This is a lovely place. My five friends and I had a wonderful time here. Chad was quick to respond when there was a minor hot tub issue; it was fixed in no time.

Nestled amongst the trees!

  • 5 of 5

My family LOVED this property! It has an open kitchen-dining-living area, which allowed my family to be together--even if some of us were preparing meals or clearing the table. The views from the master bedroom are spectacular! This type of home is the experience we look for on family vacations. The kitchen was well-appointed, so we had all the necessary pots/pans/bowls/utensils, etc. we needed to cook our meals. The bathrooms were clean, and we had an abundance of towels. Extra blankets were at the ready. We shall return!

Dirty and dated

  • 2 of 5

Not the worst but not great. The kitchen has seen a few updates but everything else is dated. Carpets in the downstairs bedroom is gross with dirt and stains and needs to be replaced. It is in a wooded area so natural light is sparse which makes the inadequate interior lighting cast a gloomy air of darkness. Came with sheets and towels but no hand towels and the towels provided were old, thin and fraying around the edges. We went out and bought our own towels and hand towels. The dryer doesn't seem to ventilate. There is a sign telling you to leave the door to the dryer room open but it still fills the little laundry room with moisture. Needs a thorough cleaning. Plan on walking around the house with socks, unless you want gritty feet, which will be black on the bottom in short order. Everything functioned but we have stayed in many homes in the mountains and you can do a lot better. Needs some TLC and some dough put into it to bring what was probably once a very nice home back to life.

The property was absolutely beautiful and everything I expected.

  • 5 of 5

We had a wonderful time staying at Overlook Falls. It was roomy, clean, and very comfortable. The home and it's accessories made you feel like you were at home rather than at a rented property. We would definitely stay there again. I was worried that access might be difficult but both our cars managed the climb very well. It was so nice to set outside on one of the decks every morning with my cup of coffee and listen to the sound of birds and creeks. It actually had the feel of a "treehouse" because the setting was so natural. It was a dream vacation for my family, being together for a vacation for the first time in years. There were six adults and the space was more than adequate. Thank you Chad for opening your home up to us. Everything was advertised.

The house is roomy, in a nice wooded setting with a peaceful creek. Nice big screen TV, Wii games my grandkids enjoyed, and comfortable living room furniture, but there were issues, starting with the beds. All were extremely noisy and kept waking us up, and the bedding was very worn. The oven didn't work and we were told the part would be in on Friday, but it wasn't. The refrigerator didn't make ice, made a loud buzzing noise and finally stopped cooling. I contacted owner twice and when repairman came out, he said it was an ongoing problem with both. He had just worked on the fridge the week before. We had to throw food out and buy a cooler to salvage what we could. Chad did reimburse us for some of it, which we appreciate, but we should have been told about it beforehand. Also, the floor tile in the master shower was worn ,with mildew on it.

The house needs repairs and TLC, including new outdoor furniture which was worn and ragged and not very comfortable.

We enjoyed the mountains, as always, but we were disappointed with the condition of the house.

Owner's Response: We have received what I would call bad reviews about 4 times since we started renting the house for vacation rentals in 2012. I would say that two of the bad reviews were completely unwarranted, but most of this review is valid. I hate it when things break, but it just happens sometimes. The defroster on the fridge broke right before this guests arrival. It is not a recurring problem as the refrigerator is only one year old and we did not know what the problem was until they arrived. It took 4 days to get the part ordered and installed. The gas powered oven also broke on them during their stay. However the burners still worked and there is another oven in the house. I felt horrible for these problems and refunded the renter a sizeable portion of their payment. Both of these issues were fixed the day before they left, but the damage was done. Every homeowner knows that things break sometimes, I just hate when it happens on someone's vacation. The other complaints from this renter are not as valid. The outdoor table furniture is older but still looks pretty good and the bedding/beds are in good condition so that is a weird comment. I think the renter was just frustrated at this point because of the broken appliances which is wholly understandable. Please look at our other 100+ great reviews on HomeAway and Airbnb for an overall perspective of the house.
