About the property

Village, close to Mackerel Cove Beach

Available December, 2016 through May, 2017. This charming one or two-bedroom apartment is conveniently located in the desirable south end of Jamestown Village, about mid-way between East Ferry and West Ferry. You can walk to Mackerel Cove, downtown restaurants and shops, Jamestown Arts Center, several beaches, tennis and golf. Newport is a 10-minute car ride, or for a fun day on the Bay, catch the Jamestown Ferry. This peaceful oasis is surrounded by mature shade trees, stone walls, perennial gardens and fruiting blueberry bushes. Architect-designed and custom built in 2010, The Waves apartment is attached to the main house but is utterly private, with its own yard and outside entrance. There's convenient off-street parking just steps from the apartment door, with on-street parking available for additional cars.

Elegant styling with every modern convenience, including central air conditioning throughout. The open layout combines living/dining/kitchen area. Cathedral ceilings, skylights and a central cupola create a bright and airy interior. In the living room, French doors open to a west-facing balcony with sunset views and sea breezes. There's a gourmet kitchen with cherry-top bar and four stools, granite counter tops, quality cookware and elegant barware. The living room has hardwood floors, while bedrooms are carpeted and the bathroom floor is tile. For those who prefer cross-ventilation to air conditioning, there are numerous screened windows and ceiling fans in every room. Amenities include cable TV, large flat-screen TV with DVD, free Wi-Fi for your laptop, and stereo dock for your IPod.

The layout is flexible, and allows you to choose the number of bedrooms you need. The standard layout (740 total square feet) has one bedroom and sleeps 2, with a Queen bed, bureau and walk-in closet. Open a door off the hallway, and there's an optional, large second bedroom (17' x 22'). The second bedroom has a Queen bed, bureau, closet and seating area featuring a comfy couch, three chairs and a coffee table. With this option, the apartment totals 1,115 sq. ft. Which layout to choose? For a single person or couple (1 or 2 people sharing one bed) the 1-bedroom layout is a good, economical choice. For two couples, or two singles, or a family with children (2-5 persons) the 2-bedroom layout is a must. Bed linens, towels and beach towels are included.

The pleasant backyard is bordered by perennial beds and high-bush blueberries (pick your fill in July and August). There's a small patio with gas BBQ grille and a dining table that seats four for al fresco dining out of doors.

Supplies include: Paper products, soap, wraps, spices and basic staples for the kitchen. Convenience items include hairdryer, iron and ironing board, board games, playing cards, flashlights, barbecue utensils, lobster pot and crackers, a good reading library, and guides to area attractions. If there's something more you need, just ask!

About Betsy Gooding

Owner is a psychotherapist and mother of two. We are very involved in the community and enjoy our island life. I'm happy to steer guests to local sailing, kayaking, tennis, golf, beaches, galleries, restaurants,Newport mansions, nearby islands, and hidden gems -- whatever interests you.

Betsy Gooding purchased this apartment in 2010

Why Betsy Gooding chose Jamestown (Conanicut Island)

Jamestown offers unsurpassed quality of life that combines small town ambience, scenic beauty and numerous enrichment activities for children. We incorporated a separate guest wing when we we built in 2010 because we love to entertain and to welcome guests to Jamestown. Location is 3 blocks from Mackerel Cove beach, on a quiet street.

What makes this apartment unique

Jamestown is unique on the Eastern Seaboard because of its incomparable beauty, rural character, working farms, multiple access points to Narragansett Bay, and relaxed atmosphere. As year-round residents, we enjoy walking access to fine restaurants, marinas, galleries, churches, hiking trails, town offices, an excellent public library, recreation center and business district. Newport is just 10 minutes away by car; the Jamestown Ferry is a fun way to access downtown Newport and Rose Island in summer. Jamestown offers easy access to major metropolitan areas via Route 95 and T.F. Green Airport.

Guestbook comments from the owner

Thanks for allowing us to share such a lovely apartment. The pictures on VRBO don't do it justice. It worked perfectly for our family of 4. A few pointers for future guests: Restaurants: Slice of Heaven (in town; excellent breakfast); Chopmist Charlie's (in town; great seafood); Simpatico (great food and ambience); The Landing in Newport (great views and good food; The Black pearl, Newport (decent food). Things to do: 1) Take express ferry to Block Island for the day. Rent a car or moped. Aldos good for lunch & ice cream. Wear appropriate shoes for Mohegan Bluff. Two lighthouses worth seeing. 2) Cliff Walk, Newport: 40 steps and the Mansions. 3) Fort Adams: it's worth paying for the guided tour (only way to enter the fort. 4)Strolling thgrough Newport. 5) Mackerel Cove Beach - go earlier in day because it's groomed everyday and gets seaweedy in afternoon. 6) Beavertail Lighthouse: Pack a picnic lunch and eat it on the grass amid crashing waves and great views of Newport. 7) Take pictures on Jamestown windmill. 8) We wanted to go whale watching but couldn't find time in the schedule. FYI, they only run Tuesday, Thursday and Fridays starting 1:00-5:30 pm

Waves Carriage House Apartment
average rating of 5.0 based on 23 reviews

Great place that perfectly suited our family!

