Welcome to the Sun Lake Resort. We have 4 identical units of 4 bedroom 3 bath 1650 sqft on first floor and 2nd floor. The beautiful condo faces to sun lake and it has a spacious screened patio with an amazing view. It only takes 1 minute walk to a plaza for shopping and restaurants which is very convenient ! More importantly, you are only 2 miles from Disney and the shuttle buses are available for you just at the hotel, no more concerns about getting stuck in traffic---Now that's convenience that can't be beat! (shuttle buses: just cross the street from the sun lake resort).

This unit features 1 king bed, 2 queen beds, 2 twin beds, 1 queen sofa bed and 1 crib for baby, 3 full bathroom, fully equipped kitchen, living room as well as family room. The home has brand new electronic devices such as 3 HDTV ( 2 42' and 1 32'). For more fun, we provide you with Wii, DVD Player, Free WiFi, High speed Internet, Free long distance phone calls to USA and Canada, perfect for entertaining guests of all ages. We offer hair dryers, iron, ironing board, full size washer, dryer as well as linens and towels. The home is also baby friendly. Location, Location, Location

It's hard not to like this place based on the price and location. That being said I did have some issues with the condo. The owners don't provide dish soap or soap for the dishwasher. Therefore, all the dishes you are eating off of are most likely dirty. Make sure you go to the store first thing and prewash all your dishes before you use them! We bought soap and left it there for future guests, but I'm not sure the cleaning people keep it there. They also don't provide you with extra toilet paper! If you have more than 4 people staying more than 4 days you are probably going to have to buy your own toilet paper as well. No extra trash bags. We had to take the trash out once a day. Pretty much they don't provide anything except towels and a few dishes. I've never seen a condo so under equipped. We also found a couple cockroaches and a gecko hanging out in the condo. My kids loved the gecko, didn't mention the cockroaches to them. I understand it's Florida and all, but still...

We did have an issue trying to get into the front gate when we were first checking in as well. The code we were given didn't work. After trying about 20 times I finally called management and got a recording. We were able to piggy back off someone to get in. I later heard back from management that pretty much said, "Don't bother us until 9:00am if it's not an emergency." Um, we couldn't get in the condo that I had paid for! We ended up talking to the gardner that morning and he said the pool access card should work to get in the gate. Luckily it did or we would never have gotten back in again! The code didn't work.

With all that being said though, it really was great because of the price and location. It worked out great and we didn't spend a bunch of time there. I wouldn't pay more for the condo then I did though. We stayed in the off season. Getting to and from Disney was just so easy, I would maybe stay there again even just for that fact and knowing what I know about the place I will be a little more prepared next time.

Location and surrounding area convenient with nearby shopping.

Overall, we thought the property was decent but not well-maintained. We found outdated and damaged furniture and appliances. The bathroom towels and rugs need to be replaced asap. They have been absolutely over used and are falling apart. We also had to wash all of the bedding, as none of it looked clean or comfortable. In our opinion, these items were very old and need replaced. Besides these issues, the place did appear to have been cleaned prior to our arrival. We washed everything we had to use and all the bedding the first day and made the best out the situation despite our displeasure. If asked to recommend a location by a friend/relative, I would tell them my experience with this place and let them make their own decision.

Nicely kept, convenient location

My family of 4 adults and 5 children were very comfortable in this condo. It was clean, roomy, and cozy.

I was pleasantly surprised that the bed and pillows were comfortable! There were plenty of towels and linens for our 1 week stay.

The kitchen was fairly well equipped with silverware, dishware, and glassware. They even have a set of children's dishware and utensils. My daughter insisted that she make cookies and breakfast rolls while we were here and found the bakeware she needed in the kitchen.

We had a problem with the clothes washer the day before we left. I called the management company and they sent someone to look at it the same day.

I would definitely stay here again!

Convenient condo

* Location:

-The location is right off of 192 so it is easy to get on the road unlike several other vacations homes that took 5-10 mins to get from the neighborhood to 192.

- This condo is right by Target and Publix. This is a must for our family as we end up needing to pick up food, travel items, and other things from these stores.

- This condo is also situation around a decent selection of both sit down restaurants (Bone-Fish, Cracker Barrel, etc.) as well as fast food (Chick-Fil-A, Subway, etc.).

* Layout: The condo is 4 bedroom, 3 bath. The first two bed rooms were right across each other with a bath in between. The front room was the kids room with the two single beds. This was great having the kids room just a few feet from ours with a bathroom right in between. It was also great having the other rooms distanced from the kids room to give the rest of the family some distance from the noise. There is a smaller front room but a larger kitchen/dining/living room in the back of the condo. This again allow the kids to play in the front room and grand parents to watch TV in the living room with enough distance that both had a great time, could interact when they wanted, but also have some distance when they wanted.

* Owner/Property Manager: There was a bit of a mix-up in one of the emails to us giving the wrong property address which resulted in someone being in the condo we thought we were going to. We called the property manager and they weren't able to answer the phone immediately, but called back in just a couple of minutes. We quickly resolved the discrepancy between the address in the email (incorrect) and the address in the listing and contact. Just a simple mistake and the condo was exactly what was expected. The owner was also very responsive with emails, most often replying within 10 minutes or less. Couldn't ask for quicker or better support.


* Security:

- There wasn't a private pad lock or door lock that was only accessible by the people inside. To me this is required. Hotels provide bar locks. Condos/homes competing with hotels should provide the same security features.

- The door combination was unacceptably weak. The combination shouldn't be a date, address, or anything linked to the unit etc. it might have been coincidence, but it was unsettling. All reported to the owner for suggest improvement.

* Decoration: the decor of this house is a bit dated, but we didn't care.

Orlando in June
