More than 5,700 square feet of luxurious living space and abundant amenities, we know you will enjoy staying in our home by the sea. Our home offers a private 18 x 32 inground pool with built-in hot tub, Xbox 360 system with games, bumper pool table, wireless broadband Internet, 2 wet bars, gourmet kitchen, 2 widescreen TVs, Blu-Ray DVD with NetFlix Internet streaming, DVD movie library, membership at South Beach Racquet club, a double brick Savannah grill, and two outdoor shower stalls with changing areas. There is ample meal seating for large groups, with seating for 25 people (12 at dining room table, 9 around kitchen bar, 4 at morning room table) using the dining table and kitchen barstools. Our home is a true 2nd row home, 1 house from an uncrowded beach, approximately 90 seconds to walk from the rear gate to the beach.

Sea Pines offers numerous amenities such as golf, tennis, horseback riding, watersports, 15 miles of bike trails, day spa, forest preserve & ancient ruins.

Four seating/conversation areas: Three seating/conversation areas on the main floor provide ample space for large groups or family reunions to relax and catch up on each others lives. The Living Room and Sun Room were designed adjacent to one another and can easily be combined to provide seating for a large group to watch a movie on the wide screen TV with Blu-Ray DVD player (the DVD player is also NetFlix streaming compatible, which provides unlimited free instant video on demand for guests with a NetFlix account).

Gameroom, Pool, Beach....: The game room downstairs provides another wide screen TV, this time connected to an Xbox 360 system for the ultimate in video gaming. The game room also has a bumper pool table and wet bar to make your stay fun for kids of all ages. Directly off the game room is the patio that boasts a heated pool & hot tub (extra fee required), double Savannah brick grill (one side propane, one side charcoal), and outdoor seating for 16 guests. Leaving through the rear gate, guests can be on the beach in about 90 seconds, close enough that you’ll find guests constantly flowing back and forth between home, beach, & pool.

Gourmet Kitchen & Two Wet Bars: Many cooks can easily work together in the spacious, well equipped kitchen. Commercial grade appliances from Viking, Bosch, and KitchenAid, combined with cabinets well stocked with cooking equipment to support any cooks in your group. Double oven, double dishwashers, and a stove top grill in the kitchen are provided to handle large group meals. An oversized 48" sub-zero fridge in the kitchen handles your main food and beverages, a full-sized fridge in the laundry room handles any overflow for large groups, a counter size fridge in the lower level wet bar provides easy access to beverages from the pool area, and a wine fridge in the upstairs wet bar rounds out the refrigeration options.

Our home is also available as a 5 bedroom, 6 bath rental during off peak periods at a discounted rate (3 lower level bedrooms will be locked: a master, the double bunk & the double twin bedrooms). This works well for groups with uncertainty in how many people will be vacationing together. With the 5 bedroom option, guests upgrade to the full 8 bedrooms at the last minute to accommodate any unexpected guests.

HURRICANCE MATTHEW UPDATE ON 12/22/2016: Our home had no storm surge or water damage, but we did have a number of trees come down, with a few landing on the roof. Damage was minimal and our home was hosting guests 2 weeks after the storm. The town is working on beach restoration plans to rebuild damaged dunes over the next few months. The island is back to normal with virtually all restaurants, shops & golf courses are open. Bike trails and beach paths are open as well.

Wonderful! You can't go wrong!

I can't say enough good things about this home. I will start with the owner Mike. He was attentive and very helpful with my pre-stay questions and also a few minor issues that happened during our stay. We had 17 people stay (one baby, which takes up more room than 3 people!) We spent most of our time in the LARGE kitchen. We loved watching activity in the kitchen from the many island seats. The kitchen was fully stocked with pans, etc. (Some rentals have some basic cooking supplies such as spices, foil, bags, etc but this rental is cleaned out between each rental so bring your own) The bedrooms and bathrooms were plentiful! Lots of different places to sit around and chat. The pool and hot tub are perfect. Lots of pool/beach toys are there, including beach chairs. I think one bonus was the garage for extra storage, bikes, fishing stuff, suitcases, etc. The beach is really 90 seconds away and it was never crowded! Excellent place to stay!

A Christmas to Remember

We needed a nice big house to accommodate our family (17 in total) for a Christmas reunion. I can't say enough about this lovely large home in Sea Pines. It exceeded our expectations with regard to comfort, space and location. We never felt crowded and everyone had their own space and comfort for sleeping. All of the bedrooms had either an ensuite bathroom or one just steps down the hall. The spacious dining area allowed for all of us to sit together at the table. The kitchen was very well equipped (double ovens and two dishwashers) perfect for preparing meals for a big crowd. There is a great pool and patio out back and just through the gate and a short walk down the path takes you to the ocean. The area is still recovering from some of the effects of Hurricane Matthew (mostly downed trees that are now neatly piled by the roadside waiting for pick up) but that didn't take away from the beauty of the white sandy beach. The bike trails were all in good shape and provided a great way to explore the area. There are plenty of places to rent bicycles. We arranged our bike rentals on line from home and our bikes were delivered and picked up as we requested.

