12SunnySlope is a fabulous get-away home - close to the Town of Breckenridge for all the charm, dining, activities and excitement and yet away from the high density, parking problems and noise waking you up after a rowdy night in the bars! You come home to total relaxation in a warm, cozy Swiss chalet. Enjoy full kitchen with great cookware and fine place settings for up to 10. Winter is a great value for a group/family ski vacation and in the summer you will feel like you are in heaven on earth with gorgeous views, perfect weather and hiking at your door!
There is no one above or below you, you've got the National Forest for your back yard that you can look out over on the upstairs deck, and you're on a major thorough fare where town is 5 minute drive away.
The home has two decks, one on each level, a big hot tub and large and small grills. Additionally, you will find a laundry room, wireless and hard-wire high-speed internet, and a genuine wood-burning stove.
When I first bought the property, I was in my late 20's, and I rented it out to people who mainly worked at the ski resort. I used the rent money to pay the mortgage and had enough left over to explore the other ski resorts in Colorado. I had a list of the top 21 ski resorts in Colorado that I wanted to visit. When I had skied or visited the Top21 Colorado resorts, I decided to further my horizons to a place called the Alps, the mountain range that extends from Austria to France, with Germany, Switzerland and Italy in between. When I thought of the Alps, I thought of ski racers and steep, steep slopes that would be impossible to navigate. I started in Switzerland because American Airlines had a non-stop flight to ZHR, or Zurich, Switzerland. After that, I went into Austria, then Italy, Germany and finally France. I bought the book 'Ski Europe' by Charlie Leocha a great travel guide on the 75 top resorts in the Alps. My goal was to visit all of the 75 resorts featured in the book, which I'm close to achieving! My most favorite resort was Zermatt. I think that I like it the most because it reminds me of Breckenridge. It was at first a mining town, it is located at the end of the pass, and it has a village at the base of the runs that is in the Swiss-Bavarian style similar to Breckenridge's Victorian style architecture. There are many quaint little restaurants and shops that stay open all year long, not just the ski season. Along the way, I picked up artifacts and pictures from various locations in the Alps. I saved them up for the day I would convert my house from a long-term rental to a place for my young family to have ski vacations in Breckenridge.
A short time after Vail Resorts bought Breckenridge, in 1998, my kids were ready to ski, so it was a great time realize my dream of a house for my family and friends to gather and have a great time skiing!
Breckenridge opened the slopes up in 1960, after the Eisenhower Tunnel was opened on Interstate Highway I-70. Breckenridge was the last town on the "10 Mile Range", which has 10 mountain peaks from Frisco to Breckenridge, all sequentially numbered 1 to 10. The ski slope started on Peak 8 and was popular from the start. The next year Vail opened as another one of the I-70 resorts. Vail and Breckenridge have always been successful with each other and they have always fiercely competed with each other. I love ski resorts; they are the best place for fun, friends and family, and folly! Breckenridge started out (as Americans know it) being a mining town in the late 1800's. It was a bustling place and even had major railroad lines establishing stops in the county, which is named Summit County, of which Breckenridge is the county seat. Gold was discovered in the area and it quickly became the gold standard for mining towns in the area. It had strict Victorian architectural code requirements, and still has elements of enforcement today. You will notice tri-color exterior painting styles on many of the buildings, particularly in downtown Breckenridge. There are many historical buildings and landmarks. It has maintained the historical mining town atmosphere while it added a significant extremely popular ski resort to it long after it was already established.
So right around the new millennium, or Y2k, and after 911…We embarked on an aggressive plan to renovate 12Sunnyslope. We converted the house from an 'Old West' miners style to a sleek 'High Alpine European' style that I was researching on my trips to the Alps. The hotel that I like the most from my visits was the Alex Hotel in Zermatt. It was owned by Alex, and had been the owner from ground level up. He held the philosophy of always renovating the hotel, with projects every year, not every 15 years. The thing he was most proud of was his pool. He stated his 25 meter pool, cost 4 times more that the average hotel completely furnished. It was a great place to stay and Alex's wife would come by in the evening at dinner and talk to us. I will never forget when they came out with a meat fondue dish. In a lot of resorts in Europe, they have what is called 'half-board' that has nothing to do with snow boarding. Included in the price with your room is breakfast and dinner. At dinner, you have a choice of 2 or 3 different options. Well, they came beaming over with a clear glass bowl of meat that we then were supposed to dip into an oil fondue pot. We were impressed at first, but when we eat the meat, it was like stew beef, and we didn't eat but a couple of pieces of meat when my Brother who I was travelling with, apologized profusely to them, and told them we were used to a different kind of meat…it was a cultural difference and just a matter of taste. Well, they weren't amused nor understanding at all. They were kind of aloof from that point on in the meal, but I think they were really embarrassed that their special meal for the American's was not a hit.
