This property is ideal for divers or for a couple who is looking for a little peace and quiet. The property is walking distance from downtown Cozumel and there is a pier available if you are going to be picked up for a diving excursion.

CANCELLATION POLICY: If you cancel a reservation and if we are able to re-book the same property for the same rates and dates, we will refund your payment (less a $150 cancellation fee). Please keep in mind that the more time we have, the better chance we will have to re-book the property. Last minute cancellations are nearly impossible as most of our clients plan their vacations months in advance.

If you want an immediate refund we will assess a 50% Cancellation Fee before 30 days.

Our family has been vacationing in Cozumel for over 30 years and we have seen it grow from a sleepy fishers village to a thriving tourist destination. We're proud of Cozumel, albeit a little nostalgic for the hidden paradise it once was - we would like to share our love of Cozumel with others, and help them discover the charm no amount of cruise ships can ever take away!!

Renovations Needed!

This place was a huge disappointment. We stayed there with another couple & would have moved if we could have.

The positives-the owner’s rep responded quickly, the local contact & the condo complex maintenance man were very nice. The condo was clean when we checked in. The building location is great-a 10 minute walk to town. The ocean-side pool & sunning area are clean & updated. Purified drinking water in a dispenser is provided. The view from the balcony is stunning!

The negatives-no elevator; you must walk up 4 flights of stairs; that could be an issue for some people. This condo was originally the top floor of a 2-story condo that was split into 2 rental units. The door to the condo opens onto the bottom step of another staircase that you walk up to get to the condo. Since this was originally the bedroom level of a 2-story unit, they built walls to create 2 bedrooms & baths, a kitchen, laundry, living area. The plumbing pipes were laid over the concrete floor & covered by a tile step under the bathroom cabinets & a 15-inch step in front of the kitchen cabinets. The bedrooms are split by a wall that has single-layer of paneling & 2 vents at the top-you can hear every noise in the other bedroom. You have to step over a 12-inch wall to get into the master bedroom. The exterior wall of the master bedroom was moved out onto the balcony by 2 feet so the balcony is 18 inches deep. The second bedroom does not have a window, it’s a dark hole. One bathroom is accessed down a hallway with a washer & dryer, hot water heater & locked owner’s cabinets on either side. The other bathroom is across the condo & is accessed through the tiny galley kitchen. The kitchen has a sink, apartment-size gas stove on one side, apartment-size refrigerator & a cart on the other. We eat most meals out so we used the frig for drinks & breakfast items. All the furniture needs to be hauled away. There are 2 double beds in the non-window bedroom, no headboards, an old dressing table, night stand & an ironing board that was set up when we arrived. The master bedroom has a queen-size bed, a desk & the only TV on a rolling cart. The living room has a sofa & a futon covered with sofa covers. The lamp shades are all cracked, 1 lamp base had a hole in it. There were 4 folding chairs & handmade fold-down table attached to the balcony wall.

Would we stay there again? Absolutely not!! But we would stay in the condo building again. We toured several of the other units and they are beautiful!

Owner's Response: I’m sorry to hear you weren’t satisfied with your stay. One of your complaints was “no elevator,” but in the property’s description we did say there was no elevator. Most buildings here in Cozumel do not have elevators, as the people here are used to walking everywhere. If you want a place with an elevator I recommend staying at a hotel. What you see in the pictures is exactly what the property looks like. There is also a floor-plan of it included in the pictures so there’s not any confusion.

Right on the Water

If you are looking for a luxury condo, go to those big resorts and pay through the nose. If you are looking for a nice, quiet place on the ocean front for a reasonable price, try this. To wake up every morning and look out at the ocean was worth the trip. If you want to cook all your meals, find somewhere else. The kitchen is in serious need of an upgrade. We decided to eat out every night and were delighted with the fine food at all the local restaurants. We paid about $50 for the two of us with drinks and tip included. Most of the time we walked down to town. There are plenty of restaurants along the sea front to choose from. Take a cab, only 50 pesos (about $4) If you pay in dollars, $5 will do.

