-Mahahual is noted for its excellent diving and snorkeling sites including the world famous Chinchorro Reef. .A number of restaurants in town are there for you for times when you'd rather eat out than cook. Stroll along the Malecon seaside walkway and peruse There is also a new waterpark called The Lost Mayan Kingdom with several waterslides, a zip line and more.
In the nearby area, there are several Mayan archeological sites to explore.such as Chaccoben, Kohunlich, Dzibanche and Oxtankah. Nearby, north of Yum Botic Villa, is Sian Ka'an national nature preserve with fabulous stretches of beaches.and great places to snorkel.

About Susan Ackoff Ortega
I loves the multicolored Caribbean Sea and the intense greens of the tropical flora. I've been coming to the Mexican Caribbean since I was nineteen and have brought my children here since they were small. I am an artist and a retired art teacher and love the light here. I am an avid diver and feel very much at home on my wonderful beach.

I fell in love with Mahahual, Costa Maya because it reminded me of the Mexico I knew many years ago before the over-development of Cancun and its surrounding area. I've always loved the Caribbean Sea and am so pleased that I realized my dream of having a home right on the beach just steps away from its turquoise blue waters. I enjoy the year round warm weather, being near Mayan ruins and being able to go scuba diving often. I choose this location so I could have a large beach and be surrounded by nature.
What makes this Villa unique
I fully enjoy the peace and tranquility I find on my special 213 foot beach. My beach house has a wonderful 2nd floor large terrace with access from each bedroom, great for watching the sun rise, sun set or gazing at the stars. The sea awaits me for my early morning swim. I head back to the house for a delicious coffee which I often drink on the expansive patio. I love looking out at the palm trees and the shore beyond, a 100 feet away. Snorkeling in front of the house or scuba diving with one of Mahahual's dive shops are also favorites. I relish reading a great book followed by an afternoon nap in one of the colorful hammocks on the patio. Taking a walk along the beach and observing various land and water birds along with tropical animals is a delight. I even saw a jaguar once. I'm sure you will find this true for you and your family as well.

Beautiful, secluded.....muy tranquilo
The house is beautiful and well equipped. The care taker, Lalo, was very friendly, took care of everything that we needed and gave us plenty of privacy. The house is about 45 min drive north of Mahahual. We had a great time.

