Meticulous, spacious, Newport County waterfront. Air-conditioned home sits thirty feet from the water's edge. Enjoy panoramic waterfront views that impart a cruise-like atmosphere from the large deck, main living areas, and bedrooms. Watch the sun rise as it slowly peaks above the horizon and lights the early morning sky and enjoy the colorful skies of most sunsets. Marvel at the twinkling, fire-fly like lights that the Moon casts across the water on clear nights.
Bedrooms and living areas are spacious with A/C and fans, if you prefer. Many 2016 improvements. In addition to the bed(s), each bedroom has a bureau/dresser, a vanity, two chairs, alarm clock/radio, and a flat screen TV. All bedrooms are on the second floor. A sofa bed is in alcove in living room. Two twin air mattresses are available and could be comfortably accommodated in queen bedrooms.
Master bath has four foot shower. Second bathroom, upstairs, has tub/shower and contains full size washer and dryer in closet. Iron and board, hair dryer, and reasonable supply of shampoo, body wash, hand soap, clothes detergent, and toilet paper provided.
Living room seats 9+ and has newly refinished hardwoods, new rug, leather sofa and love seat, sofa bed, two Lazy Boy recliners, several other chairs, flat screen TV, and new decor. Living room and dining area with seating for 8 have newly refinished hardwoods and new rugs. Glass slider allows easy access to deck. Gas grill with propane refill just steps away.
Kitchen has newly re-tiled floor and new paint. There is a D/W, stove/oven, microwave, refrigerator, and small appliances like 12 cup coffee maker, toaster, blender, plus a toaster oven and waffle maker. There are two full sets of plates, bowls, and cups; plenty of eating and specialty utensils, pots and pans, 2 lobster pots, a roasting pan, and glasses of all sorts, including wine glasses and beer mugs. Reasonable supply of coffee filters, dinner napkins, paper towels, trash bags, dish and dish washer detergent, liquid hand soap, and cleaning supplies, provided.
There is a half bath off the foyer as you enter the front door as well as a large storage/coat closet and access to the garage.
Garage is used for storage and a three-season room, usually comfortable May to Oct. It contains a 6 ft. pool table and in soccer ball table. There are many books and games and storage for eight beach chairs, a small beach umbrella and coolers. There is room for storing your bikes, water sports equipment, etc.
There is plenty of outdoor furniture on which to relax, in sun or shade, or on which to dine after cooking on the gas grill.There are 8 Adirondack chairs, 8 dining chairs, a 6 ft. folding table (stored in front closet), and an umbrella. Or send out to nearby restaurants, known for their great food. Many are within .6 mile, including two sports bars/pubs, Graciano's, Scampi's, 15 Point Road (our favorite), the famous take-out Flo's Seafood (seasonal), and Schulzy's hamburgers/ice cream take-out (seasonal). Scampi's, 15 Point Road, Flo's and Schulzy's directly overlook the water.
There is a nice yard and off-street parking for at least three cars. There is no charge for on-street parking.
The home is located in Blue Bill Cove, which is a haven for kayakers, small sail boaters, jet skiers, and paddle boarders. Sail surfers need only travel .5 mi. to a south facing local beach with free on-street parking that often has the higher winds needed. Kayaks, life preservers, and inflatable will be available May-October 2017. Weight and age restrictions apply and signed waiver required for their use. Swim, float lazily around, or paddle to the islands, inlets, or Tiverton Basin to explore the shore line. Enjoy many varieties of waterfowl: egrets, gulls, ducks, geese, and, occasionally, swans. Fish in the Cove or travel .6 mi. to a local beach for fishing on the rocks at Old Stone Bridge (free parking).
If you are tempted to leave the peace and privacy of this very special home, Routes 24, 138, and 114 are minutes away.
Acceptance and confirmation of reservation is contingent on payment and return of a signed Lease Agreement.
Owner is usually personally available to answer questions and resolve issues. When not available, there are several contact persons to assist guests.

There are very few places in RI that will take you more than 50 min., many 20-30 min. Enjoy various parks (Colt State and Ocean Drive for views and kite flying);, hiking at Fort Barton (Tiverton); bird watching (Middletown); beaches for walking, shell picking, wind surfing, and surf boarding; boats to rent; charters for deep sea fishing; cruises to see lighthouses and seals; museums and historic sites such as Touro Synagogue . Explore Providence with its fine restaurants, nightlife, and special events such as Waterfire on select nights. Take a ferry to Block Island. And don't forget Massachusetts! Take a ferry to Martha's Vineyard or Nantucket. Drive to Boston with its Art and Science Museums, the Kennedy Library, Great North Church and endless array of historic sites. Travel to Cape Cod for a day...so doable..particularly during the week.
I lived in this house until 2010. I am a retired nurse and teacher and enjoy boating, reading, gardening, arts and crafts, cooking, and relaxing with family and friends. I supervise most change overs.
I spent many a glorious summer day swimming and boating . As an adult, the drawing factor is the beauty of the water and the great diversity of water fowl and the fact that stress just melts away as soon as you arrive home. The sunrises, evening skies, twinkling light on the water from the Moon, and sea breezes are a plus, too! Even the impending change of the weather, easily seen across the water, is awesome.
Direct waterfront that exceeds expectations for views and privacy, plus the charm and convenience of Portsmouth's unique little community including sports bars and great restaurants within approximately 1/2 a mile.

