Seven Seas Beach on the East Coast of Puerto Rico, where Palma Vista Villa is located, is in our opinion, one of the most beautiful parts of Puerto Rico, and is home to some of the best tourist attractions the island has to offer, such as El Yunque National Rain Forest and the Bio-Luminescent Bay. As well, the nearby Fajardo Ferry terminal provides easy access to the islands of Vieques and Culebra. The nearby Ceiba airport provides regular flights to the US Virgin Islands, Vieques, Culebra and San Juan. The villa is quiet and peaceful - from the front you have wonderful panoramic views of the beach and ocean, from the rear you can see the Puerto Rican mountains and El Yunque National Rain Forest. There are some great local restaurants to dine and the villa is next to the El Conquistador Resort. At this villa you do not need a car to get to the beach because you are literally at the beach!

Beautiful property - tons of space and extras
Gorgeous property - spotless, tons of space and great extras. Fully equipped kitchen, washer & dryer, nice linens and modern. We enjoyed a rainy day of staying in and playing Scrabble - good choice of games and movies. Property manager met us upon arrival and was extremely helpful with directions and suggestions. I would stay there again.
We loved the property itself , especially Xiomara who was accessible and helpful.

The 3 bedroom condo was just as we expected. Fully stocked kitchen, all the beach gear we needed came in very handy. Our kids (18 yrs) enjoyed the pool and Seven Seas beach across the street almost every day. Great location as well. Sitting on the rooftop terrace was lovely at night, we could have slept up there! Also enjoyed this space first thing in the morning for my yoga practice. Enjoyed dinner at Rincon Del Faro down the street. Sadly not enough time to enjoy all of the restaurants in the area as we also spent time on Monserat beach in Luquillo eating at the kiosk and also had dinner at Don Estebon near the Walmart. One review mentions trash on the beach. The trash was piled up on Sunday when we first checked in, but on Tuesday morning there was not a speck in sight. The best part of the beach here was a little north in front of the camping and water park area. I left my heart in Puerto Rico!

Grat week in Fajardo
Very clean and well equipped condo. Xiomara, was fantastic, She always got back to us on every question we had. The third bath was a little strange, it's on the roof top floor. You have to go out of the condo to the private deck, up the stairs to the roof top area deck to get to it. The top floor deck was great, great view of the ocean. The AC units cooled the place down very fast. Seven seas beach was nice, but the ocean there had a lot of rock, but clear water. The Puerto Rican locals there are kind of slobs, there is quit a bit of litter in the streets. Inside the condo area was spotless, and most of the time it was a very quiet area. Everything in this condo is high end. The ferry was about a 25 minute drive from the condo, but we had no problem getting tickets to Culebra, $2.00 round trip for seniors.

Noting your comments about the 3rd bathroom. Our marketing clearly shows that the 3rd bathroom is on the 2nd level, but just so future guests are not confused, the bathroom is not physically located outside of the villa. To access the 3rd bathroom you simply walk onto the 1st level balcony and up the private stairs to the penthouse terrace. Many of our guests enjoy using this bathroom because you have great views towards the ocean with the bathroom door open and it's very private.
Regarding the litter problem. Sevenseas Beach area is extremely popular with Puerto Ricans from all over the island, and yes, some do leave their litter behind on the street. However, the majority of locals that visit the beach with their families are not slobs, but hard working islanders. I intend to write to the local authorities to request that street litter bins be provided in strategic locations to encourage visitors to dispose of their litter responsibly.

Villa in Plama Vista, Fajardo
The stay was great. Alot of rules so was concerning everytime someone touched anything. Hard to relax when you have a binder full of rules. I totally understand that its someones home and you should respect their property but being on a beach front and not being able to get sand anywhere on property is almost next to impossible. And having to worry about going over electrical usage was alittle crazy too. 50kw a day and anything over is charged .35 cents per kw. We had to have the windows open all day and air on at night just to make sure we didnt go over. I went with a group of friends and they stayed in the villa right next door. The only rules they had were no wet clothes hanging off balcony and no jumping into pool from waterfall. The condo was just as nice and their binder was full of different excursions and places to eat. Not rules. Other than that, the place was beautiful. Beach was directly across the street and little corner restaurant within 5 minute walking. Perfect for family. Would highly recommend and would stay again.

You have made a couple of comments about your stay, which I feel I need to respond to, primarily for the benefit of our future guests.
Regarding sand, it is not unreasonable to ask guests to wash off sand using the shower at the gate entrance after returning from the beach, or at least to remove as much as possible. Even guests staying at other venues such as resorts and hotels are expected to wash off sand before using the facilities. After any group of guests leave, trying to remove sand from beds and floors is difficult.
We do have a binder, but it is not just full of rules. If you recall, the binder is divided in sections, one of them contains Villa, Community and Common Area and Pool guidelines, other sections contain important information you may need such as accessing the internet or seeking help in an emergency. There is also information about local and metropolitan places to eat and visit, and if you recall, at the entrance, there is a host of pamphlets and booklets on things to do and see. Many of the rules/guidelines you are referring to are imposed by the Palma Vista Home Owners Association (PV-HOA), which is something we have no control over, but as owners we are required to provide to our guests.
Yes, we do have a limit on the amount of electricity guests can use each day, and 50 kWh per day of electricity is a lot of electricity to consume each day. Electricity on the island is very expensive and produced from coal burning power stations, so using less electricity is good for the environment and helps us to keep our nightly rates as low as possible. During the previous three years we have only had two guests who were charged excess electricity charges and the charges were very minimal, around $25.00 for a seven-day stay.
