Whenever rain falls there are always a few flowers. So it is that this curious accommodation offers some advantages: proximity to the Pearl Street Mall; situation in a quaint neighborhood; convenience with respect to an assortment of shops and attractions. If that much satisfies, then this is the place for you. Otherwise, the experience of this facility wavers between strange and unsettling, with hospitality remaining in the developmental stage. Exchanges of information prior to arrival were slow and incomplete; upon arrival, we stood on the patio, ringing the doorbell, for a good ten minutes before the unshod hostess arrived. Once contact was established, we were regaled with stories about long travels, bad tenants, and past relationships that had interfered with this, that, and the other thing, including a proper reception. Next, the hostess unfurled a home-brewed "contract" listing an assortment of services that would NOT be rendered, albeit without instructions as to how to attend to them oneself (for example, where to find the trash dumpster) and then slammed former tenants for the supposed ill consequences of failing to return a coveted parking permit. Although the advertisement for the room promises central air conditioning, that service remains under the control of the hostess (touching the thermostat let to the exclamation, "don't touch that!"), who directs guests to a window unit and cautions against "freezing." The room itself is also somewhat over-promoted. It is not a "Victorian" structure at all, but an addition with California-style sliding glass doors. Measuring the unfortunately soft bed, which rolls sleepers to the center, reveals its dimensions to be closer to a double than a queen. Rocky Mountain wildflowers may be forgotten; the bouquets in this room are, at best, "everlasting"--fake. Although the bathroom provides adequate fixtures, paint has peeled from the wall in multiple locations, creating an under-maintained look. Departure from this venue is unceremonious, with the key being chucked into a location specified in the elaborate instructions to tenants while the hostess, who described herself as an "airport girl," remains offsite. Retrieval of the deposit was also an awkward experience. After a week, a query brought the castigation, "the deposit is not overdue" and a citation of a fourteen-day window deep in the contract. As mentioned, this venue at least has location going for it; if that suffices, enjoy!
Our family rented the sleeper AND the upstairs of at this property because it was the best solution we could have found for our daughters graduation at CU. Many families reserve multiple hotel rooms, and eat all their meals out. Both the sleeper and the apartment are beautifully decorated in warm contemporary colors. The beds were super comfortable and the linens were immaculate. The sleeper is equipped with fridge,microwave and coffeemaker so you can make your own continental breakfast if you desire. The owner was helpful getting everyone oriented and was very generous in many ways during our stay. We had been coming to Boulder for four years and my only regret is that we didn't think to try VRBO sooner! The property is within walking to great Pearl Street shopping and dining so that was fun - plus Whole Foods and the Boulder Y are only a short drive. A wonderful place to stay in an interesting community!
This is my second time to stay in this adorable space. The owner goes above and beyond to make your stay extra special, with soaps, lotions, ironing board, and various teas and coffees. It's great to have a refrigerator and coffee maker. Bright and delightfully furnished. Close in to Pearl Street Mall. We were in Boulder for my daughter's graduation, and I really enjoy this studio so much more than a hotel. Be sure to go to Pizzeria Locale, Hapa Sushi and The Med. All great eating!

This one bedroom studio, which is part of the larger restored Victorian house, is quiet, beautiful and very comfortable. The location is great for getting anywhere in Boulder, and is walking distance to the superb Pearl Street Mall where great restaurants and shopping abound. The owner is accessible and friendly. I highly recommend this property!
I loved my stay in this darling property. Quiet, woodsy, luscious space. Susan included special amenities like designer soaps, flavored coffees, and stocked the 'frig with water. Bed was super comfortable. I was visiting my daughter for Parents Weekend at CU so it was close to her House. It's a few blocks to Pearl Street Mall which has great shopping, especially my favorite, The Lighthouse Bookstore. Love Hapa Sushi and The Med. I look forward to my return next spring for Moms' Weekend. I would recommend the sleeper for one or two, and her upstairs 3-bedroom unit was also delightful and would be perfect for a family vacation. Photos are accurate, super clean, and Susan was the perfect hostess...