The home was sparkling when we moved in. The dishwasher is large and excellent as are all the appliances. Thank you for your hospitality."
We rented this lovely home for a Thanksgiving get-away. As other reviewers have said, the house was clean and spotless. Although we weren't able to enjoy sitting on the deck, we had the wonderful view being warm and cozy inside. Many thanks go to Maureen for answering all questions and especially for providing the roasting pan for our turkey! And thanks to Brad for quickly getting our slight tech problem resolved with no bother to us. Being close to Newport and Bristol makes this a great spot for exploring RI. I would definitely recommend this property.
On Labor Day weekend my husband and I stayed at this lovely house. Upon arriving we were happy to see that the house was clean and spotless. The view of the water was great from our bedroom. We enjoyed reading our books while sitting on the deck looking out onto the water. The owners were available for questions and were a pleasure to work with-There were excellent restaurants in the area which we enjoyed very much. We had lunch in Newport and took a drive to nearby Fall River to see Lizzie Borden's house. It was a very interesting tour. We would definitely like to spend another weekend here at this lovely house on the water.
Rented this property in August 2015 and then again in June 2016. There were 4 adults and my cocker spaniel. This is perfect for kayaking and exploring the cove, the river and out to the bay. Found a couple of light bulbs that were out and the owner responded immediately to get them replaced. The house has everything you would need to have a great vacation which we have had both times we have stayed. Can't say enough positive things about the entire experience from contacting the owner initially to rent the house to the quick return of my security deposit. Will be back again in the future! Thanks again.
Very beautiful location. The house was very clean and comfortable. The only reason I did not rate our experience five stars is because the mattresses were wrapped in plastic making noises when we turned and keeping us hot.
Maureen took her time to explain every detail about the house and she was very nice!
Perfect everything. The house was very clean and had everything we needed and the rooms are much larger than they appear in the photos. We stayed at this lovely home while attending my daughter's graduation at Roger Williams University. We were able to gather with family and enjoy the time together - so much better than a hotel. The deck was amazing and we just wished we had move time to "relax"! My only regret was that we didn't find this place four years ago to book for Homecoming Weekend and other RWU events, since it's only about 10 minutes from the college. Would love to come again.

Bring it along! Stone Bridge Marina, 0.6 mi. away, offers reasonably priced dockage for your power boat. Or, use the adjacent boat ramp if you decide to trailer it.
Dreaming of seeing Newport? Walk Cliff Walk, explore Ocean Drive and Brenton Point State Park, visit Fort Adams State Park, or take a Historical Heritage Tour. Don't forget Touro Synagogue, Trinity Church, Rose Island Lighthouse, Audrain Automobile Museum, and the National Museum of American Illustration (my favorite).
Enjoy segway tours and see Newport in a fun way through scoot-coupe rentals. Explore the mansions, of an age past, when Newport was the summer residence of the rich and famous, mansions such as the Breakers, Marble House, and Doris Duke's Rough Point, to name a few.
Walk Cliff Walk or historic Newport, Aquidneck Land Trust's Sakonnet Greenway Trail, and Secret Garden Self-guided. Take a guided Bird Walk at Norman Bird Santuary.
Charter a fishing expedition or a 12 meter or a schooner. Experience the thrill of parasailing, kite surfing lessons...or yikes, tandem sky diving!
Picnic, bike ride, and fly kites directly overlooking the water at Colt state Park in nearby Bristol.
RI has great food! And you'll find the best among local restaurants, diners, and take out. Within approx. 0.6 mile there are the following: 15 Point Road, our favorite, which overlooks a marina, remnants of Old Stone Bridge and Sakonnet River; Scampi's and Flo's Seafood (in season) with outdoor seating overlooking the water; Shultzy"s (in season) with it's hamburgers and ice cream right across from a beach/board walk of sorts; Graciano's, popular for breakfast and lunch; and Ultimate and Beachcomber Sports Bars, a touch of fun, excitement, and games for all ages.
Try restaurants recommended by a popular travel site towards Newport area: Mooring and Castle Hill on the water, Rosemary and Thyme Cafe, Brick Alley Pub ( a favorite of ours ), and others in Bristol, Warren, and Tiverton, (many waterfront). The Boathouse in Tiverton is a favorite!
For children activities, try Save the Bay Exploration Center and Aquarium, Battleship Cove, Roger Williams Park and Zoo, Fall River Children's Museum and Providence Children's Museum, a favorite, and Portsmouth Community and Island Park Playgrounds, or let them just enjoy the water activities at the waterfront of the home...