So this is where I adopted the Swiss Hospitality values. Get the house completely renovated, and then improve it with major projects every year. So after we got the place gutted, we gave the house a total interior facelift. In recent years we have planned out projects to complete and improve the house, just like the Swiss. Some of our recent projects have been:
1) Brand new furniture throughout the entire house. After touring Europe extensively, we got a taste for the European flair and brought it back to 12SunnySlope. We have the traditional exterior of something found in the mountains of Switzerland, Austria or Bavarian Germany and the interior from Italy or France.
2) After that we felt that a hot tub would enhance the pleasure of Rocky Mountain day of skiing, hiking, shopping, golfing, fishing or one of the many activities that can be found in Breckenridge. I thought of Alex and his pool that cost so much, so we bought the most expensive, top-of-the-line Jacuzzi brand hot tub. Our guests thank us many times over for the investment of a large hot tub with numerous features to soothe the body and soul after an active day in the mountains. You have 24 access to a private hot tub just 2 or 3 steps right outside the back door. They tell us they like the size that can fit up to 7-8 people all at one time, and the fact that it is private that you don't have to share with other people they don't know, and many have commented on going into the hot tub after dark, spending hours bonding with their travel companions; and gazing at the stars above.
3) Next we installed natural gas. The pipeline is all underground, so there is no unsightly propane tank to look out at anymore.
4) TV looks awesome with the new HD LED screens. With HD-TVs NFL & college football is almost like you are on the sidelines watching, movies are incredibly life-like and everything is better. We added a 60” flat screen in the living room with a smaller units in every bed room with Blu-Ray Players for watching movies and streaming Netflix.
5) Then we updated the exterior lighting at the house which required electrical rewiring; we installed outdoor lighting for weary travelers to see the property when they arrive, many times late in the evening.
6) In 2016, we started our bathroom upgrades by adding brand new KOEHLER commodes in both bathrooms. We also upgraded up high-speed WIFI and hard wire INTERNET connection, and now have a BRAND NEW DESKTOP COMPUTER. A Microsoft 10, HP Pavilion, HD 24" Touch-Screen ALL-IN-ONE COMPUTER! PLUS, a printer for printing directions, boarding passes, etc. So, something virtually no other rental unit offers! THIS IS A HUGE PLUS!
7) Foe the 2017-18 season, we focused updating the décor first by painting the entire interior and exterior with fashionable colors, making more room inside by building a storage shed outside and changing out the lighting fixtures. We purchased a BRAND NEW TOP OF THE LINE hot tub, poured a new concrete pad, made it easier to enter & exit and is more camouflaged/private. We replaced the entire deck with REAL REDWOOD DECK boards and changed up the color of the house to look a tad more European. We converted all lighting to new LED light fixtures and redid the bathroom while were at it! We added ski/snowboard racks in the utility room, too. We even put interior/exterior thermometers in every bedroom that also predicts the forecast. It was a ton of work, but looks the best it ever has! A head to toe, interior/exterior renovation. I have a family of four with two daughters. We live in Dallas, Texas. We love to travel and going to the mountains is fun in the Summer and Winter. I have my own CPA Firm, so I work hard so I can get away and enjoy life. When it comes time to take a break, I love to go to the Colorado Rocky Mountains in Breckenridge! I bought this house because of the beautiful mountains and the tax benefits....little did I know how much fun everyone would have at 12SunnySlope! We have had years of memories and love coming here time after time. Everyone loves the layout of the house and the beautiful land and forest we are on.....everything is perfect; it is the perfect place to stay!!!

Of all the things there is to do on earth....skiing is my favorite thing to do. Next is traveling, so this is a great place to have. In Winter, the skiing is fantastic and Breckenridge is one of the best and most popular resorts in North America and is becoming a world destination. Since then, the area has grown and it has become a year-round resort, with tons of outdoor activities. The Summer is one of the best seasons, too. The town is charming and there are a lot of shops and restaurants and things for visitors to do. You need to come to Breckenridge, Colorado and you will want to come back.
What makes this House unique
Breckenridge is one of the most beautiful places on earth and it is a friendly town that dates back to the Gold Rush Era of the late 1900's. We are located on a major artery just South of town, in a valley between the 10 Mile Range and The Continental Divide. The views are massive and incredible, a forest is your back yard and you are close to everything, but don't have to share everything with your neighbors, like parking spots, hot tubs, and walls and ceilings! We are conveniently located 3 minuites from town, but away from the noisey partiers, crowded condominiums and ubiquitous restrictions in town. With the new Gondola at the base of the parking lot in town, staying here is the best idea since the high speed chair lifts! In the summer, you have 10 acres of your own to explore and enjoy, away from crowds and closer to nature. And the price is incredibly reasonable, too! It may well be the best deal in Breckenridge.... visit us soon.

Luxury showerheads offer several water-flow options. Bathrooms were updated with new tile flooring recently and include a private window with a forest view in the rear of the property. Each bathroom has a separate heater for individual climate control, exhaust fan and desiger made shower curtain and liner. Separate vanity and mirror make these full private bathrooms easy to handle the traffic load for a fully occupied house. High capacity hot water heater was installed when the house was converted to natural gas for high efficency hot water control. Turn on the shower full blast for a 'high octane' full-fledged shower! Great time!
