I lived in this apt when I first bought the house. It has my own personal touch . I live in the same building on the top floor (it's a townhouse), and take care of the whole house with the help of my affectionate Hortensia who keeps this apt clean and in good shape.
DESCRIPTION OF THE APT.
Full-service kitchen with microwave, toaster, coffee maker, and dishwasher. Full Bath + 1/2 bath. Sunken Art Deco living room with parquet floors and high ceilings. View and use of a private garden patio, large Cable TV, and WiFi Internet.
Tasteful Italian-style living. Close to subways and buses, one block from Central Park, and 3 blocks from Riverside Park. On the Gold Coast of the Upper West Side. Very conveniently located near a supermarket and several gourmet stores, plenty of very good restaurants, and lots of shopping.
Nearby: Lincoln Center, Carnegie Hall, Columbia University, Museum of Natural History. Very close to subways and bus stations that can take you all over Manhattan–and make you feel like you are a real New Yorker!
Two of the bedrooms are below the ground level and have windows looking up onto the patio. Smoking is not permitted in the apt. You may step outside to the patio if you must smoke.
The place is very quiet and, at times, it feels like you're in the country–especially in the warmer months, when you can enjoy sitting in the backyard.
For insurance/safety reasons, children must be at least 10 years old. No pets are permitted.

Livia is a painter. I was born and raised in Rome, Italy and moved to this part of the world in 1975. I feel very lucky because I am bicoastal. I have 2 granchildren that for the time being live in Rome. For now, I spend more time in NY, and I am always busy. I don't have time to miss the place where I was born, nor my family as I visit Italy frequently. Come and visit me in the big apple.
Livia Monaco purchased this apartment in 1994
After 9/11 the Upper West Side has become a much quieter place to live. I was able to by this property in 1994, and I really enjoy working and living here as an artist . Walking in the nearby parks (Central Park & Riverside Park) makes me feel close to nature. There is also easy access with public transportation to all different kinds of attractions- museums, theaters, restaurants and more.
Among the best locations in Manhattan to live, a quiet, residential neighborhood, nearby stores, great restaurants, and entertainment, with easy access to all of Manhattan by subway and buses.
I stayed here in April with a female friend; we are both middle-aged. This 2 floor, 2 bedroom apartment on the ground floor of a town house is wonderfully located, just down the street from Central Park, two subway lines, restaurants, etc. in the Upper West Side. The town house is spacious, comfortable, and fairly well equipped. The beds are super-comfortable, the house is very, very quiet (by any standards), and we felt very safe. Livia was very accommodating with my questions and last minute travel changes-- our 2nd flight was cancelled and we arrived after 1 a.m. We loved relaxing in the living room after a long day of being in the big, busy city. I slept remarkably well here. The apartment is not fancy, but it is clean and comfortable. I have rented many vacation rentals and prefer them over hotels because hotels typically have puny refrigerators and a coffee pot -- and that is it. Plus, they're sterile and not comfortable. This place was more like being at home. It is 90+ years old and has character. It is plenty big enough for 2-4 people.
Regarding what another guest said: the smaller downstairs bedroom does not have a door, just a curtain, as does the 1/2 bathroom in the master bedroom downstairs - it is curtained off, rather than being a separate bathroom. Since there were just 2 of us, that wasn't a problem at all, but for 2 couples or more, it might be an issue. You can shut the master bedroom door to give the bathroom privacy.
Even though we spent most of our time in Manhattan downtown (as opposed to uptown in the UWS), I would still return to the UWS in the future as it is much homier and quiet. I cannot imagine trying to sleep in a loud, bustling environment such as in Times Square. Plus, the subway will get you back and forth in 15-20 minutes, tops.
For those who haven't been to Manhattan, using an airport shuttle or cab is the way to go if you have more than one very small suitcase. Getting luggage up a flight or two of stairs out of the subway is a hassle.
As a past guest said, if you are looking for a nice, affordable MUCH better alternative to a hotel room, in an unbeatable location, this place is it.
