This beautiful home is located in the Texas Hill Country on 62 acres of wooded land, with a spring fed creek and two large ponds (3 acres & 2 acres).
Come ready to relax in this peaceful environment and enjoy the panoramic view from the 2nd story deck while the sun sets over the hills and you can watch the deer come out to feed.
Our newly remolded two story home features an upstairs with 2-Bedrooms, 1- bathroom, a sleeping loft, living/TV area, dining table and kitchenette. The bamboo wood flooring and natural wood trim provide the entire space with a modern Hill Country style.
Downstairs through the main entry, there is a breezeway that contains a large 6-person dining room table. A second bathroom is located adjacent to the breezeway in the garage along with the laundry area.
In addition, there is optional access to a full kitchen, living room and the master bathroom (all located downstairs) made available for an additional $150 fee.-Please inquire w/owner.
There are queen size beds in each of the two bedrooms along with a closet and dresser for your clothes and personal items. The sleeping loft provides for the 3rd queen size bed.
Bathrooms: Upstairs and downstairs
The remolded bathrooms feature Travertine tile floor and shower. There is bathroom located upstairs and a 2nd bathroom downstairs via the garage access. There is third bathroom (master with tub) located in the optional rental portion of the house downstairs
Has a queen size inflatable mattress. This is a great area for the kids and adults (access via wooden ladder) because of the private space with a wonderful view.
Upstairs Living Area:
Couch and chair w/ottoman, TV with DVD player and a spotting scope for watching the wildlife.
Has a microwave and mini-fridge. It is stocked with a complete set of eating utensil, glasses, bowls, plates, etc. We also provide an electric skillet, a toaster oven, toaster, coffee maker and an electric hot water pot.-Complementary tea and coffee are included.
There is an R/O filtered water faucet and the house is supplied via a spring fed well and is treated with a water softener.
Accessed via the front door entrance. It contains a large wooden dining room table (seating for six) and provides one of the two entry points to the second story portion of the house via a metal spiral staircase. The breezeway walls are made of rugged hand-cut white limestone rock giving it a distinct Hill Country character.
Laundry: -High efficiency washer & dryer are located on the 1st floor next to the 2nd full bathroom downstairs. We also have an ironing board and iron.
Outside covered porch and uncovered patio:
Located on the east side of the house, the covered porch contains a 6 person wooden table and chairs. the uncovered limestone patio has a charcoal grill (we provide the Charcoal) and a metal fire pit (we provide oak firewood).
Our house a one hour drive from Austin and San Antonio, located 7 miles from Johnson City and 27 miles from Fredericksburg with easy access to the LBJ ranch & National Historic Park, the National Museum of the Pacific War and numerous art galleries. It provides a unique getaway destination to enjoy the great outdoors while having access to Texas culture, arts, wineries and excellent local restaurants.
Hill Country Attractions: Fredericksburg, Texas
Originally settled by German immigrants in the 1840's, Fredericksburg is a charming town that has retained much of it's old world character from the architecture to authentic food. It is also the home town of Admiral Chester Nimitz and the National Museum of the Pacific War.
Visit our 'next door' neighbor's diverse collection of large scale outdoor sculptures on the 140 acre property. Open to the public on the first weekend of the month (Friday though Sunday) from 10:00am to 6:00pm.
Hill Country Science Mill:
Located in Johnson City, this newly opened museum features a wonderful hands-on collection of science exhibits and kid focused activities.

1. Stonewall, Tx: Home of the 'Texas White House' where Lyndon Baines Johnson (36th President of the United States) ran the his presidency when he wasn't in Washington DC. LBJ and Ladybird are both buried in the family cemetery on the property.
2. Johnson City: The LBJ National Historic Park and his boyhood home are both located in Johnson City
3. Enchanted Rock and State Park: Hike and camp in the shadow of this huge, pink granite exfoliation dome, that rises 425 feet above ground, 1825 feet above sea level, and covers 640 acres. It is one of the largest batholiths (underground rock formation uncovered by erosion) in the United States. Located just a little over an hour away.
4. Luckenbach, Texas: Made famous by Waylon Jennings country song. Only 25 minutes away

We bought this house in January of 2007 and spent 2 1/2 years remodeling it. We also implemented a strategic land conservation measures on the 62 acre property by removing cedar, planting natural grasses and implementing erosion control. In addition, we spent 6 months building a 3 acre pond that had originally been created in the 1960's by LBJ when he owned this property.

