Come and enjoy our "OFF THE GRID" Catskill Mountain retreat. Private, extremely quiet, 36 acre farm with 1800's farmhouse, chicken coup (FRESH BROWN AND BLUE EGGS DAILY), and huge post and beam barn. The property has a mountain spring (WATER CAN BE DRANK DIRECTLY FROM THE SPRING), spring fed, CRYSTAL CLEAR swimming pond (with row boat) and a large year round stream with concrete bridge over to barn. Guests also have access to the Walton Town Pool. We also have a volleyball and bad-mitten set up for your enjoyment. If Art is your thing, then sit on the bridge overlooking our year round running stream and paint the barn or landscape (or just sit and listen to the sound of the water running down the stream/brook). One can fish either in our private stocked pond, trout filled stream, neighboring Cannonsville reservoir (ROW BOAT PROVIDED AT RESERVOIR FOR YOUR PERSONAL USE), or on the world famous Delaware River (OUR POND BOAT IS ALSO FOR USE AT THE RIVER). The property also has separate campsites, one at the top of our mountain boasting a panoramic view of the Catskill mountains, spectacular sunsets, and valley below. Camp outs work great at these spots or just let the kids have some fun camping outside. Best of all, our farm borders (with right of way from our property) New York City's huge Cannonsville Reservoir offering thousands of additional acres for recreation. IN ADDITION, THE FAMOUS MAINTAINED FINGER LAKES TRAIL SYSTEM COMES RIGHT DOWN TO THE FARM. The entire farm will be for your personal use as no one else is on the property. The reservoir itself is walking distance from the house. This reservoir offers excellent fishing, either from the shore or from our own boat. The Cannonsville Reservoir is also open to sailing, canoeing, and Kayaking. At night, sit by our huge fire ring, look up at the stars and Milky Way, and you’ll think you’re in a planetarium. Roasting marshmallows, making SMORES, or just cooking on a real wood fire in our huge charcoal grill, are favorite past-times for our guests. We also have a gas grill (or smoker grill) if one prefers. On Spring nights, our pond comes alive with the serene sound of peepers which will lull you to sleep. During the day, kids love to catch frogs in our pond (there are thousands!) Or just sit by (or on the bridge above) our year round running brook and listen to the water flow down to the reservoir. The farm is truly a beautiful place to stay. Bird watching and wildlife photography is also a favorite past- time at the Farm with Bald Eagles (we have one guest who returns every year to watch the Bald Eagles fish along the stream behind the house), Blue Herons, Wild Turkey, deer, and other wildlife regularly seen. Inside the home, make yourself comfortable with a game room (pool and ping pong table), stocked modern kitchen, wood stove, screened in porch, four bedrooms (large master bedroom on the main floor), open living room with exposed wooden hand-hewn beams, as well as knotty pine throughout. Cozy up to the wood fire and read a book (many games, books, magazines etc. provided for your use) or sip some hot chocolate as you watch the snow falling gently on the fields. Although the farm is isolated, there is free wireless internet (no code required), free coast to coast long distance telephone, as well as 2 satellite televisions (including a 55 inch HDTV in master bedroom). We also have one VCR and two DVD players (one hooked to the 55 inch HDTV). The house also comes with a water cooler (hot and cold) as well as a Keurig Coffee Maker (pods sold at our local supermarket). There is also a Farberware coffee percolator as well as a drip coffee maker for your use. Air conditioning units are in all bedrooms.
Rate is based on two night minimum stay:
250.00 per night (or 200 per night for a 7 night stay except holidays, fair week, first week hunting season). Holidays, fair week, and first week hunting season are 250.00 per night. For each person above 8 in party, a 10 percent per day additional fee per person will apply. This only applies to guests over the age of 5.

A deposit of $250 (or 200 if staying for a full week) is required to reserve property. Balance is due upon arrival. OWNER MEETS ALL GUESTS AND SHOWS THEM AROUND PROPERTY. If emergency comes up and you cannot rent property, the deposit can be applied to another rental date (based on availability and within one year of original rental date).
A $200 Security deposit is required and fully refundable after departure. We hold (do not deposit) this separate check. It is either returned to guest or destroyed by owner one week after rental is complete. WE REGULARLY WAIVE THE DAMAGE DEPOSIT FOR FREQUENTLY RETURNING GUESTS (YES, WE HAVE MANY).

There is also an $130 cleaning fee as well as a 2 percent Delaware County sales tax. The house will be professionally cleaned prior to your arrival (including all beds made, linens cleaned etc.).

