Explore your private boardwalk and island on a beautiful saltwater pond of 745 acres (2 1/2 miles in length) with connections to Nantucket Sound. From a large patio (great for entertaining) you look down over an expansive lawn to the boardwalk and lawn chairs. You can eat outside on the open deck or in a large screened-in porch overlooking the water. Also, there is a picnic table on your own island where you can enjoy a picnic and water activities. An expansive outside shower is off the porch.
The house is newly renovated by one of the Island's top architects. The interior is bright and beautifully furnished with a tasteful, beachy feel. Design of this fully air conditioned 3,500sq ft home takes full advantage of sparkling water views from almost every window.
A great room overlooks the patio with a wall of windows and a gas fireplace for chilly nights. An entertainment area provides a large screen, high definition TV and wireless Internet, which can be reached throughout the house. The modern gourmet eat-in kitchen has granite counters, brand-new top of the line dishwasher and refrigerator, double ovens, 5 burner cook top and is fully equipped for the discerning chef. Williams Sonoma dishes and glassware, and All-Clad pots and pans are at your fingertips in this well-laid-out kitchen.
On the deck, a new Weber stainless steel Genesis gas grill makes barbequeing a snap. A lovely bar area, located in the center of the open first floor, has a side-by-side red / white wine refrigerator, drink glassware and lovely dishes for serving hors d'oeuvres. In addition, the first floor has a formal dining room for 10, and separate den with a queen sofa bed, flat screen TV and games. A full bath with a large shower and a large airy entryway completes the first floor.
Three en suite bedrooms (one king and two queens) provide great privacy for three couples, one of which is a large master bedroom with a seating area, flat screen hi-def TV and a large private balcony. An additional bedroom (entered from either the king or a queen bedroom) has twin beds and is decorated for the little pirates in your family.
The property is adjacent to the Martha's Vineyard Rod and Gun Club, and within an easy walk to the Felix Neck Audubon Wildlife Sanctuary and hiking trails. We are also within walking distance of miles of walking trails in the MV Land Bank Conservation Land. It is also near bike paths connecting Edgartown, Oak Bluffs, and Vineyard Haven town centers. Bikes can be rented from the Edgartown Bike shop by the day or week, making it easy to enjoy the miles of safe bike trails on the island.
Top quality linens and towels are provided. Beach towels and bags, coolers, toys, umbrellas and 8 beach chairs are provided. Equipment for a variety of outdoor games is provided for your use, stored in the adjacent utility barn.
You can kayak (rental kayaks can be delivered and picked up from the house) from your own beach - this allows you to be at bend-in-the-road beach and big bridge in less than 10 minutes. You can also kayak around Flex Neck Preserve and enjoy the wide variety of water fowl that live on the almost 900 acre salt water pond. You can also rent small motor boats that can be delivered to the pond - this is fun for a quick run to Edgartown harbor.
Fishing on the pond is great fun. Striped bass are present from early May to November. Bonito are present in peak numbers in July and August. Albacore show up in mid August and stay into October. You can fish from our dock or in a kayak or motor boat.
We chose this property because of the lovely location. To have 4.5 acres on the water is very hard to come by on Martha's Vineyard, and the added seclusion is a great benefit. Docks are no longer allowed on the pond, thus we were thrilled that the property came with an excellent dock.
The house is very inviting and provides an open light feel, which is great for entertaining. Our friends with small children love the large lawn for games.
Even though the house is located next to the 90 year old Edgartown Rod and Gun Club we have never had a renter complain. The shooting is very limited and the noise does not bother anyone. People are so taken by being near the water, hiking trails and bike paths that they come back year after year. Also, it does not take you long to drive into the 3 towns where you can do all your shopping - this is a big advantage vs. being out in Chilmark.
An amazing vacation house and what can I say about the location. Beautiful views, a swinging hammock, great yard and deck. We had an amazing time from running around outside with the kids, to kayaking or just sitting and admiring the view.
This property is perfect for our family get-away. The kitchen is fully stocked - I mean FULLY! We cooked lobster - they had butter warmers! I mean, if you like to cook this is the place. We clammed right off the dock - got probably 100 of them! Yum. The décor is upscale while still warm and inviting. Linens are included - can't tell you how annoying renting on the Vineyard is when they tell you to wash all your sheets and towels - or even bring your own! I mean, WHAT is it you are renting?! These owners truly understand the needs of families on vacation - they have not missed a single thing. There is a gun range next door but they don't shoot often and seemed to maintain reasonable hours so it really isn't bothersome at all - most of the time you'll forget it's there. The location is convenient to everything, the view cannot be beat, and the home is amazing. If you have discriminating taste this is your relaxation destination.
