Hale Pali (Cliff House) is a spectacular (non-smoking) OCEANFRONT home overlooking the blue Pacific. We heartily agree with our guests who have enthusiastically stated: 'there is nothing that compares to actually being on the water' - what better way to enjoy the sound of the waves, and the smell of the sea air.

You can keep cool by taking a dip in our 3,000 gallon 'natural' (unheated) lava-pool or just 'chill' while lounging and sunning yourself on our small private white sand beach, you may also choose to kick back in the comfort of our shaded hammock.

About the Owners: Carl and Deborah have lived here on the Big Island for more than 30 years and reside on an 8 1/2 acre farm just 15 minutes up the mountainside from the Beach House. They are both retired School Counselors following 30+ year careers, and are San Francisco State Alum who moved here from the Bay Area.

Carl and Deborah Ramsey have resided on the Big Island for more than 30 years. They are San Francisco State Alum and moved to the islands from the Bay Area. Carl and Deb are retired after many years of rewarding work counseling in the Hawaii Island public school system (who ever thought up the idea of retirement knew what they were doing!)
Their residence is an 8 1/2 acre farm just up the mountainside from the beach house. Although the crops are not extensive, Deborah does grow some Kona Coffee.
Meeting fascinating guests from all around the planet is the best part of owning and operating Hale Pali, they say. Please come and join them along the beautiful and peaceful south kona coast.

We just returned from a week at Hale Pali and we had a great time. We are a family of two parents and two kids ages 12 and 9. The home is large, well-appointed, and very comfortable. The wrap-around deck is great. The kids (and adults) loved the lava pool, which was great for cooling off from the heat. The views are spectacular and we were fortunate to see spinner dolphins from the deck. We enjoyed feeding the bountiful fish off the sea wall and the neighbors seemed to be having good luck catching them next door. It was not whale season, but I hear being at this home when the whales are there is spectacular. We might need to come back in the winter months.
The home is well off the beaten track, so be prepared. Do all of your shopping in advance, as there is no popping round to the corner store to get milk. It's a good hour plus to get to Kona to go to safeway or Costco.
Some recommended side adventures:
1. Take the time to drive and then hike to see the lava flowing to the ocean at Kalapana, but be sure to give yourself lots of time and bring lots of water. It is an amazing thing to see and it won't be flowing forever. Look up online to see what is accessible and how to get there, as it changes depending on conditions and location of the flow.
2. Do the nighttime manta ray snorkel/dive. It was amazing to see those giant creatures inches away from your head (don't worry...perfectly safe).
3. We did a twilight tour of Volcano National Park through Hawaii Forest and Trail. It was a good tour, but took about 12 hours total. We got to see Mana Loa crater glowing at night with lava, which was really cool. Also got to walk through a lava tube (i.e., tunnel) which was fun.
Carl was a great host and checked in with us periodically to make sure we had everything we needed.
Overall a great stay and highly recommended.

This vacation was made complete by this home. Carl and Pat have thought of everything. Everything about this home added to our vacation. Room to spread out, yet a perfect home to come together. I don't see how our vacation could have been any more complete, and I can see that is what Carl and Pat have put into just that
Another wonderful trip to Milolii! Hale Pali is not a typical rental home, it is a real home. I've stayed here many times, with family and with friends, and have always felt comfortable and welcomed. My favorite feature is the wrap around deck, and I have spent many many hours reading in the hammock, playing cards or just staring out at the ocean. If you are lucky you will see whales or dolphins. I don't think I've eaten one meal inside!
Extremely well appointed kitchen, easy and pleasant to cook in. Memory foam mattress toppers are a nice touch. The dipping pool got a lot of use, a nice way to cool off in the late afternoon. There are doors to the wrap around porch in every room, and lots and lots of window (all screened), so you can still feel the ocean from every room in the house.
Snorkeling off "the Rock" is some of the best I've ever done. The fish are plentiful, but wild, not like those fat begging fish at the snorkel beaches. I've seen turtles, dolphins, and eagle ray and even a hammerhead shark!
The beach takes a little work to get too, but is well worth it. A nice little cove that is often frequented by spinner dolphins.
Carl (the owner) makes you feel more like family then a renter. He will stop by to make sure you have everything you need, and is easily persuaded to stay for a beer (which I highly recommend, he's a great guy to get to know).
I highly recommend Hale Pali and will definitely be back!
First, let me start by telling you the property wasn't what we completely expected.... It was so much more! This is the kind of home that grows on you in every way and by the end of your time here you will feel like you've lived here all your life. Carl was so fantastic, our family began referring to him as Uncle Carl. He took care of every question and need we had with such kindness. He and Deb went above and beyond to make our stay and the celebration of our neices graduation so special. We loved our long afternoon chats with him as he is a wealth of island information.
The home itself (which Carl and Deb built) is beautiful. It's warm and inviting and the kitchen has everything you could ask for to cook every meal effortlessly for your family. It was a joy to use it. The bedrooms have a wonderful Island feel and roomy enough for everyone to relax. All in all, we had a family vacation we will never forget. Thank you Carl and Deb
Here are some unexpected adventures to be aware of:
When everyone says it's secluded, it's no joke! Anywhere you want to go will take time. So relax and enjoy the ride through what we think is some of the most beautifully lush landscape ever.
Costco is a fantastic stop after you arrive in Kona, get everything you think you could possibly need, there are a few other grocery stores but again they are at least 20-30 min away and expensive. ALSO!!! Gas at Costco was cheaper than on the mainland ( at least when we were there) good place to fill up
You will be driving on mostly a 2 lane road. Some people drive faster and some slower.. Again, relax and just enjoy the ride. We ended up with a Niessan Versa for a rental and it was PERFECT to get around everywhere easy and cheaply.
When you turn off the main road 11 and on to Milolii you will encounter the best roadacoaster on the Island. I say this in jest... BE VERY CAUTIOUS AND CONSIDERATE. This is only a one lane road with numerous steep switchbacks and take aprox 12-14 min from the main road 11 to the house. There are no lights at night and critters are about so drive safe. If you get car sick, take heed and do what you need to do before this road. This road became a huge favorite to drive for our family.
The time of year we came was masiquito crazy. Bug spray was a MUST. But it never stopped us for having the time of our lives. It just became part of the adventure.

My wife and I made a trip to the property looking for some peace and quiet. We were able to relax and stay right on the property, instead of having to drive far to another beach. While we did travel to other beaches for snorkeling, you have everything you need right on the property relax. Carl and Deb are knowledgeable and help you navigate as needed. It is a bit of a drive from Kona but we didn't mind, as the drive was beautiful and you had fruit stands, coffee shops, and farms along the way. It has a fun cliffside that you can watch beautiful sealife and I was able to catch some triggerfish off the reef. If you are looking for a get-away in a unique part of HI, this should make your short list!
sunbathing, star gazing, visit active volcano, walk on green sand beach, visit south point, beachcomb for glass balls, visit Pu'u Honua O Honaunau (place of refuge), enjoy the endless beauty and splendor of the 'Big Island'
