This comfortable and casual large beach house is steps to the water from your own private beach. It is only 3.5 miles from town, an easy bike ride, or water taxi ride. We will arrange your transportation to the house upon your arrival on the island via a private boat. There is a new golf cart available on the premises

Situated in the quiet and secluded north beach area, you have only other beautiful private homes and a few small resorts on large tracts of land up and down the beach. You have privacy but are only minutes from everything.

Next door is a great dive shop offering personalized dive trips, and you can walk down the beach to nearby restaurants.

If you like to fish, right in front of the house is the best place on the island to catch Bone Fish, you can see them from the balcony. For reef fishing, a guide can pick you up in front of the house and take you on a 5 minute boat ride to the reef.

Newly refinished in 2015, this home is 2700 sq. ft. Even though there two fully equipped separate units, the house is reserved as one unit. Each floor has large bright and airy rooms to enjoy the views, plus great air-conditioning. Upstairs (sleeps up to 4) has a full kitchen, 1 master bedroom + 1 bathroom with jacuzzi tub and glass enclosed shower.

Downstairs (sleeps up to 6) has 1 full kitchen, 2 bedrooms, +1 bathroom with a shower. Plus there is a queen size futon in the living room.

Overlooking the barrier reef, there are large covered porches off each level, plus a 3rd floor viewing deck that provides spectacular sun rise and sun set views to both sides of the island.

We want to ensure our guest’s comfort and complete enjoyment in this paradise setting. We strive to have everything you need, including a caretaker near by who will provide any assistance you require.

Owner prefers Paypal and provides a discount of 10% if paid via Paypal or Credit card through the owner.

Payment terms: 50 % at time of reservation. This is a deposit to take house off the market for specified dates. Balance due: no later than 30 days prior to check in. If not paid, owner reserves the right to cancel reservation for non payment and only credit will be given towards a future stay.

Strict Refund Policy: 100% refund if cancelled prior to 60 days of check in. Cancellations less than 60 days, will be a credit for future stay no refund will be given, unless cancelled because of natural disaster , such as hurricane, floods etc. In case of a natural disaster, 100% refund will be given .

About Conrad McGinnis

This property was built in 2010. I am the second owner and purchased the home in 2014, after seeing the house and loving not only the house, but its perfect location on the island. The house is close enough to town, but far enough to be out of the hustle and bustle of San Pedro. It is the perfect place for families and couples that want their privacy.

Why the Owner Chose San Pedro: The location of the house overlooks two natural cuts in the Barrier Reef. Also this location has one of the best locations for Bone Fishing on the island. You can see the bone fish in the water from the Balcony. The reef is less then 1/4 mile from the house.

The Unique Benefits at this House: Year built 2010: year purchased 2014- I love the views from the Beach House. It’s a quiet and relaxing area, not far from the action. You can see the reef, and hear the waves breaking from the house. At night you can see cruise liners and of course the star filled night sky. There are plenty of exotic birds around the house, and it is so quiet all you can hear are the sounds of nature around you.

What makes this house unique

When I was looking to buy property in Belize, I wanted to get away from the hustle and bustle of a city, but close enough to enjoy the shopping, restaurants and amenities. This property is 4.5 miles away from town so it is peaceful and quiet. You almost feel like your on a private island. If you want to go into town, you can use the bikes, catch a water taxi which is about 150 yards away or use the new golf cart ( additional cost).

We have just returned to phoenix after spending 9 days at Casa nirvana was a 5-star experience .. The team is amazing ..Susan is a wonderful host and is so responsive to your every need . Coral Divers which is next door is amazing as well . Genie lead are crew of 6 teenagers from beginning to advanced dives ..he is truly one of a kind ..Last dive was the epic blue hole..genie came with us as one more set of eyes on my kids ... The house is beautiful and Conrad is wonderful...

The house is really nice and the owner did a FANTASTIC job of ensuring that everything about our trip ran smoothly. The only issue with Casa Nirvana was the sea grass smell outside- really nothing could be done with that. The house itself is great, and it's location to Secret Beach couldn't be better!

