About Frank O'Reilly and Sean O'Reilly

My wife Angelique and I bought this historic property from a family that had owned it for 155 years! This once in a lifetime chance (several lifetimes actually) was simply too much to miss. With such a spectacular riverfront location, our goal was to create the most memorable vacation retreat in the Shenandoah Valley. After years of planning and design for a river cottage, to compliment the existing renovated farmhouse (a ten minute walk away through the woods and rolling fields), the results are yours to enjoy. One of our sons Sean took over online reservations in 2012 but dad Frank is still the 'boots on the ground' and will be on the other end of the phone if you call. Our family never tires of it and it is our joy to share it with you.

Frank O'Reilly and Sean O'Reilly purchased this cottage in 2005

Why Frank O'Reilly and Sean O'Reilly chose Shenandoah Valley

After 30 years of living on the Shenandoah River, enjoying it's beauty and recreational possibilities, we were still awestruck by the sheer magnitude and combination of nature's bounty possessed by this farm...thousands of feet of River Front, sweeping views of the Blue Ridge Mountains, acres of rolling hills and woods, sunrises, sunsets...the list goes on and on.

What makes this cottage unique

'Peacefulness without loneliness' is an old Irish expression that captures the private wooded riverside retreat yet convenience of so many attractions, shops and restaurants nearby to the River Overlook Cottage at Rolling River Farm.

Perfect for a quick getaway!

  • 5 of 5

I just stayed at the property last weekend with 5 girlfriends for a long weekend. We truly loved and appreciated every square inch of the cottage. There was ample sleeping space for the 6 of us and the beds were really comfy. The kitchen was well-stocked and we loved the open space that allowed us all to be in the same area when prepping meals, eating, and just generally hanging out. We used the hot tub, marble fire pit and "real" fire pit. We didn't get a chance to use the kayaks/canoes, but walked down to the dock to admire the river. I can see that this cottage would be truly spectacular in the fall, but we loved it at this time of year so much.

Just a couple other notes: Sean, who we primarily dealt with, was VERY responsive. We had a couple small issues that he was quick to remedy (none of which dampened our vacation at all). The drive up to the property is a little creepy (none of the surrounding properties are at ALL the caliber of this place - don't be discouraged driving up to the cottage) - make sure you read the directions on the HomeAway app first and then it'll be old hand the second or third time up. The property feels very private. No worries about the neighbors I just mentioned!!

Thanks Sean and Frank - we'll be back!!!

Owner's Response: Trish, Thanks for your comment appreciating "every square inch". I spent a couple of years designing the house ( I am a design builder of 35 years) ...and that does not count two years of contemplating where to build- with 108 beatiful acres it was not an easy choice to build the first house there in about 100 years! The neighbors on the road to the Farm have all been around for years and years and most of houses were weekend river cottages (and many still are). Thanks for coming and hope you return next time you have a ladies getaway! Best from the O'Reillys

A Slice of Heaven!!! ( Great family weekend!)

  • 5 of 5

This trip was very important to us because my husband is military, so when he's home, we have to make the most of our time. In all, there were 9 of us, and a baby. We booked for mid April. 3 nights. First, the weather happened to be gorgeous. (75 degrees) Bonus!! Second, because its sooo early in spring, the leaves have not grown back on all the trees, so you can see the beautiful river perfectly unobstructed from the house- even better than pictured! Beds were comfortable and space to hang out was ample. It was flat enough in the front of the house to play volleyball and we enjoyed that. Kitchen-fully stocked. You don't need to bring a thing.. (although I did bring my Keurig because I don't favor coffee makers. no problem). We found ourselves around the gas fireplace for board games several times (perfect large game table in the living room) fun! Grandma discovered a beloved book on the bookshelf and enjoyed herself reading on the upper deck. We hiked the property, loved it. We rode down the mountain to town (10 minutes away) The drive itself is GORGEOUS. The views from every room in the house are magical. the natural light is so warm. Its so quiet and secluded--you would think you were the only home for miles! You can really hear yourself think clearer. We were unable to enjoy the accessable beautiful outdoor gas fire table the first night due to a wire that had to be replaced (a squirrel chewed it) But we made a fire down the hill in the firepit that we enjoyed. And they fixed it the next day and it worked great (thanks guys!) 6 of us had the BEST time recconecting over cold beers laughing in the hot tub the first night, However, the water filtration system sadly was not working well and when we opened it to get in the second night, it was too murky looking to get in. (My family are not dirty people...we have sat in many hot tubs with this same crowd through the years and never seen the water 'turn' like that---especially after one use?) That said, hot tubs are a fickle and meticulous piece of equipment to maintain-we used to own one. The fun kyak races we got to have off the private dock made up for the fun we missed in the hot tub the other nights! There are 3 kyaks and we had a blast! Sean was so kind to accommodate us in other ways which more than made up for the hot tub disappointment. This was a special time that we won't forget and was SO worth the price. We would definitely book again! Was such a blessing!