The first thing my grandchildren ask when we get home from the Johnson's is if we'll be returning next year. And we always do go back, as it's so much fun for everyone.
The pond and dock were especially appreciated this summer as it was very hot in New England. Lots of swimming, paddle boarding and kayaking, with jaunts across the water to State Beach. Biking on Chappaquiddick and the surf at serene Wasque Reservation were a welcome retreat as well. In the late afternoon, the lawn games get into full swing, then the deck and screened porch are perfect for dinner. There's a fire pit in the sand for roasting marshmallows. And when you want to go to town for the evening, Edgartown, Vineyard Haven and Oak Bluffs are all close by. For baseball, the summer league plays right down the road.
Cindy and Ken have done many renovations since we've been going to their home, each time enhancing the space, light and comfort. The house and grounds are very well kept, The view out back and over the marsh is always beautiful, even more so from the new deck off the master bedroom. It's a wonderful vacation spot.
My husband and I joked that it felt like home away from home, only better! The house is lovely and contains all of the comfort and conveniences you should need. There is no need to bring bed linens or kitchen supplies. They provide beach towels, bags, chairs, and toys for the kids. The views from the home are gorgeous and serene, and there are many places to relax outdoors, whether it is their first or second floor decks, the hammock, or the screened in porch. I could go on and on, but we just suggest you take a vacation there yourself- we hope you enjoy as much as we did :)
We loved the home, and how the owners thought of almost every detail. There were suggested things to do, places to eat, sights to see. We enjoyed our visit tremendously. The view of the sunrise was spectacular and we all enjoyed our dinners on the screened in porch followed by s'mores over the fire pit!
Our two weeks flew by with gorgeous weather and so much to do! The house is spotless, lovely, completely stocked and comfortable; the linens are top quality and the bathrooms luxurious. We ate in the large screened porch every night; the large table easily accommodated our extra family and friends for lobster dinner! Rosewater and Edgartown Meat & Fish as well as Larsen's Edgartown location were a hit; also enjoyed a fabulous wine dinner at Atria. If you get up early, leave by 7:30 a.m. and run Up Island to Black Dog on State Road and shop at Cronig's...no crowds, no fuss, everything done and no hassle! Our adult kids biked into Edgartown to Rosewater each morning and biked out to Morning Glory for produce for us! Cindy is wonderful to work with. Barn stocked with every beach toy/wading pool/umbrella/chair, etc and more than a dozen beach towels are provided for use. Our kids enjoyed the large yard for games. And if you have a rainy day and want to watch the Olympics (for us, Wimbledon), the TV in the family room is incredible! Did I mention the view?
Since arriving home -- anytime life gets hectic, I just close my eyes and picture the view you see on the right. I was up for each incredible sunrise. We enjoyed the dock for fishing, playing in the water with kids, kayaking, cycling (both rentals) around the island. This home was recently redone and it is beautiful, everything you need. There is a skeet shooting range nearby, but the beauty of this home, yard, water, views far outweighed occasional noise.
The Edgartown area, provides easy access to bay and ocean beaches - the house is near Edgartown, a classic whaling town, and the Victorian town of Oak Bluffs. It is an easy drive out to the end of the the island and the other towns. Towns feature special events, farmers markets, artist studios, sailing trips, boating charters, etc. The Island has great dedicated bike paths that are excellent for children. The beaches are some of the best in the world with big waves at South Beach and more gentle waves for little people at State Beach. The water is warmer than Cape Cod and Long Island as the island is closer to the Gulf Stream.
There are many activites for children at Felix Neck, which is a large nature preserve very close to our house. Also the FARM Institute at Katama Farms in Edgartown is another great stop for the little ones. An educational farm that teaches children and adults about sustainable agriculture, the FARM regularly hosts morning chores, and has summer camp programs for all ages.
There are many top restaurants in the immediate vicinity - both beachy, formal and family friendly.
Convenient to rent bikes, paddle boards, kayaks and baby equipment - all will be delivered to the house.