The pool is nice for taking a dip and cooling off. It's not heated, but refreshing. The hot tub is the same temperature as the pool, so don't expect a warm message. The ocean is warmer than the pool and very clean. So was the pool. People who come every year say the snorkeling is the best on the island right in front of the condo. However, our condo seems to be the only one without snorkel gear included, so we booked a tour from the ferry dock online; $35 instead of the $59.

Since you don't need a car, your meals are, in a way, paid for. If you want to see the island, a cab driver will take you around for $100 and will stop anywhere you want. Once around is enough. You can rent a car by the day for your once around the island or to go to the beaches on the south west side of the island.

We took the ferry across the bay and went to Tulum - Mayan Ruins. Something to do. But only because we were convinced into a vacation club presentation over in Playa del Carmen. When you get off the plane, talk to no one and proceed directly to the cab stand. The package is $40k and you have to vacation with them for the next 25 years. VRBO never looked so good.

location location location

what is exceptional about this condo is the top floor corner permits full view of sea and view of land as well

in addition the prevailing east wind provides great cross ventilation in the condo which is a big plus.

the owner has prior to our arrival painted the entire place, and added comfortable balcony chairs and charcoal bbq which was very useful.

living room area is comfortable , kitchen space is very tight but functional.. and equipped

mainbed room has great view, the bed is on the small size dor two adults..

the second bedroom is spacious but does not have good air circulation due to lack of outside window..

bathrooms are dated but clean and there is sufficient water pressure..

fridge is dated but works well.. same for clothes washer and dryer..

overall, with the newly painted surfaces the condo is certainly livable and enjoyable... due in great part to its particular setting/location

the pool area is clean and restful..

condo is located close to town within easy walking distance.

for the price paid, the condo provides value.

Dated condo that needs work

First the Pros: Excellent view. Good location at 15 minutes walk to downtown. Fairly inexpensive. Spacious enough other than the kitchen. The A/C worked.

Cons:

1. 3 steep flights of stairs to the ground floor. Another flight to the pool, and one more flight of stairs to the ocean beach. My wife and I are in excellent physical health as she runs 6 miles per day and I also work out everyday. We were both winded every time we climbed those stairs! However, other than revealing that fact in the condo ad for which I suppose I can't blame them, there really isn't much the owner can do about it...

2. Every room need some kind of repair. I was going to list all the issues, but there are so many I really don't have the time. Needless to say, from peeling paint to plywood boarded up windows, even something simple as a broken toilet seat was not bothered to be fixed by this owner. All the bathroom fixtures were corroded. Dirt, mildew, rust, etc. everywhere. The rails on the stairway and balcony were loose and scary.

3. Old, dirty, tiny kitchen. Awful.

4. TV in the bedroom, but none in the living room. ( not a deal breaker in Cozumel I suppose, as who goes there to watch TV?)

We got to know many of the other condo renters in the building and even toured some of the other condos. There is no comparison. They were clean, updated, well laid out...everything you look for in a nice condo and none of which were found in our condo. One of the other enters showed us a full "book" written by their owner with local restaurants, directions, recommendations, etc.. We of course received NOTHING from this condo owner. Not even instructions as to how to make the 20 year old clothes dryer work (had to turn on the gas by finding the lever in the wall that was turned off). Some might say you get what you pay for, but we know the Cozumel island and you can get much better for the price we paid. We would NEVER stay here again nor recommend it.

vary nice view

The place is vary close to the ocean. The view is the best. You Can watch all the cruse bouts go by every day close to the condo. All the condo needs is a good up dating. Like a paint job and some work in the kitchen.

Cozumel Lover

We just spent the holidays at this condominium and had a great time. The owners really are wonderful. I was worried about depositing money... but there were no problems. They were very attentive. The property is well maintained and safe.

This condo has an amazing view- especially from the master bedroom with the deluxe bed! I could have spent all day in the master but the ocean was calling and so we spent most of our day at the beach snorkeling or on dives. Amazing snorkeling there - who needs to dive!

The second bedroom could use a window but there was a fan to blow in fresh air.

The kitchen is very basic but we walk in to town (20 minutes) every night and enjoy the square and never cooked. There is a good frig, coffee pot and everything for soup or eggs. That is all we needed.

We had a great time and hope to rent here in the future.