Owner's Response: Hi Shalise, Firstly, let me say thanks for all the sacrifices you make for the rest of us as a military family. I am glad you choose the Overlook and loved it...and when the weather is perfect it is truly unbeatable! Thanks for coming. Best from Frank, Sean and the rest of the O'Reillys

Absolutely wonderful!

  • 5 of 5

It was a spring break getaway along with my sister's family - 4 adults and 4 young kids. This property was perfect for us and we enjoyed every minute of our visit for 3 nights. The house was fabulously equipped with beautiful and comfortable furniture, full kitchen, outdoors hot tub, games, internet, and netflix; the view of the surrounding scenary was available from every corner of the house and it was stunning! On our second day, my five year old asked if we could live here and I was sad to say no.

We brought a canoe with us and it was so nice to be able to access the river from a private dock. It was also very nice to have kayaks and life jackets to use as well. The river was very calm and easy to maneuver and enjoy.

For those who will be visiting with little kids, we had easy and great trips to Skyline Cavern (30 min) and a short hike off of the Skyline Drive (from the visitor's center 5 miles in). Also during our drive back to DC, we detoured to stop at the Great Country Farm and Dirt Farm Brewery for extra family fun.

Everything about this house was pure joy, and we are very thankful to the owners to share this beautiful house with us. We hope to go back there sometime soon.

Owner's Response: Hi Allie, Your five year old son gave us as good a complement as we could ever wish for! Thanks too for the tips on things to do (even I learned something). We really take a lot of pleasure from guests who choose to make the Overlook their " home away from home". The husband of one couple (it was their forth visit) asked me to tell them if I ever sold the home because he wanted to buy it. The wife quickly piped up and said no, it was better to rent it, because if they owned it they would be doing what I was doing (which was cutting the grass). The moral of the story for me was that we do the upkeep so that it is a true getaway for or guests. Best, Frank, Sean Angelique and the rest of the O'Reilly family

Spectacular Retreat

  • 5 of 5

Our family of 8 really enjoyed this property as a place to relax, cook, play games, kayak, and enjoy the spectacular view of the Shenandoah River. The house is clean, well-furnished, and new. We shared meals together and had hours of spending time together. It is very refreshing to wake every morning and to have the river below as you drink your coffee. Great location for exploring Skyline drive, hiking, driving to Washington D.C., or traveling to Gettysburg National Battlefield. We really appreciated the little perks too. The jacuzzi was wonderful especially at night. They had placed charcoal on the grill ready to light and cook steaks. There are 3 kayaks you can use to explore the river. The house is clean and had many things already to use for cooking in the kitchen. The host Sean was very responsive to phone calls and questions. We had a marvelous time and would recommend this property for anyone interested in a quiet retreat very close to lots of other things to do!!

What a view!

  • 5 of 5

Our family visits the Shenandoah Valley every summer and we usually choose a different house each time in order to experience something new. The house is beautiful and well kept. Absolutely loved the gas fire pit (though initially the tank was missing, however, the owner soon remedied that), the Jacuzzi, and the porch area facing the river. Explored the property and the old cemetery, saw a cool snake, very large frog, and an unidentified furry black animal that disappeared as quickly as it was sighted (very mysterious....big foot???). Kayaked every day, found a small tributary off the main river that went under Highway 66 and under a separate bridge for a train which happened to come by while we were under it - both very neat to experience. Fishing was good. Loved the nearby Family Drive-In Theater, 5890 Valley Pike, Stephens City, VA 22655, as well as Front Royal Canoe (River Outfitters) -8567 Stonewall Jackson Hwy, Front Royal, VA 22630, took a very relaxing 2 hour tubing trip twice! Only negatives and they would not keep me from staying here again: very steep to the river so getting the kayaks up and down was a bit challenging if you bring your own, though the owner will deliver theirs along with paddles and vests if you like; also, there is a dam to the left of the house which is a bit close for our preference, and there are power boats and skiers on this stretch of water, so one must paddle a little ways from the house to get away from them and find the quieter parts of the river. If you have kids, suggest keeping close eye on them and encouraging them to stay near the shore when boaters are out. Highly recommend this property - just beautiful and the owners are very sweet.
