This spacious single story villa is on a half acre private estate in a quiet cul-de-sac.
When you arrive, I will be there to greet you, show you around, and answer any questions you may have.
The moment we walk through the front door you will know you have made the right choice. The formal elegant dining room to your right seats eight, the living room to your left has many seating choices, to be by yourself or with everyone. There is a sectional with a pull out queen bed (with a real mattress) for extra sleeping. As we continue further, your eyes will be drawn to the sparkling pool and the various lounging choices awaiting you outdoor. If you overcome the urge to dash outside, you’ll notice the beautiful, fully equipped kitchen with everything you’ll need from breakfast to dinner. You may even take a quick glance at the large family room with lots of seating, 52” flat screen and the one of a kind fireplace.

Continued from the top: Then we’re finally outside. Some of you will notice the patio dining tables, the bar table, the large five burner grill and the multitude of patio seating. A few steps further you are looking at the large (18x40) heated, salt water pool (you’ll feel the difference), the covered lounge with two full and two twin size futons with plenty of pillows, a six person hot tub, the long pergola with more seating and a few of your friends/relatives already in the hammocks. You can follow the sun and your mood to the various seating, lounging, eating areas. At night, the outdoor lights come on, turning the backyard into a relaxing paradise. Then I will remind you that you haven’t seen the rest of the inside. A few of you follow me inside. First I will show you the private master suite, a very large bedroom with a king bed, fireplace and a 40” flat screen, with private access to the patio, a bathroom with dual sinks, Jacuzzi tub, separate shower and a large walk in closet.
The other two bedrooms and bathrooms are at the other end of the house. One bedroom has a queen bed and overlooks the outdoor lounge, the other has two twin size beds that can be converted into a king, with a memory foam topper. Both bedrooms have 32” flat screen TV’s. Before I leave, I will point out all the kitchen goodies; gas cook top, wall oven/microwave, top of the line refrigerator, dishwasher, toaster, toaster oven, coffee maker, the china and glassware collection, utensils, the walk in pantry with some dry goods. I will have for you some basic cooking ingredients; salt, pepper, sugar, spices.
And finally, when I’m alone in the laundry room, I ask myself, was the top of the line washer and dryer worth it. The answer is yes, I would expect all this at my home and this will be yours, if it’s only for a short time.

We stayed a week and loved everything
The outdoor space was amazing and inside was beautifully decorated and very spacious!! We will definitely be back!!!
We have just returned from a 4 week trip around the USA. We stayed in this property for the first 7 nights and we are so glad we did. The villa is beautiful and the garden is absolutely fantastic. It really is like having a hotel pool and surroundings to yourself. We met lovely Georgeta on arrival who showed us around the villa. We all just followed her round with our mouths open as she showed us around. Georgeta is not at all intrusive but is contactable for any queries. She couldn't have done more for us. Her husband popped over once mid week to make sure everything was ok. What a lovely guy he was also. Everywhere is spotlessly clean inside and out and the pool is absolutely beautiful. We agree with all the other good reviews and would give it 20 stars if we could.
We would definitely recommend this property to anyone who would rather not stay in the middle of it all in a hotel whilst visiting Las Vegas but then it is hard to drag yourself away from this paradise to go and visit the strip and maybe one day we will return to Vegas just to visit the best attraction of all … The Sunlit Villa.