The area has plenty of grocery stores, restaurants and other amenities close by. I would not hesitate to recommend this lovely property. Mike the owner was a pleasure to deal with and always answered my emails promptly. He was in contact with us throughout our stay when we had questions. If you are looking for a very well appointed, big comfy house in a lovely location with plenty of space for a large group, look no further.

A fantastic place

This home really is one of the best places on HHI to host a large group. Last weekend we held a family reunion and celebration of my dad's 80th birthday. We had 19 guests staying overnight and 23 for the birthday party. The home has large common areas, a very large kitchen/bar area, numerous places for guests to gather, a large patio and pool area, many bedrooms and bathrooms. The pictures really did not do it justice as it was much better than expected. Sea Pines is always beautiful. The owner communicated very well about what was going on with the property in the aftermath of Hurricane Matthew. There were no issues with our stay. We communicated with the owner throughout the weekend.

What to know: clean up from Hurricane Matthew still continues. Roads and beaches are accessible but crews continue to clear cut up trees from the side of the road. Heavy equipment was on the beach replacing sand that had been removed by the hurricane. Some shops at Harbor Town were closed but the South Beach Marina restaurants and shops were open. Other locations on HHI were fully open.

We had a wonderful time and greatly enjoyed the property! We would definitely recommend this property to others!

Beach Wedding After Hurricane Matthew

We stayed at 10 Royal Tern the week of October 29th just a few weeks after Hurricane Matthew. Since we had planned to have our wedding on the beach within walking distance from I home I was beyond stressed out about the condition of the home and beach. Mike went above and beyond to answer any and all questions that I had about the property. Mike was in constant contact with me from the moment he was able to assess his home. Mike even provided us with beach suggestions since most if not all of the beach boardwalks in Sea Pines were destroyed. We have never had this kind of rental experience before, Mike was amazing. I was able to worry about "normal" wedding stuff.

The Sea Pines area was hit hard by hurricane Mathew and does not look the same. There are tree's and debris piles on either side of most of the roads through Sea Pines. It will take time to remove all of this debris. Many road signs and house numbers were destroyed during the storm.

The dunes that once were at the beach are now gone along with most of the boardwalks to the beach. The beach walk to the right of Mike's home was completely accessible. The destroyed boardwalk had been removed and a nice sandy walkway remained.

The home was beautiful. The kitchen had everything you could possible need. Lots of beach toys, including chairs and a beach cart! We had 15 people in the house and we never felt crowded.

We had an amazing time and a very beautiful wedding. Thank you Mike!

Great owner - Hurricane Matthew interupted

First I should say that unfortunately due to the damage caused by Hurricane Matthew we were not able to stay at this home as had been planned for many months. That said, I felt that it was important to still share my experiences dealing with Mike, because it has been nothing but a great pleasure.

Mike answered my questions very quickly and was very reasonable at all times. We were coming with a large group, so there were many questions and details that had to be worked through. Mike was increadibly pleasant and helped me all the time. I've rented many homes through VRBO in the past, and in my experience much of the satisfaction is based on how easy and pleasant the agent or owner is to deal with. In this case it was a five-star experience.

We hope that the trees that fell on the house, and all the damage around the island can be fixed soon. I know that we will be seeking out this property in the future, and look forward to our visit!

Perfect for extended family

Our family just stayed in this house last week and enjoyed every minute of it. We were a little concerned about it not being actually on the beach but understood we are a hard-to-accomodate number! Because there is no street to actually cross...only a path... it worked great. One of our sons mentioned that he loved the separate seating areas so that if he just wasn't in the mood for being around the crowd he could grab a book and go sit somewhere else. Yes! And the kitchen was amazing. I've never worked in a better one with so many tools to work with. It made our stay easy as pie and a memory to keep. We hope to return for sure.

4 Sea Pines gate passes are provided with each rental. Additional passes can be purchased at the gate or welcome center.

Spa heat is $100/week. Pool heat varies by time of year from $300 to $600/week. Pool heaters have the ability to maintain water temperature about 20 degrees higher than air temperature. So realistically if the temperature forecast during your stay is expected to fall below 50 degrees overnight, the resulting pool temp will be below 70 degrees, likely too cold for comfortable pool use.

Homeaway and VRBO charges a "Service Fee" to guests making reservations using their online booking system. Contact me at for alternative payment options that exclude this fee, including a 2% discount for paying by check.
