A fully appointed beachfront condo in Puerto Morelos, only 20 minutes from Cancun airport. Located directly on a secluded, soft white sandy beach--you can start relaxing with warm wind and calming surf only steps from your unit. The complex is well maintained and has 24 hour on-site security with gated access. But you have nothing to worry about here, Puerto Morelos is a well-known for it's old-mexico charm and easygoing nature.
The condo is ground floor with no interior steps. There are 4 huge floor-to-ceiling windows which have partial ocean views. They all open and lead right to the pool, which is right on the beach. Easy access from the condo to enjoy what you came for!
Whether it's peace and quiet by the infinity pool or a stroll into town for something to do--you can do whatever you want. Puerto Morelos town square is a pleasant 1km walk to restaurants, shops & groceries. Shopping in Cancun & Playa Del Carmen and visiting many attractions are all nearby.
Beautiful, peaceful, tranquil
We stayed at the condo for 2 weeks in late July. Each day was very hot and sunny--i don't think we had rain the whole time we were there. We go for an annual meeting and get together with many of the other owners. It's a fun time, we have big meals every evening and go for walks and tours. This year we all went to a Cenote.
The condo still looks great and Carlos takes very good care of it. We brought down a bunch of new things and fixed some others. Gustavo works as hard as ever cleaning the grounds and making sure the pools are sparkling. He and his smile are a real joy to have around. Sandra has also worked hard all year but she will be moving on as we transition to our new management company. We wish her all the best!
I forget how beautiful Palma Real is and it catches me off guard at different times when we're there. Standing in the courtyard surrounded by all the brilliant colours and the sound of the waves and the warm breeze just melts away memories of real-life. You get this joyful feeling that no matter what, this was worth it. These moments come and go and I find I can't predict them. It's just part of being in a very special place I guess.
We have a few new things now including: AppleTV, wireless stereo, Spa showerheads, and a mosquito repellent device. We also serviced the Air Conditioner and the black-out blinds. There are new utensils, a knife sharpener, a cordless vac and some cool matching floor mats from Crate & Barrel. We also built a new cabinet in the bathroom for storage. We repaired the hammock and put a fresh coat of paint in the living room. Also the bed has new pillows and a custom green scarf.
Many of these items were requests or suggestions from our guests and we are truly grateful for their feedback. The Apple TV is neat because you can watch movies on iTunes and also free movies on NetFlix. This is another courtesy for our renters.
The town is pretty quiet in July with not too much happening. There is new construction in the town square with a visitor center and public restrooms. They are also putting in sewer lines down the middle of the main roads...lots of bumps to get around. It still has the same sleepy charm as always and remains a quiet, laid-back place to be.

We rented this condo for 10 days over New Years. The booking process was seamless. Derek is very attentive to emails, answering all questions quickly. The payment through PayPal was seamless with no issues. Derek sent very detailed instructions for finding the property management company and then the condo. The condo itself is exactly as pictured. It is spacious with access to the deck off both the living space and bedroom. The kitchen was well equipped and there was nothing that lacked. We cooked some meals in with ease. The beds are super comfortable, some of the best sleeps we have ever had on vacation.
The property itself is small. the pool and hot tub are well attended as is the beach. Gustavo worked hard to keep the property cleaned and maintained. Even there was not a ton of seaweed, he was out there everyday raking it into piles and lugging it away by hand. Access to water is easy as there are no rocks in this particular area. Because of the adjacent port, the beach is quiet as there are few beach walkers. It is about 1.5 km down the beach to el Cid marina which is a good easy walk. PM town square is 1 km away and even though you have to walk around the port property, it is a safe walk. I will almost certainly be back at this condo in the future.
This is the first time I really rented a place for holidays which was not a hotel. However I found out that the service is almost as good as in a hotel, but with much more space, a fully equipped kitchen, great spa amenities and at a good price, too.
Palma Real is - like mentioned before - not in the most central location. But I found that a good thing, because at the beach you are almost always alone. It's deserted and beautiful and just in front of your terrace. My spouse and I had 5 great days here to kick off our Mexico trip. The hot tub is amazing, the other people in the Palma Real apartment complex are very nice and friendly, and there are always people looking after you: a night guard as well as a guy who cleans and attends the pool etc during the day.
I enjoyed that there was a safe in the condo (although it could have been a bit bigger to take the laptop) but it's so well looked after that I didn't mind anyways after some days. This is a safe place with a private beach and a very very clean pool and hot tub terrace. Really great. Little detail the door lock is a code based system, so when you go snorkeling, you don't have to worry where to put the key.
I do cook a lot and so I did really enjoy that Derek's kitchen has:
-proper knives that actually cut
-a lot of kitchen apparel like mixer, blender, toaster, coffee machine etc
-amazing gas stove and oven, microwave if you're into that
You can pluck fresh coconut off the terrace and it's tasty coconut water if you get one.
Derek also left two big containers of fresh water for us which was amazing, as you need plenty for cooking, drinking, brushing teeth etc
Overall this is 5/5* on a full scale.
Ok there is some weed from the sea, get over it, it's called nature. Still this is great for snorkeling.
Ok it's a bit of a walk to downtown and you have to walk around the harbor. I didn't mind, it's a nice walk.
The cleaning fee is a bit higher than average, but as a result it is also just really well cleaned. I'd rather pay a bit more and have a tidy place.
I can fully recommend this place.
This is a beautifully equipped and maintained condo - both Unit 102 and the property as a whole. The pictures are completely accurate - you will not be disappointed! The owner is an excellent host and communicator, so we knew just what to expect re: getting to Puerto Morelos and checking in - he even emailed us the day after we arrived to make sure everything was going well! The management company the owner uses is VERY responsive, so when we had a small problem with the water heater, they were there to repair within 30 minutes of my call! Puerto Morelos is a wonderful, laid back place with lots of good restaurants (Pelicanos, El Merkadito, Bianco, and Clandestyno are among our favorites) and don't miss taking a snorkeling trip to the reef. Only negative is that you cannot walk the beach all the way into town because the federal port area is closed to the public.
The location of this condo is perfect. Secluded, small complex with no more than 15 units. Practically a private beach and AWESOME amenities (pool, cabanas, kitchen, hammock, more!). 1/2 mile walk to town, or less, with many wonderful restaurants and cafes.
Condo was just as nice as some of the all inclusive resorts I've stayed in.
Property owner was attentive and directions were clear.
When we go back to the Mayan Riviera we will for sure be staying here again!
The condo was clean and beautiful. There is a great and functional kitchen. The bed was very comfortable. The air conditioner worked really well in the living room but we had a little trouble with the air conditioner in the bedroom. We chose not to ask for help during our stay because we were comfortable enough. The pictures of the condo presented were completely representative of the property. The pool was wonderful and there was easy access to the clean beach. The condo is somewhat remote but not far from Puerto Morelos. We would definitely stay here again. Thank You!
My husband, another couple and I stayed at Palma Real 102 the first week of July. This beautiful condo has everything you need and more. Most of the week we had the pool and the beach all for ourselves. By the way, seaweed problem is gone!
You don’t have to worry about coming in rainy season, the road that runs along the outside of the container terminal has been paved. I recommend exploring this charming town in a bike.
If you want to try something different from the bustle of an all-inclusive resort, this is it!
Go and have a wonderful time. You won’t regret it.