  • 5 of 5

The house was amazing and very well priced for Jamestown. The place was spotlessly clean when we arrived (including a welcoming note and pastry from the owner!). The layout is very spacious for a family of 3-4 or 2 couples. Our kids (4 & 7) had plenty of space to stretch out and play in the living area. The kitchen was extremely well equipped, by far the best I have encountered at a rental. We could have cooked a feast without any problem! The owner lives part time next door and was very welcoming and friendly. All the information we needed upon check-in was readily available in a helpful brief. Everything was exactly as promised and listed on the VRBO site. The location was very close to the beach (although we didn't go because of the time of year) and to town. The local grocery store is a short 5 minute walk, just at the end of the street. We spent most of our time with family that also lives on the island for Christmas holiday so we didn't really try the local restaurants.

Overall, I couldn't image a better experience! I would definitely recommend Waves to anyone planning a trip to Jamestown and we will stay there on our next trip back. We did opt for the 2 bedroom option, which I would recommend for any more than 2 people.

My husband and I enjoyed our one-week stay in Jamestown at this delightful apartment. When we arrived, there was a lovely note from Betsy on the door as well as some delicious tomatoes waiting for us on the kitchen island. The apartment is clean and has everything you need. The kitchen is well appointed with everything you need to cook and bake. The bathroom has soaps, q-tips, cotton balls, and kleenex. The open floor layout is wonderful. Open the french doors to the balconette and you experience the most amazing breeze. It is on the 2nd floor, so we enjoyed letting the windows open all night rather than using air conditioning. We spent 4 fabulous days in Newport which is a hop, skip and a jump from Jamestown; we did everything imaginable; sailed on a schooner, visited 5 mansions, toured Fort Adams, walked the Cliff Walk, and went to two museums - the Audrain Automobile Museum and the National Museum for American Illustration (if you like Norman Rockwell, you must visit). One day was spent relaxing in Jamestown with a jaunt down to Beavertail Lighthouse for some afternoon reading by the ocean. We were so glad to have such a wonderful place to come back to in the evening. If we get up to Rhode Island again, we will definitely make arrangements to stay at The Waves. Thank you Betsy for being such a great host!

Our family of four enjoyed a wonderful week in Jamestown at "The Waves” cottage in June... The apartment exceeded all our expectations in every way... It was very private, super clean, and exceptionally well appointed... The apartment has all the charm and character of a Nantucket cottage with the added benefit of all the modern conveniences like an open layout, skylights, central air conditioning, and super fast wi-fi… The apartment has an amazing gourmet kitchen… Everything a cook could want is right at your fingertips from EVOO to fresh ground pepper… We found a wonderful local seafood shop in Jamestown called “Zeke’s Creek Seafood, Bait & Tackle”… The owner was super nice and the seafood was simply outstanding… We enjoyed cooking almost every night and couldn’t wait to get home… From pan seared scallops with fresh asparagus to Little neck clams linguine, and Lobsters on the grill… I can’t recall ever enjoying cooking so much while on vacation than our time at “The Waves”… It's only a short walk to downtown Jamestown and all the shops and restaurants… Also an easy walk to nearby Mackerel Cove beach and Beavertail State Park offering some of the most spectacular vistas along the New England coastline.... Historic Newport is just a short car or ferry ride away... We enjoyed an amazing day trip to Martha’s Vineyard… With two teenager’s, we spent our only rainy day at the Premium outlets in Wrentham, Mass which is less than an hour away and the girls couldn’t have been happier… After a day of shopping, we had dinner and took in a movie at the nearby Patriot Place located at Gillette Stadium. We would highly recommend a stay at "The Waves” cottage… It’s very clear that Betsy goes way out of her way to make everything very very special for all her guests... Already looking forward to next time…

Ideal setting for the perfect New England getaway!

  • 5 of 5

My husband and I spent two weeks on Jamestown in this adorable, homey apartment. Despite having lived in R.I. for 50 years, we had never spent any time on Jamestown before. We felt very much at home and took advantage of our proximity to Narragansett (go to Twin Willows for their fish n chips), Newport, Little Compton and Providence. Also, spent a day in Boston at the Museum of Fine Arts. The apartment had everything you would need and then some; my husband said that the kitchen was better equipped than ours back home in Florida. We were able to entertain family & friends easily. We had two dinner parties and a ladies' luncheon with 5 friends. The village of Jamestown is within walking distance; we would walk each morning to get the morning paper and a coffee-to-go from the corner market. Everyone we met in town was friendly and welcoming. Some afternoons or evenings, we would walk into town for exercise or burger 'n beers at the Narragansett Café where we also heard great live music (no cover). The desserts from Slice of Heaven wowed our dinner guests. The bed and pillows were comfortable, and the neighborhood was quiet. Betsy was easy to work with via e-mail and there were no surprises. Please note that there is a flight of stairs to gain entry to the apt. We are already planning to return. You will not be disappointed.

Beautiful apartment, great location

  • 5 of 5

My family has been coming to Jamestown for years and so we know the island well and love it. We needed to find a new place to stay, though, and we were so fortunate to have found this lovely apartment. The owners obviously put great thought into the apartment's design (it's a separate apartment attached to a new home) and furnishings. The furniture is attractive and comfortable, the decorations are tasteful, and the entire apartment is well stocked with towels, good quality dinnerware, pots, pans, and kitchen utensils. There are even beach chairs available for use! So thoughtful and so much more than many beach homes for rent. The house is almost halfway between the small grocery store on the island and the beach, so it's convenient to everything. We plan on returning next year!
