a wedding. Everything is beautifully and tastefully decorated. It is simply a magical place and food for the soul. Working with the caterers, we found and rented a beautiful tent for the reception and a local blue grass band and sound system to play for our ceremony. It was truly beautiful and a wonderful event. All our guests commented on what an amazing location it was and how great everything was. Perfect! Highly recommended!
We were lucky to find the wonderful home, my extended family and I spent a wonderful and very comfortable weekend at this lovely home in the woods. The house is well cared for and the beds were very comfortable. The homeowner left thoughtful extras in case things were forgotten, and the kitchen was very well equipped. The property is so pretty, I wish we had more time to walk around, but we were very busy with a family wedding. The artwork in the home is really very good and interesting, and one of our piano players enjoyed the baby grand, and I loved it also as it is the same one I have, a chickering, I never see them. The whole family agreed they would stay here again, and it is one of the best homes we have ever been fortunate enough to rent.
What an absolutely gorgeous home-away-from-home. Our family (including 5 month old son) stayed in the lovely guest barn and it was perfect. The barn is beautifully set up with a cozy sitting area, designer kitchen, and table for family meals. The downstairs bedroom has a view back to the creek, and nice dark curtains keep things cool even during the hottest part of the day. The upstairs sleeping loft is its own little getaway with awesome silent padded "wood" flooring, a big comfy bed, and another sitting (napping, reading) area. A walk to the pond followed by dipping toes in the creek made a spectacular day.