We stayed for ten amazing days at this wonderful home. The home is just what the pictures show and more! We were met by Georgetta who toured us through the home and made us feel very welcomed. The backyard is an oasis, with a large pool for laps, a separate large hot tub, a large grill, plenty of seating and lounge areas with plenty of sun and shade to keep everyone happy. There is even a seating area with a firepit. We grilled out one night and ate steaks while watching the eclipse, magical.
The house is on a culdesac and is quiet. You can see planes come in for landing but they are not disruptive at all. Kind of fun to watch the activity of the planes. Gentle hum if you are outside. You don't hear them inside. I am not a great person at relaxing...this home induces relaxing! I even fell asleep on the provided rafts for the pool.
Laundry room is fabulous! Plenty of folding countertop room. The kitchen has everything and more! There is even a Starbucks espresso machine. Filtered water at the sink and in the refrigerator. TVs in all the bedrooms with satellite. Formal dining, but so many seating options outside, we did not use it. Formal living room, but the family room with tv was so comfortable and accommodating we did not use it. The left side of the house has two bedrooms. One bedroom (twins that can convert to king) has direct access to toilet and shower/tub combo. The bathrooms share a large vanity with two sinks. The other bedroom is a queen size bed that access it's bathroom (toilet and stand up shower) through the vanity area. The stand up shower was perfect for my mom who has some limits to mobility and uses a shower chair. She loved the shower!! Each bedroom has large closets!!
The master bedroom is enormous, with a huge bathroom and massive walk-in closet. Bathroom has large walk-in shower and separate Jacuzzi tub. The toilet is in the bathroom in a separate room with sliding door.
This is a well maintained home, with caring owners. We also met Atilla during our stay, who was wonderful to visit with. The home is impeccably clean and everything you need is provided.
The home is located in a great area. Close to airport and strip. We shopped at Sprout's and Smith's. Sprouts was great for produce and meat especially.
We are already looking at our dates for our next visit. We have rented many homes and this one takes the cake!
When we booked this Villa I must admit to being influenced by its 18 5* reviews.
Having spent a month there, we were right. The description and pics are accurate, but the pool and yard are bigger than they look! There were 5 in our family, and we dined at a different table by the pool for a week, and the relaxing area by the hot tub will easily take 8-10 people. Our three teenagers managed to occupy it from day one, and it became a parental no-go zone.
The Villa itself is very clean, and the saltwater pool was the cleanest we have had in all of our Las Vegas rentals. we did not get to meet Georgeta, but she left us in the very capable hands of Theresa and Ismail her husband. Nothing was too much trouble, concerns were dealt with within the hour. Remarkable service.
In the month we did many things and have always found LV to be well placed for exploring the South West USA.
Would we stay there again, in a heartbeat.
Spacious, well laid out, and well equipped, Sunlit Villa offered an exceptional home-away-from-home experience for first time home/villa renters. I would highly recommend Sunlit Villa. It sets a high bar in terms of service, location, comfort and amenities.
The property is located about 10 minutes east of the airport in a quiet, safe residential neighborhood. You can see the parade of planes queuing to land at McCarren airport from the backyard, but very little airplane noise (I found it hypnotic). It is about 12 minutes to MGM, 20 to downtown Vegas. Grocery, liquor, drug stores, coffee shops, WalMart, Sam's, all within five/ten minute drive.
We enjoyed discovering neighborhood bars where locals hang. The Rum Runner (Packer themed), Blue Ox (Viking) are five minutes away. The Dispensary: best burgers. Chalapa: best Mexican. Hint: check out Groupon and Yelp for deals, we got into Mac King (best show in Vegas, hands down) for $10 a person.
The house is more spacious than pictures show. Clean as a whistle. Very comfortable for three couples, if not more (if someone wants to crash on coach). Flat screens in every room, wi-fi, filtered water, ice in frig, great laundry room, comfy beds and spa-like bathrooms. Great lay out: two different wings separated by living room area, allowing for privacy and individual heat/air control.
Kitchen is well provisioned: cooked everything from spaghetti to gumbo and never lacked for pot or utensil. Fantastic glass-, silver- and dinnerware. Blender for margaritas. Cooked extensively on the outdoor gas grill (really nicely set up) which was big, new and clean.
The backyard "oasis" was the highlight. Fantastic salt water pool (note: pay extra to heat), hot tub that seats six, and a lanai area perfect for reading the paper and drinking a Bloody Mary. Our three visiting college kids loved it, especially in evening when it was lit up. Plenty of area to sit in or out of sun. Nice fire pit area for cool nights. Outdoor ceiling fans. Best of all: almost complete privacy. Never saw (seldom heard) a neighbor. You have the place to yourself.
We really enjoyed meeting and getting to know Georgetta and Attilla, who provide exceptional client service. We met at the house, they showed us around, answered all our questions and then left us alone. We rarely needed to call them, but they always were responsive and friendly.
Life's short. Go. Enjoy. We'll be going back.
When 7 of us decided to head to Vegas to run/spectate the half marathon, we knew we needed more than just a few hotel rooms. The house was just as pictures show! We walked into an amazing home that had all of the amenities you needed for a wonderful getaway. Before the race, we spent time lounging outside, in the hot tub and the cabana. The non-runners enjoyed the short drive to the Strip and we all enjoyed the kitchen for our own meals. The size was perfect for 7 adults. We could not have asked for more. Next year, another race, another stay at this wonderful house!
