Why James Ricketts chose Lower Florida Keys

Summerland Key is one of the best islands in all of the keys it still has that old town charm while boasting some of the most beautiful waters in all of the keys. You have everything there but yet only a quick 25 minutes to Kew West. Plus this property is one of the few in the Florida Keys to have the correct zoning and permitting to allow weekly rentals.

Great home for a large group

  • 5 of 5

My wife and I rented the home and invited 3 adult kids, their spouses, and 4 grand kids 11 to 17. We had a super time. Great pier. We rented a 21 ft boat for the week and went fishing and swimming everyday. Great location to come and go to Key West. Lots of places to eat nearby. I highly recommend the home for large families.

As Advertised - Responsive Owner - Great Time

  • 5 of 5

We stayed at Summerland Estate for a week and had a great time. Property was as advertised, well-maintained, and comfortable. We only had one issue - problem with the microwave - owner responded immediately and had a new microwave installed. I'd give the property itself four stars + and our stay FIVE stars !

15 years later and sill great!

  • 5 of 5

Our group of 9 (three families) had a great time here. Two of the families had stayed at Summerland estate nearly 15 years ago and the property, location and surroundings are as perfect now as they were then. The house is comfortable with privacy when wanted and so much to do as a group. Immaculate pool, hot tub, tiki bar and boat dock provide plenty of fun. I recommend bringing or renting a boat as the fishing, snorkeling and beaching are world class. The kitchen is fully functional with two side by side refrigerators, great for keeping your beverages cold! The new washer and dryer were great, going home with all clean clothes is a bonus. Summerland Key is very quiet but 30 minutes away is Key West for all kinds of fun. It was great to have stayed here when our children were young and return with young adults. They loved fishing and boating and I don't think anyone turned on a TV although there are plenty. Jim very good to deal with and his management team are friendly and responsive. I hope it isn't another 15 years before we return to Summerland Estate.

Renter Beware!

  • 1 of 5

Our family vacationed at Summerland estates lush and secluded property . The setting is breathtaking! But the pictures and discription of the home itself are very misleading. First of all, after a full day if traveling, we entered into a home with a non functioning air conditioner. We found out later that the batteries needed to be replaced in the thermostat. Isn't that something that should be done before our arrival? Our party was only 9 but was supposed to be 12. We choose this property because of its ability to accommodate a large party. The listing describes a lower unit with a double and single bed along with a kitchenet. The room was filled with a strong mildew smell and the kitchen had a large plant where the dishwasher use to be. The quarters were not liveable and should not be advertised. The game room existed of a mess of blow up toys and a pool table that had a felt covering so worn down that this too was unusable. The pool that was supposed to be heated to 82 degrees did not reach temperature until the day we were leaving. The pool itself had missing tiles around the entire perimeter. On the 2ND evening of our visit my youngest child found termite larva in his bed! Yes this is the room pictured with the baby crib. So we washed the sheets and drug two single mattresses down a flight of steps so our children could sleep without the fear of larve dropping on their heads! Next ,the refrigerator packed with all of the food we purchased stopped working. When the repair man came the following day he told us he visits the home twice weekly between the fridge and the washer and dryer. We were also told, by the maintenance man , that the owner was waiting for the unit to be vacant to tent it for the termites. When we spoke to the owner about the list of disappointments, he told he knew nothing about termites and our family was welcome to leave! He never apologized nor did he offer any compensation for our inconveniences. The property could be a jewel but has obviously been neglected. It is owned by an absentee man who does not care about much more than collecting rent checks. The listing is misleaing and inaccurate. Our vacation was not what we expected.

Owner's Response: Kate, I am sorry to hear you that you and the rest of the Penza family had some issues at the house. When I spoke to you I did apologize and told you I would IMMEDIATELY take care of any and all issues. Which I did. We have rented our home for the past 10 years with consistent repeat clients and top 5 star reviews. Yours is the first negative review I have ever had. But I would like to address the items you have brought up. 1-The batteries that run the thermostat did need to be changed. This is true. My staff did not know the thermostat was not working because the weather has been perfect and there had been no need to run the A/C system. But when you let us know it was not working we immediately addressed the issue and replaced the batteries. 2-We were not aware of any mildew smell in the studio. But again I immediately sent our cleaning crew over to re clean the house up to your standards and have my handyman look for any water leaks or areas where water could have been seeping in. We did not find any nor did anyone notice a mildew smell. 3-We recently took the mini stove out of the kitchenette because no one was using it and we replaced that space with a plant. 4-Before you arrived our handyman confirmed to me via a phone call that the pool was at 82 degrees. The outflow valve from the heater has thermometer on it and it was reading 82 degrees. When you said the pool was not warm our handyman went and with his own thermometer checked the pool and it registered 82 degrees. Needless to say we turned the heat up more for you. 5-The pool toys are left over from past clients and your suggestion of a storage bin to keep those in is a good idea. Thank you. The same for the pool table felt. Thanks for bringing it to my attention and I will have it replaced. 6-I was not aware of any termite issues but after our conversation I had Orkin inspect the house and do an injection treatment into the wood beams. Hopefully this has remedied the issue. They informed me that they swarm during certain times of the year. 7-We have 3 large refrigerators in the house. What happens is some guests pack one freezer full of food and blocks the fan in the freezer so the air cannot circulate, therefore the frig stops getting cold. Within 24hrs I had the appliance repair man at the property and he showed your family what the problem was. I just check my invoices from his company and he serviced my appliances twice in 2015 not twice a week.

A Winner for Many Years!

  • 5 of 5

There is very little I can say that hasn’t already been said! This wonderful property has been our family vacation week destination for over 10 years – we would not even consider any other spot! The amenities are amazing – and 11 of us fit into the house with privacy when we want it, group time when desired. All four generations love Summerland Estate! The location is ideal, with easy access to commercial areas further north, and to Key West in the south, but far enough away to be your own private hide-away.

The heated pool, tiki hut, hot tub, dock and access to the ocean are perfect. The house, (kitchen is great!), is always in excellent condition when we arrive – if there are ever any “glitches” the staff is readily available and eager to help. Jim is a very conscientious owner/landlord, prompt to respond to any inquiries and anxious to be sure your stay is memorable. Our family recommends this outstanding place with no reservations. If vacation rentals are rated at best a “10”, Summerland Estate is truly an “11”!

Great place for a big family!

  • 4 of 5

Summerland Estate is a great place for a Keys vacation. You are close enough to Key West to hit the town and the night life but far enough away to get the quiet laid back Keys atmosphere. We had 10 in our party and had plenty of room for all of us. My three boys loved the "bachelor" pad downstairs. It was their own little slice of independence. The property is very well maintained and the manager and owner were very accommodating. We spent a lot of time on our boat and caught fish all week. Even caught some nice snapper right off the dock. My kids loved snorkeling off the dock and had some nurse sharks visit us almost every night. We have a 25 ft pontoon boat and the dock and deep water were perfect for even our bulky boat. The kids loved the pool and we enjoyed grilling out quite a bit in the evenings. Great relaxing vacation. Didn't get to use hot tub b/c of leak in it. But since it was summer in the Keys it wasn't an issue. I am sure the leak will be addressed as the rest of the house was well maintained. We will return again!