The apartment is a great size and perfectly located near restaurants, supermarket and beautiful Central Park. It was a tranquil retreat after spending most days of our stay in the much busier parts of NYC. Livia was a great host in responding immediately to any questions that I asked of her from the time I was considering the booking until our arrival and she provided very specific information regarding our entry to the apartment .
The outdoor area was delightful and quite unique in this city - sadly it was too cold for us to make use of it.The onsite laundry was a bonus.
Various aspects of the apartment are "tired" and in need of refurbishment.eg The pillows need to be replaced and the bed linen is well worn. Many pieces of the crockery were chipped and stained.
Despite these minor issues we have great memories of our stay in the Upper West side and would recommend the apartment .
This is a well located, well equipped and relatively spacious apartment. The owner was on hand to greet us and to teach us about the various appliances, and so on.
Great location! This apartment was perfect for our girls getaway trip. Very safe and a 5 min walk to the subway and Starbucks! We loved coming home to a nice quiet spot. Central Park is at the end of the street, just a two minute walk away! The apartment itself was very comfortable and had everything we needed. Beds were comfortable! The owner lives on the top floor and was available if we needed her. This would be good for a family as well with two beds downstairs and a comfy couch bed upstairs. It is not the Ritz but we would definitely stay again and recommend! Grocery stores and restaurants just 5 minutes away.
Our communications with the owner during the reservation process were very pleasant and she was extremely helpful and responsive to our questions. She seems like a genuinely nice person; however, we do feel compelled to provide an honest review of our stay here. There are three of us that contributed to this review.
The apartment is in a great location and in a quiet neighborhood. We particularly enjoyed the backyard patio under the trees. We also felt safe taking our evening strolls. Several good restaurants, cafes, clubs, and grocery stores are within walking distance and stay open late.
The main doors to the building and the hallway floors were dirty and full of cobwebs. This was our first impression of what awaited us...
The photos of the apartment posted on the website were most likely taken a few years ago as some of the furniture seen in the photos had been replaced. The photos also do not show the general wear and tear throughout the apartment. We found it to be in need of TLC, including detailed cleaning and general maintenance.
The floors and baseboards were worn and in need of a good scrubbing throughout the apartment, especially along the edges and in the corners of the floors. The windows on the lower level needed cleaning as well. The grout in the upstairs bath was crumbling, and the drapes separating the master bedroom (MB) from the half bath had several dark brown stains. The sofa bed mattress in the den was also stained. Several walls could also use a fresh coat of paint.
The bedrooms are on the lower level, adjacent to the basement. The mattresses in the MB and the small second bedroom were uncomfortably hard. There were no box springs, only wooden platforms. We folded a comforter in half and placed it on top of the twin mattress (in the second bedroom) to add some padding. We also had trouble staying asleep because of the extremely loud groaning noise coming from the window air conditioner next to the MB bed. There is no doubt that an investment in a whisper-quiet window air conditioner and upgraded beds and mattresses would be appreciated by future tenants. Sleep is essential to enjoying a good vacation!
The MB closet had a strong moldy odor so we placed all of our clothes on the wooden storage rack along the bedroom wall.
There are bars on all of the windows that cannot be opened from the inside. So if you are claustrophobic or concerned about safety then this is not the place for you.
Staying in Livia's apartment was wonderful! We are a family of five with three young daughters. There was enough space for all of us. It's so much better than a hotel. We enjoyed having diner in the garden which is actually quite big! The apartment is quiet and feels very safe. Livia is nice and helpful and so is the neighbour next door. The neighbourhood is green, safe with lots of shopping and eating facilities. We love to come back some day. The only thing that could be improved is to buy one or two fans, because the airconditioner in the living room only cools the back part of the living room. And we experienced a real NY heatwave during our stay! Thanks for the hospitality.
A very convenient location for a vacation in Manhattan. Few blocks from subways and busses for easy transport to all 5 boroughs . Lots of museums, opera/concerts, jogging in central park, hiking, bicycling, skating and more
