Location, Location, Location, situated just 2.5 miles from Disneys Animal Kingdom and less than a mile from the Formosa gardens shopping area and restaurants on the US192 you are perfectly placed to hit the parks before the rush, come home to cool down by the pool for dinner and hit the parks again for the evenings entertainment refreshed and rewound missing the busiest time of the day.
Purchased in December 2009 this 3000 sq ft 6 bedroom 4 bathroom lakeside villa has been completely refurbished with new air conditioning, carpets, paintwork and furnishings throughout, The Living area features a 50' Plasma HDTV with cable and an Xbox 360 with games and a formal dining table and chairs, the second living area has a 42' LCD HDTV, the kitchen is fully equipped with side by side water and ice dispensing fridge, coffee maker, dishwasher and an electric kettle.
Adjacent to the kitchen is a breakfast bar and table and chairs. There are three Master bedrooms with ensuite bathrooms a queen bedroom and 2 twin bedrooms. All the bedrooms have been decorated to the highest standard including LCD HDTVs and beautiful bedding, and there are ample towels for each bathroom and towels for the pool, in the laundry room there is a brand new washing machine and tumble dryer.
This home, built on an large lot is one of the largest located in the tranquil surroundings of Rolling Hills at Formosa Gardens, Kissimmee, Orlando, Florida which is one of the closest residential community to Walt Disney World's four theme parks making it a much sought after location for your Florida holiday.
All other major theme parks are easily accessible. The large south facing extended poolside offers complete privacy and is surrounded by lush tropical landscaping overlooking a natural lake and conservation area.

My wife and I first came to Florida before we had children, we now have four children and love it even more. We live in Looe in Cornwall, UK which is also a tourist town and holiday let log cabins so we have now ventured out to Florida.

We have been coming to Florida for about 10 years and have stayed in various locations around Kissimmee and Davenport This area being our favorite as it is so close to all the parks, restaurants and attractions it cuts the time sat in the car to an absolute minimum. Our aim is to make our holiday home as comfortable as possible for us and anyone who stays in it.
Our villa has a beautiful south facing pool which has an oversized lanai giving that bit extra room around the pool for sun bathing and barbeques, it is also very private as it is screened by bushes on either side and there is a large natural lake and conservation area to the rear.

Sadly our stay in Orlando is nearly at an end. We have had a fantastic time and the Villa is absolutely superb. We couldn't have wished for better accommodation.
This is our second visit to Kissimmee and our first stay at this property (first visit was at Sunset Lake). My primary factors for picking a house for this trip was location and cost. Overall experience was positive. Plenty of room for our party of eleven. Nice property, well laid out and ideally located for visits to Disney Parks. Close to a wide variety of restaurants and stores. Owners responded to queries in a timely fashion.
The only negative point I would like to bring up is the cleanliness of the property. We were disappointed when we first walked into the house. We arrived late and when came time to put the kids to bed, the bedding (sheets and bedspread) were covered with hair and had definitely not been cleaned, so our vacation started with washing bedding for 3 of the six bedrooms. The stove top hadn’t been cleaned and was covered with over spill baked on top. This is truly unfortunate as this house could potentially rate as a five stars.
I contacted the owner upon our arrival to apprise him of the situation. He stated that he would get his management team to do a deep clean in the next few days.
We stayed during Easter holidays 2016. There were nine of us (five adults, two teenagers and two younger children) and the six bedrooms were perfect. Even with nine people we had plenty of space for all. The decor in each room was impressive and the kitchen area was very well fitted out. The pool was used most days and enjoyed by all (particularly the children). There is a great view from the lanai looking out to a wildlife area and the lake. The villa is situated in quiet location but very convenient for the Disney parks (about ten minutes to the parking lot of Animal Kingdom). This was a great holiday and we were really sorry to leave. This is our second time staying at the property. Again you can't beat this for a family of 4 and two grandparents. Everyone had their own space and we relaxed at the pool everyday! Close to all the parks and the neighborhood was quiet and nice. We loved it again! Thanks!
The reasons to stay @ this property:
- convenient & quiet location close to all local attractions & shops.
- private backyard with pool, conservation area view, and tree line between other villas.
- good interior layout / lots of space inside with comfortable beds.
- owners were responsive, and answered all of questions quickly.
- BBQ grill on location (as many other properties charge a weekly rental fee).
Items for Consideration:
- interior is starting to look worn & tired; although an update was completed in 2009 according to the website - the villa is need of paint, carpeting, and fresh bedding.
- pool requires: a good cleaning (sentiment on floor, & walls need to be scrubbed). Lanai needs repairs to the mesh on ceiling & side-wall.
In closing, a great property that would be even greater with a little TLC.
We thoroughly enjoyed our stay at this villa. It is in a great location with easy access to all the Disney theme parks. There are grocery stores and restaurants near offering lots of options at meal times. We had 2 families staying in the house so the layout was perfect with one family upstairs and one downstairs. Great in the evenings for the grown ups to sit by the pool and relax. Quiet, safe location. Would recommend it to friends and family. Thank you Matt and Lisa.
The house is very nice, very well located for Disney Parks. It is decorated very well, but is showing some wear. Our biggest complaint was the fact that the pool heat had been shut off and it took several days for the pool to heat up to a decent temperature. On a week vacation, several days loss of use is important. A lot of the wear and tear is apparent that could be corrected by a painter in a couple hours. The cleaning crew that was there before we arrived was not very good. The floors and bathrooms were not clean to our standards. Another hour or two with a broom and a mop would go a long way. Many of the amenities provided are broken, and I'm sure that if the owners stayed in the house they would get replaced. I could not find a working alarm clock anywhere in the 6 bedrooms. The last problem is control of the heat and air conditioning. The tenants cannot change the settings. We had several young children in our party and several mornings it was way too cold for them when we woke up. I'm sure that in other parts of the world, heating practices are different, but in my home it is not unusual for us to use heat at night and air conditioning during the day. I have rented several other houses in the immediate area, and found them to be much more enjoyable. I would not rent this house again.
