About Ron and Gina Frawley
I am an automotive engineer who moved to the Syracuse area from metro Detroit in 1996. My 2 daughters were raised here, and graduated from Canastota High School; both are now married raising their own families. I moved back to the Detroit area due to changes in our business resulting from the auto industry crisis, and married a beautiful lady who also has 2 children. My wife and I enjoy coming back to Sylvan Beach whenever possible; we had considered moving here if business conditions were better, and hope to spend our retirement here in the summer season down the road.
Ron and Gina Frawley purchased this House in 2006
Why Ron and Gina Frawley chose Sylvan Beach
I lived in this home for over 6 years, and really came to love the Sylvan Beach community. In many ways, it feels like you've walked back in time 50 or more years, yet it also offers every modern day convenience a person could ever want. My wife and I have enjoyed refurbishing the home over the years, with the hope that others who already know of the fun this town has to offer, or anyone looking for a new, unique, relaxing vacation destination might enjoy it as well. The home offers a convenient location where you can enjoy all of the amenities in the village and regional area, and yet you can escape to the quiet home setting for a more private experience as well.
What makes this House unique
Canal front is great for fishing on property. Numerous docks are great for boats of all sizes, and offer protected harbor from the often rough waters on Oneida lake. Within a couple blocks of the Village attractions, yet private and far enough away from it all when you want peace and quiet. 2 kayaks and numerous bikes are included.

Home away from home
I look forward to going there and enjoying everything. A wonderful home, great atmosphere right at the dock to take off onto the lake and fish. Can not wait to do it again and again. The owners are the best and very thoughtful
This property had everything that was advertised. Very clean and ready for our stay. The only thing I could recommend, and it's minor, is some room darkening curtains in the upstairs room. Otherwise very cozy and really enjoyed our time here.
Thank you for the very nice review and your great suggestion for improvement. We will definitely look to implement your idea! Happy you enjoyed your stay at the Beach House 400 this summer!

This is a comfy cottage in a quiet setting
We had a very good time at this property, directly on one of the canals that fed into the Erie Canal. We thought it might be loud but it was just the opposite, quiet and peaceful. It was well equipped and had a much used front deck and screened in front room. Our one reservation was that this was not a good rental for two older couples, even in reasonable shape. The stairway to the upstairs room (one big room, not two as listing implied) was very narrow with low headspace, causing many head bangs while carrying luggage and self up and down. The owners, Ron and Gina, were very accommodating every step of the way but we will probably not rent again due to the staircase.
This property is right in the heart of Sylvan Beach. With the canal right out your back door. If the water on the lake is to ruff, you can still run your boat around the canal and fish
Ron was just a phone call away to answer any questions I had.
I really enjoyed my stay and look forward to renting again!
Loved the home
It is the perfect get a way home, thank you
Great place to stay.
Sylvan Beach is a cute, quaint, 'best of the old and new' waterfont village in upstate New York. As a waterfront home, our beach house enables you to bring and dock your own boat in a very protected area completely away from the sometimes rough lake. Travelers can also use our free kayaks, or rent a power pontoon boat from a nearby camp ground, to explore the adjacent Erie canal and beautiful Oneida Lake. It's entirely possible to travel the canal system all the way to the Hudson River, and onto NYC, a trip of over 200 miles on the water.
The village is perfect for fun seekers of all ages. Enjoy a beach front amusement park; miniature golf, ice cream parlors, the sandy beach with shallow swimming waters (great for kids!), numerous bars and restaurants within walking distance. Summer concerts, 'Bikes at the Beach', and numerous car shows, craft fairs, etc are also throughout the summer. World class golf, gaming and dining at the Turning Stone Resort are only 20 minutes away.
Other Activities: shopping, kayaking, boating, miniature golf