My wife and I bought this property in 2007 as a weekend vacation spot. My wife is a teacher and I am a psychologist. We have been enjoying the farm since we purchased this great property. We have improved greatly on the property and friends have told us what a great place the farm would be to rent. We decided then to share our vacation spot with others and have never looked back.

Thank you so much for sharing your lovely home with us. It was so much more that what we expected. Your home is lovely and we felt right at home here. The kids (11, 16, and 13) had a great time here at the farm as well. Playing in the creek, exploring the farm, roasting marshmallows, and NOT playing video games all week!!! We hiked up to the clearing and it was Amazing! The stars at night were spectacular! The eggs were delish! My mom, who grew up on a farm in Caribbean, was like a kid again. It was so nice to see her so happy! My sister got to see all she wanted to see. We had so much fun with the beaver who lives under the bridge. He came out every morning to eat crabapples by the beach area. We even saw a couple of deer! This place will hold a special place in our hearts. We will be back!
We had a lovely stay at Dryden Farm! We were 4 adults and 3 kids, aged 2-5. The kids loved running around and exploring and we took a few day trips that were just right. There were friendly recommendations on things to do and places to eat, which was a tremendous help. We loved grilling our dinners outside by the river and having campfires. We will definitely be back again and are so grateful to have found this wonderful spot!
We just got back from our week long vacation at the farm, this was the second year in a row we rent the farm and it was just as amazing.
The kids had a great time playing in the creek and running around the property. At night the stars are brilliant, if you look long enough you'll see a shooting star or two! We enjoyed spending time by the fire ring and cooking outside.
Bill was a real pleasure to work with as usual. The house is gorgeous and full of character, the owners have really gone the extra mile to make it homey and cozy.

We've been back from our stay at Dryden Brook for just over a week now and we miss it already. We have two young toddlers and the farm had so much to offer them- they marveled at the chickens, squealed and splashed in the creek, for some reason were fascinated by the barn, and they ran, and ran, and ran and then ran some more. At night my wife and I lit a campfire and looked up at the starry sky and let the quiet sounds of the mountains wash over us.
Bill has created a truly unique space here. He was very helpful and easy going - it feels as though he really enjoys it when other people find a bit of the happiness at the farm that he obviously does. What could be better than that?
Ten friends and I wanted to get out of the city for the weekend, and this was the perfect cozy escape. During the day, we went hiking, exploring, and fishing (limited during the winter). The view of the reservoir is amazing. At night, we enjoyed the fire pit outside and the woodburning stove inside. There's plenty of nature to enjoy outside and enough room inside to relax and unwind. Bill stopped by to show us around and was very helpful. The only very minor issues were when we blew a fuse (our fault!) but we just went down to the basement and flipped the switch in the fuse box. In addition, we didnt have cell phone service at the house (there is Internet/wifi) which made it hard when we first got in; we realized after we explored that there are landlines throughout the house and in the barn.
We brought our dog, who adored being out of the city and running around nature. Also, there are chickens, so fresh eggs for breakfast!

We're a blended family and were looking for a place to spend our "familymoon" and spend some quality time together. It was a total of 4 adults and 3 children (16, 13 and 11) we stayed for a week and were all very comfortable. The property is absolutely amazing and the eggs were delicious! It rained for two days on and off but we made the best of it and even went outside and danced in the rain! We LOVED the hike up the mountain, it was right after it rained and the view was spectacular. There was a beaver that came out to eat fallen crab apples by the creek every morning (at least we think it was a beaver) and a couple of deer came by the property as well. Our days were spent exploring the property, antiquing in town, spent a day swimming in the Artic Lake at Oquaga Creek State Park 30 mins away. Our nights were spent stargazing and taking around the bonfire. I still had my wedding dress packed and even got some great pictures! Dryden Brook Farm holds a special place in our hearts and we plan to go back this fall. Thank you so much Bill for being so wonderful and sharing your home with us!
We wanted a private and relaxing getaway with our two teenage children and our furry kids, and we found it here. The pictures do not do this property justice. Unfortunately we encountered rain most of the time time there, so we didn't get to explore as much as we wanted. However, we loved hiking the trail up the mountain, the pond was wonderful and so clear. The dogs loved pastures and the water. We spent time exploring the area which has many places to see within an hour away. Nights were spent playing pool and watching movies with our kids. I could go on and on about how much we enjoyed our time there, the chickens, the fresh eggs, the amount of space to explore, the pond the stream, watching the swallows dive bomb insects. Bill was a pleasure to communicate with and even dropped off more chickens during our stay. We would definitely like to go back.