We bought this house and property with the intent to teach our children to respect and enjoy the beauty land (fauna/flora) along with the diverse wildlife that mother nature has provided us here in the Texas Hill Country. And just as important, we can teach them to be good stewards of the land because it will be here long after we are gone.
Subsequently after remodeling the house and implementing the strategic land conservation measures, we decided to rent it so other families could have the same experience with their children, while briefly escaping from the hustle and bustle of our modern, technology driven lives.
You can relax in the confines of a modern hill country home, then step outside to connect with the sights, sounds and beauty of the great outdoors (on 62 acres). Unwind and reflect by one of the two ponds then enjoy a picnic lunch on the deck. Or sit by the fire pit at night enjoying the millions of stars overhead "Deep in the heart of Texas"!
Our house is located in the middle of what is now the second largest wine region (behind Napa Valley) in the United State between to two beautiful quaint Texas towns (Johnson City and Fredericksburg)

Rented this location for a weekend with the grandkids. Enjoyed the stay and the peacefulness. Felt very secure and comfortable. The history behind this home and the ranch was surprising and fun to discover . I highly recommend this rental. We rented the downstairs as well as the upstairs and it was nice to have a separate place to prepare meals. The outdoor areas were very relaxing.
Loved our recent stay at this hill country home! There's a great view from the porch (including incredible sunsets) and so much wildlife around. It's so quiet and peaceful out there! Loved that it was out in the country yet still close to a lot of wineries and not too far from Fredericksburg. It was perfect for our group for the weekend.
What a great place to go. We are a family of five with three small children. Our 3 year olds loved exploring the house and swimming in the pond. Our 8 year old loved getting up early to sit on the porch and watch the wildlife. Everyone caught fish in the pond. This place has plenty to do so you don't have to leave if you don't want to. There are great local sites, hiking at Perdenales was a blast. We will definitely be back.
Truly enjoyed our visit and the property far exceeded our expectations. Home is immaculate and acreage provides for complete privacy. Very conveniently located to the wineries and many hill country attractions. Driving the "back roads" alone is incredibly relaxing with beautiful scenery. We rented the entire home and had plenty of room, amenities and the associated property history is really interesting.......everything as advertised. Were also able to take in some fishing on the property and caught several nice bass and big perch. Enjoyed grilling steaks, sipping wine and hanging out around the fire pit. Owner is very responsive and their communication is excellent!!! Hope to return very soon!!
It was hard to know what to expect as we drove the beautiful winding hill country roads to our girls get-away, but once we arrived, we were thrilled with what this beautiful home afforded us. There were 5 of us, but we were very happy that we opted for the entire space. The loft was fun for our 15 y/o granddaughter; the kitchen was well equipped and the outside seating areas provided us wonderful views....especially the expansive deck from which we experienced spectacular sunsets. All of us fished with each of us scoring a catch! Wish I could share the pictures!! The owner was very responsive to my multiple questions prior to our arrival. The only thing that I wished for was MORE TIME!
The description on the listing is very accurate. We had 3 adults and 2 children with us for our stay, and all of us enjoyed it immensely. The extra bathroom downstairs was very convenient and a big help when we were all trying to get ready for a day's activities. We stayed in the top apartment only for this visit and it was perfect for a weekend stay. Everything we needed was available to us in the house. The large windows and balcony provided spectacular and expansive views of the surrounding hill country.
The location is remote and very much feels like you are on your own little ranch even though you are only 5 miles from Johnson City. One bonus attraction was the Sculpture Ranch located next door. It's only open on certain days and limited hours, but is well worth visiting. We were delighted to hear that it was originally owned by LBJ and used as his deer hunting ranch. The statues and paintings there are both amusing and awe-inspiring. There are also all the other attractions that Johnson City has to offer (LBJ Historical Park, 290 Wine Trail, etc.). There is a lot to do in Johnson City, as well as the area around Fredericksburg.
We had a great weekend and really wished we had spent more time at the house and the area by the pond. We awoke each morning to deer in the yard area and that was a bonus. The does and fawns were fun to watch. We plan to return and take advantage of the peace and quiet, the wonderful scenery, and the relaxing atmosphere. Highly recommended.