We had the pleasure of staying at both of Conrad's properties- Kantura Ku in the jungle and Casa Nirvana on the island. Both experiences were very different but equally exciting. At Kantura Ku we had the most wonderful caretaker/cook Karen. She treated us like family. Conrad set us up with Belize Inland Tours where we met one of the owners Omar. Omar was FANTASTIC- he was a great tour guide and he went out of his way to show us a great time.

At Casa Nirvana the caretaker/cook Camille was also wonderful. She treated us like family and worked hard to help us when my husband got sick. Geni at Coral Divers led a memorable snorkel trip with just our family. All through both locations, Conrad made travel and tour arrangements, checked on us, and ensured we were good. I was initially worried when I booked a trip to Belize without a travel agent, but Conrad was way more involved than a travel agent would be. We got to see many different parts of the beautiful country of Belize. THANKS CONRAD!!

Lovely beach house on very charming island

I thoroughly enjoyed my stay at Nirvana in San Pedro Belize. The trip began dreamily by being picked up at the airport by boat. We sped across the sparkling ocean to Nirvana. The house was a optically pleasing, a beautiful Caribbean blue and inside was very nice. All of the amenities were there, a coffee maker, microwave, fridge, oven, stove, grill, blender and more. A washer was present and a dryer was installed during my stay. I really enjoyed the big Jacuzzi bath tub after spending afternoons snorkeling reefs with Coral Divers which I also highly recommend. I layed on the hammock on the porch and contemplated never going home and making a life in lovely San Pedro. I will be back to Nirvana for sure! Much more private than a resort. 5 stars from me.

Ask about the enviroment/conditions of the beach

Unfortunately, the pictures on the VRBO posting and reality did not match. The home is NOT newly refinished or updated. The chairs on the upper deck are broke. The first floor smelled like sewage backed up in the bathroom and front room. (We asked about the sewage smell and to the hostess' knowledge, she was unaware.) Harsh mildew smell downstairs.

The seaweed brings up trash to the beach and it smells like rotten eggs. If we were to use the kayaks, we could not launch from the beach without paddling through 15-20 feet of trash and seaweed. It was recommended to carry the kayaks to the neighboring dock, which is kinda far, to place in the water. We could not stay outside as the seaweed smells has a toxic smell to it.

The golf cart is slower than a bike, so don't expect to get anywhere fast. Other properties hired workers to remove the trash and seaweed from their beach.

I understand nature is out of the owners control and it could become very expensive hiring people to remove the trash and seaweed; however, it's expensive booking this place for a week, too.

We stayed one night and opted to find another place. I was not expecting our money back. I completely understand it is a risk when you book on VRBO; however, when you know the smell is bad and the seaweed is bringing trash up to your property and neighboring beaches, you would hope/trust that the owner would be upfront about the environment surrounding the home, especially if you can not use the kayaks from his beach. I understand this is mother nature, the ecosystem, and is out of the owners control.

However, what is within his control is honesty, consideration of others, common courtesy as an owner, to advise renters of the conditions surrounding his place. He chose not to disclose/advise of the smell, the trash, the seaweed, the inability to use the kayaks from the beach.

Why did I feel it necessary to write this post?

We were fortunate to move less than 24 hours from arrival, but what if there's a family who could not do so. It saddens me to think that someone would spend a lot of money for a vacay to wake up and smell rotten eggs, view brown seaweed and trash right outside the front door and surrounding the house.

My sincere suggestion is to ask the owner to disclose the "natural" environment conditions before renting.

Not Worth the RISK

Not what we were expecting. The home is NOT newly refinished. The golf cart is extremely slower than the average. The downstairs smells like sewage backed up in the bathroom and front room. We smelled mildew downstairs.

We opted to stay somewhere else that maintained their beaches (hired workers to haul off the seaweed from the beach)

However, when you know the smell is bad and the seaweed is pulling up trash to your beach and neighboring beaches, you would hope/trust that the owner would be upfront about the environment surrounding the home. Why did I feel it was necessary to write this post???