Had a great stay at 12 sunnyslope! The hot tub was great - beautiful views and relaxing after a long day of skiing. I also appreciated how well stocked the kitchen was. Lots of appliances and even herbs! Thanks for a great house!
Great location
My family and I loved this house. The close proximity to town was great, just 3-4 miles and ur on Main Street in Breckinridge. Also to ski in other areas like keystone are just a few miles away. The kids really enjoyed the hot tub and the video games included in the House. My wife and I loved the house the downstairs room was our getaway when kids played in living room. Over all we loved Home and look forward into renting again. Oh one more thing I loved The fact that the house had surveillance on the outside and that made us feel very comfortable while there . Again Mr. Peterson love your house and the price. Hope to see you guys next year

Love the house. Nestled into the mountains off highway 9. Adorable cabin feel so you know you’re in a ski atmosphere! Loved everything about it. The TVs were great too for when the weather was too crazy to leave.
Location
Hiking trails adorn the property lead up to the back lot line half way up the mountain that make for a huge lot, over 10 acres in size all for your great. Former mining trails from the 'Gold Rush' of the 1850's where the miners had donkeys take up supplies and carry down on wooden wagons. Old 'miner's trail', now a hiking trail, boarders the rear property line and the White River National Forest. If you've ever said "You can't see the forest because of the trees," you have come to the right place! You are literally backing up to a United States Forest, but right off a major thorough fare, and five minutes from town. Life doesn't get any better than this....you really have book your stay at 12SunnySlope, today. Breckenridge Recreational facility is close by with a lane pool, kids pools and slide, work-out facility with machines and free weights, basketball courts, tennis courts and seasonal playing fields all available for a nominal fee, courtesy of the property owners (taxpayers). There is now FREE bus service that serves 12SunnySlope. It takes you into Breckenridge in the morning and brings you back in the late afternoon. You should check on-line for the exact schedule because they are always changing to keep up with demand. The bus stop is very close to where you should stay when you vacation at the historic and charming Breckenridge area...that is 12SunnySlope! While you probably shouldn't rely on the bus to do all of your local travels, it can serve as a reliable back-up, or for those that want to get "fresh tracks" early in the morning, while others in the house aren't as motivated as you, because they stayed up late the night before, participating in the many evening activities at the house (hot tub, movies, games, DirecTV) or in town (bars, restaurants, night clubs, shopping, Breck Rec Center) or visiting a near-by resort. Speaking of which, Breckenridge is known for its vibrant night life. Many of the near-by ski resorts, Key Stone, A-Basin, Copper Mountain and Vail, come to Breckenridge for its wide variety of popular restaurants, shopping and night clubs. Breckenridge got a reputation of being a party town when the then young Baby Boomers came to Colorado to "find themselves". Ski Bums, as they were called were attracted to the year-round town of Breckenridge instead of the near-by "purpose built" resorts that sprung up along I-70 during the 60's, right when the anti-war and anti-establishment eras began. Breckenridge was also the first resort to allow snow boarders on the their mountain, and has International competitions because of it. The boarders were a rowdy lot, and took up the slack of the aging Baby Boomers that had settled down a little and some even cut their hair and got a job in the business world...imagine that! So while the eras have changed, and the active night life tamed a bit, it is still best to stay at 12SunnySlope, where the parking is free and plentiful, and void of the late-night partiers making noise after the bars close, that could wake you up! But you'll be close enough to participate, because it is only a 5 minute drive into town, on a road well traveled. 12SunnySlope, itself, is easy to get to on a road that is constantly maintained by the County snow removal vehicles so there is no need for chains on your tires or rent an expensive 4WD SUVs or Trucks. Just bring your normal car or rent your favorite model and you will be fine. There are no steep, narrow roads you need to take, either. In fact, you only need to go on two roads from the Denver International Airport (DIA). From DIA airport, take I-70 West for 76.9 miles, take Exit 203 right at Frisco. Once up the exit, circle around the turn-about, proceed 10-11 miles on Highway 9 thru the Town of Breckenridge until you get to the Conoco Gas Station on the right. From that point it is about 3.5 miles. An easy way to remember where the house is, instead of stressing every house you see, is once past the Conoco station, count three 50 mile-an-hour (50 mph) speed limit signs. We are the first driveway on the right, after the third 50 mph speed sign. Slow down as approaching the 3rd sign and make a hard right hand turn into the property. It is almost a hair-pin turn, and you will know you are at the right house because you will see the "12 SunnySlope" sign, much like a U.S. Forest Service's signs that are dark brown with yellow lettering. The letters are carved out of the wood sign. The house is the same color brown as the sign and the trim is the same color as the lettering. Think 1, 2, 3 - the 1st driveway, on the 2nd road you have been on, after passing 3 50 mph signs. The driveway is big, and is well lit, which was a recent improvement of our constant updating of the property to keep it in top shape. Just like the airlines and other sectors of the travel industry, we do not accept reservations in advance of the current ski season, which typically starts in mid-November of each year, unless our calendar is updated for seasonal pricing.