Gorgeous view, no crowds
This property hit certain aspects out of the park, but was severely lacking in others.
The location is peaceful, serene, devoid of other people. A downside is that it really is a good 40 minutes by car from town. I did not realize how far away it was when I booked (completely on me). Mahahual is really out of the way and this place is pretty far from there.
The beach is gorgeous and fairly shallow but is also grassy/squishy (healthy but kids didn’t care for it). I found one small coral head but other than that it’s pretty much good for kayaking or floating, which is nice. Kids just got a little bored, not the house’s fault.
If you want more to do than lay on the very nice sand, that Lalo keeps impeccably clean, in front of the house, kayak (two single person kayaks included) or float... there is not much else near by.
The house is stunning. The decks are amazing, the view is spectacular, the kitchen has everything you could need for cooking (get groceries on your way, not much in Mahahual). WiFi worked well for us. House was also very clean.
The ultimate downside/deal breaker for us were the bugs. The house does not have AC and relies on breeze and fans to stay cool. There are screens, we kept them closed, we were still attacked at night. We were told it was because there had been rain, but that there had never been issues before. I cannot fathom that this was the first time. It was insane. Thousands and thousands of bugs pouring into the house. It escalated each day. I think the rain initiated a hatching of some kind and they were small enough to fit through every crack in the screens. We finally left a day early because we couldn’t take it any more. We have 50+ bites each and we couldn’t sleep. We have been all over the world and in Alaska in summer the gnats and mosquitoes are prolific. I have never in my life had so many infiltrate the house before.
The owner and caretakers were so incredibly nice. Susan helped make sure we had a place to eat on New Years and Lalo and Daniela the caretakers were some of the nicest people I’ve ever met. During the final bug siege they came at 10 pm, sprayed the house, swept up the dead ones and did all they could. Nevertheless we spent the end of our trip scratching like we all have fleas.
Fantastic secluded paradise...
Yum Botic is located in Uvero, a 20-30 minute drive North of Mahahual village. Local grocery stores are limited so it is best to stock up in Tulum if you are arriving from that direction. Or great meals can be purchased at Mayan Beach Garden or in the village. The house is designed to capture the ocean breeze and fans are available if the breeze isn't enough. Yes, there are mosquitos. Susan cannot control the mosquito population, but she will advise on options and will do her best to make you comfortable.
The sunrises are incredible and the evening stars are breathtaking. Snorkeling and kayaking are awesome. The beach and reef are healthy and full of activity. The patches of seagrass near shore provide shelter to baby sea life. Low tide provides an excellent opportunity to view the "nursery" activity for children or those that do not snorkel.
Lalo opened fresh coconuts for us. He arranged for one of his friends to take my husband out fishing. We ate fresh lobster, crab, fish and ceviche from his short trip.
We booked 6 days there in family first we spent 2 days with no wind so a lot of mosquitos, hopefully then the wind came and it became really nice to be on the beach... but.... a lot of plastics, garbages of all types are arriving in the beach ... so if you are expecting a clean clear water and sand for your children to play forget it. Garbages of all types and a lot of algaes. You can't really walk in the water so we could not enjoy playing in the water.... we had to go to Mahahual to find nice and clean beaches .... half an hour by car.
The house is nice if there is wind you open the windows and you can sleep with fresh air it is really appreciable . We could see an incredible sky full of stars and also the Milky Way.
The only real problem is the garbages when we arrived the beach was full of plastics and it seems the "cuidador" is used of it so it is difficult to explain you paid for having a nice beach and secured for children but it was difficult to get in contact with him I think we got misunderstood though we are fluent in Spanish. 3 days to have a clean beach and we all did the washing. We took the canoe and picked a lot of plastics from the sea.
A pity to see in reality the pollution of the sea... sad...
I'm glad you enjoyed enjoyed being on the beach and the stars and and some days with sea breezes that are prevalent most of the year. You rented during the hottest time when the rates are the most economical because, unfortunately, there is sometimes little or no breeze and many mosquitos. This is the Caribbean in mid August through September. I advised you of this situation in the Yum Botic Guide sent to you. I provide strong fans and mosquito preventing coils in each room. I give suggestions of how to deal with this natural reality.
If you had checked out the news before your stay you would have seen that you arrived at a time when almost the entire Caribbean was having a severe plastic pollution problem as well as much seagrass arriving daily. Yes, it is a pity , as you wrote, "to see the reality of the pollution in the sea." As a vacation home owner this was nothing I could control. The caretaker cleans the shore every morning and in the afternoon, however, the plastic keeps arriving.There is little way to clear the plastic inside the sea. It was quite admirable you to pick up the plastic you found on your kayak excursions.
I am surprised that you had difficulty with contacting the amiable and accessible caretaker who and lives on the property. We have a beach that is 3 times the size of most vacation home beach in the area. I'm glad, as you stated that 3 of the 5 days you were there the plastic subsided..In Mahahual the beaches are cleaned by the town using many paid town workers as well as workers from the beach restaurants. Our introductory guest letter and our guide provides the distances from the Villa to nearby places including Mahahual.
When you told me your feelings and wanted to leave after 2 nights, I sent you information about other available area homes. I voluntarily said I would refund the money for those nights. I did this as you seemed very unhappy, despite the contract agreement you signed stating are no for any reason after 30 days before arrival.. You then decided to stay. You then left one day earlier and I made an exception and refunded that night's stay.
Washing is not included in the rental.The caretaker's wife told me she did a large wash for you when you arrived without receiving compensation for her extra work and left no tip for them.
Next time you visit the Mexican Caribbean I suggest you go another time of the year or try a large all-inclusive hotel.
Great family holidays at Riviera Maya
We visited this beatiful place during our family holidays, the place is very clean, located on a beatiful riviera maya beach with quiet and clean sea water. My son spent great time on the beach, admiring beatiful fishes and having fun with the pets (dogs and cats) which are very friendly.
We hope to come back some day and we highly recommend to visit this place.

My husband and I rented Yum Botic villa on the Yucatan Coast North of Mahahual
Yum Botic is VERY private and quiet on a lovely piece of ocean front full of palm trees and flowers. The house itself is very comfortable and well designed so A/C is not needed at least during Fed/March when we were there. The constantly blowing ocean breeze kept things at the ideal temperature. The WiFi worked well and the solar installation provided enough power for normal needs...My husband used his CPap machine and I read most of the night and all was fine. We didn't use blow dryers, toasters or perc coffee so I learned to use the French Press and...it makes MUCH tastier coffee. The beach in front is deep enough to swim in and there ARE two active/live coral heads where you can see colorful fish but you need to ask Lalo ( the caretaker) to show you where they are, its not that easy to spot them. There are plenty of pelicans and frigates fishing around, so the ocean is still productive innthat area. You DO need a car though AND bring your own supplies because Yum Botic is far from any store or restaurant. Luckily the caretakers are incredibly helpful and can prepare very nice dinners from what the surroundings offer....fish, farm chickens and eggs and they will even drive all the way into Mahahual or Limones to buy meat etc for you but it is a long way... In other words, if you are looking for an unspoiled natural setting and complete privacy...you will be happy there. I you want to restaurant hop, shop and see lots of activity...better stay in Tulum

Fruit, Vegetables and other food shops in town.