Owner's Response: " One Star based on Mother Nature and not anything that I actually had control over" The condition of the beaches varies based on weather patterns. I don’t know when the seagrass will appear. When it does, it can disappear as fast as it comes ashore. The renters infer that I “failed to disclose” or that I was dishonest, regarding what? That seaweed sometimes washes on the beach and smells bad? It is a rare occurrence and isn’t predictable by me or anyone else. Ambergris is a ISLAND SURROUNDED BY A REEF.This reef is fairly close to the island (about 100 yards) and the further north you go, the closer it gets, This means there is very little “wave action” so when certain conditions exist, you will have Sargasum seaweed on the beaches and with that you have some trash. These conditions although rare, are acts of mother nature and sometimes last 24 hours and sometimes last weeks.If you google Sagassum seaweed in Belize you will see that not only does it affect the island of Belize but the coastline down into Panama. The renters stated within the first 24 hours that they were very happy with the house but didn’t like the smell or the trash that was on the next door property. I informed them that the situation could change overnight but they wanted to see what else they could find. They did find a resort and moved to that location the next day. Resorts have crews, trucks and dozers to remove seagrass when it happens. Private homes do not have that luxury, and have to wait until the wind and current take the sargassum off the beach. I did the best I could to appease them by letting them continue to use my golf cart, plus a free bridge pass, and rented another golf cart for them to use at my expense because they had 6 people. I also bought the family dinner at a local restaurant because I wanted them to be happy. I didn’t HAVE to do any of this, but I did because even though I can’t control or predict the seagrass issue, I wanted them to have a good time. My golf cart is tuned down for safety reasons. Some island roads are bad, and a slower cart prevents expensive damage caused from hitting pot holes too fast. A prior email from the renter complimented the house as it was exactly as it was in the pictures and the beach was clean and free of trash,only the next door neighbors beach was the problem.For example, I wouldn’t refund if it rained everyday. The seagrass is a natural but rare occurrence that can occur or wash out at anytime.Risk?Nonsense

Had an unbelievable great time!

I planned this vacation with my siblings and we were a group of 9. It was difficult to find a location to satisfy all the wants and wishes from the young adults up to the older generation (50s+).

This property provided all that we needed and plus some!

- The island of course offers unbelievable diving, but just probably 100m from the house is a small reef to snorkel. What can you want more you have the kayaks to paddle over to it.

-The 5 bicycles worked fine. It is nice ride to the secret beach. It is a more comfortable bike ride than a golf cart ride.

- The house itself was pleasant and provided all what one needed (basic necessities) .

- Regarding the golf cart, it is not brand new, but it did work without problems.

The manager Susie did a superb job for example helping us with additional chairs (house is setup for 8 not 9) or providing an air mattress and always being present when we had a few simple water problems.

The location is perfect for a get-away vacation but is close enough to San Pedro if you want some night life.

Be careful of the house location on the map. This is incorrect!

The house is north of the bridge as the description states.

Before coming to Ambergris Caye we stayed at Conrad McGinnis' Kantara Ku which is in the jungle. This was an enjoyable combination experiencing both the jungle and the island.

Beautiful views and accommodating host!

We just wrapped a week at Casa Nirvana and enjoyed our time oh, so much! The house is just as pictured and described and has all of the amenities needed for a comfortable stay. Conrad was attentive from our first interaction to our last, always offering advice on places to go and super accommodating! Susie was kind and welcoming and we knew if we needed anything, she was a phone call away. And working with Genie and his crew was easy and fun (we took a snorkeling trip with them during rough weather and Darwin and Luis were incredible; even finding my husband’s wedding ring that fell off!!). We had two younger boys who were not large enough to use the bikes, so Conrad and Susie worked to find two other bikes for us that fit our boys perfectly. They rode them around the property each morning, as well as several rides away from the house. The sea grass was a bummer (as was the accompanying smell) as we really couldn’t enjoy the water at the property, but that is outside of Conrad and Susie’s control. We experienced a few small hiccups with our stay, such as with the boat ride to the house (no life vests on the boat), we were inundated with too much information upon arrival, a dead gecko in a light fixture (my boys found this fascinating), no hot water and a leaky roof near the end of our stay, but every item was addressed immediately and both Conrad and Susie followed up on each one to ensure we were satisfied. We loved Belize and hope to make it back so we can enjoy the mainland. When we do, I plan to contact Conrad as he is trustworthy, kind, and accommodating. Thank you for helping to make our boys first trip out of the country memorable!
