About Sebastiano Zafalon
I'm a venetian that still leaves and works in Venice, with a wife and three kids.
Sebastiano Zafalon purchased this Apartment in 2000
Why Sebastiano Zafalon chose Santa Croce
Me and my wife lived in this apartment untill 2008, so we made it as we liked and everything has been recently renovated. It is in a central and residential area of Venice, Dorsoduro, where you can find all the shops for your needs, from the organic products to the baker, butcher, pharmacy, etc...
What makes this Apartment unique
The view! from the three windows in the living room/kitchen you can enjoy the view of three canals passing by the apartment with all sorts of boats, private/gondolas with singer/working boats. You don't even need to go out, just by a bottle of cool Prosecco and enjoy Venice from you holiday home!

THE BEST PLACE TO STAY WITH A VIEW WHILE IN VENICE!
My wife and I spent a little over a week in this beautiful apartment. It is a great and quiet location away from the busy part of Venice, yet close to restaurants and the train/bus stations!
The apartment was perfect for just the two of us and we felt right at home once we arrived. The kitchen is stocked with supplies, should you want to cook your own meals. The living room has many books and maps to assist you on your visit. There are AC adapters in case you don’t have them for your electrical items. The bed was comfy and we had hot water for showers. The wifi in the apartment also works great should you need it.
Each morning, we would awake and look outside the windows and watch Venice walk by. We felt like we were a part of the community and it felt like home in this area. Gondolas and boats came through the canals as you saw people enjoying themselves and the local daily work routines. The walks to attractions and restaurants were not too bad, just get ready to do a lot of walking obviously…you’re in Venice!
If I had to choose a location to live in Venice, it would be this apartment. We loved coming “home” after each day’s adventure. The restaurants nearby and afar were worth the walks there and back. A grocery store near Campo Santa Margherita is about a 10 minute walk away and a pharmacy right down the street should you need it.
As stated earlier, you are close to the trains and buses, as well as vaporetto stops so you can catch them and go to other places in Venice, or venture out to Murano, Burano, and Lido (which we highly recommend).
On the way to the bus stops is also a bank, where you can use the ATM and that is about a 5 min walk.
You cannot go wrong with staying here. Every person/couple that I know that plans to visit Venice, will be getting my high recommendation on choosing this apartment!
Dear Friends, thank you very much for this amazing review and I am very please you had such a good experience for your holiday. I hope to meet you next time you will come back..😉. Thanks again and take care. Sebastiano
Location cannot be beat!
Pictures do not lie and those that Sebastiano has chosen to show his apartment only begin to describe how perfect it is for a trip to Venice ...for first timers or seasoned travellers. This apartment is very well equipped, comfortable, modern and spotless. Sebastiano takes pride in this apartment, describing everything clearly when we arrived so that we felt secure and assured that everything was in order. He is an ideal person to tell you about Venice and his neighbourhood which is in such an ideal spot that you can either walk to Campo Margherita for fish, and fresh vegetables or with a few minutes walk, take the Vaporetto at Piazetta Roma to all destinations. But it is the view of the canals outside the large and multiple windows that is the special experience you want in Venice. This was our sixth visit to Venice and in this apartment, we felt like we finally saw real Venetians working , meeting each other, going to school and college and just like all of us tourists, enjoying their beautiful city.
Very convenient location for airport and waterbus transportation. Relatively quiet neighborhood. Clean and comfortable accommodations. Well-equipped Kitchen. Recommend grocery shopping at the Coop at Piazzale Roma rather than Sebastiano's recommendation. Excellent briefing on arrival from Sebastiano, except his restaurant recommendation of nearby restaurant ( Osteria Ae Cravate) was not good; skip it.
Dear Laurence, thanks for your review. I hope to see you again. Ciao, Sebastiano
Wonderful apartment in perfect location!
What a great find! We had a wonderful six night stay. The apartment was very conveniently located to all transportation - bus, train, vaporetto - close enough, but far enough from the crowds. We enjoyed the serenity of our morning coffee and evening drinks while watching the world walk or float by. The apartment had more than ample space for the two of us and was very clean and comfortable. Sebastiano was very friendly and accommodating, taking time out from his vacation to meet us at the apartment to ensure we were settled after our plane was delayed. Having a home base like this, that was truly a home, made our experience in Venice that much more magical. We would stay there again in a minute. Believe the reviews!
Dear Cathy and John, thank you very much for your nice review. Hope to see you soon. Ciao and take care, Sebastiano
Needs an overhaul
Gosh, I really hate writing a bad review but I think in service to others looking for a great experience in Venice I have to share that this apartment needs some serious changes. Maybe next time I will only trust verified reviews because in looking at the reviews there was a comment that someone found the sofa bed super comfortable. Impossible! The mattress had springs in it and was terribly uncomfortable. Sebastian did bring over a cot and blow up mattress but then the living room -which does have a nice view--no longer was a living room which it would have been if the couch could have been used. The shower had virtually no hot water- if one turned it to a warm temperature the water pressure became so low that I could not even rinse my hair of shampoo. This seems a long term issue since the notes in the apartment let guests know that the water heater is on. At my request Sebastian did refund a night's stay out of the 4 nights we stayed but while I appreciate the gesture I really wish I could have enjoyed a nice apartment when staying in Venice. The location and view were good so if you are just two staying in the bedroom and don't mind sponge baths, then go for it.
I am sorry you had such a bad experience. I take your complains as suggestions to improve the service.
Great little place in Venice!
We loved our stayed at the apartment. I bit further from all the bussle and hassle but still, walkable, comfy and quaint. The owner, Sebastiano, was a great host and met us at the apartment giving us a warm welcome a lots of tips on where to spend time sightseeing and eat. Definitely, we will return here and recommend our friends here.
