Spacious 3 bedroom, 2.5 BR waterfront home with easy access to major attractions
Meticulous, spacious, Newport County waterfront. Air-conditioned home sits thirty feet from the water's edge. Enjoy panoramic waterfront views that impart a cruise-like atmosphere from the large deck, main living areas, and bedrooms. Watch the sun rise as it slowly peaks above the horizon and lights the early morning sky and enjoy the colorful skies of most sunsets. Marvel at the twinkling, fire-fly like lights that the Moon casts across the water on clear nights.
Bedrooms and living areas are spacious with A/C and fans, if you prefer. In addition to the bed(s), each bedroom has a bureau/dresser, a vanity, two chairs, alarm clock/radio, and a flat screen TV. All bedrooms are on the second floor. A sofa bed is in alcove in living room.
Master bath has four foot shower. Second bathroom, upstairs, has tub/shower and contains full size washer and dryer in closet. Iron and board, hair dryers, and basic starter supply of shampoo, body wash, hand soap, clothes detergent, and toilet paper provided.
Living room has newly refinished hardwoods, new rug, leather sofa and love seat, sofa bed, two Lazy Boy recliners, several other chairs, flat screen TV, and new decor. Living room and dining area with seating for 8 have newly refinished hardwoods and new rugs. Glass slider allows easy access to deck. Gas grill with propane refill just steps away.
There is a dishwasher, stove/oven, microwave, refrigerator, and small appliances like 12 cup coffee maker, toaster, blender, plus a toaster oven and waffle maker. There are two full sets of plates, bowls, and cups; plenty of eating and specialty utensils, pots and pans, 2 lobster pots, a roasting pan, and glasses of all sorts, including wine glasses and beer mugs. Basic supply of coffee filters, dinner napkins, paper towels, trash bags, dish and dish washer detergent, liquid hand soap, and cleaning supplies, provided.
There is a half bath off the foyer as you enter the front door as well as a large storage/coat closet and access to the garage.
Garage is used for storage and a three-season room, usually comfortable May to Oct. It contains a 6 ft. pool table and soccer ball table. There are many books and games and storage for beach chairs, a small beach umbrella and coolers. There is room for storing your bikes, water sports equipment, etc.
There is plenty of outdoor furniture on which to relax, in sun or shade, or on which to dine after cooking on the gas grill.There are 8 Adirondack chairs, 8 dining chairs, a 6 ft. folding table (stored in front closet), and an umbrella. Or send out to nearby restaurants, known for their great food. Many are within .6 mile, including two sports bars/pubs, Graciano's, Local Z, 15 Point Road (our favorite), the famous take-out Flo's Seafood (seasonal), and Schulzy's hamburgers/ice cream take-out (seasonal). Local Z, 15 Point Road, Flo's and Schulzy's directly overlook the water.
There is a nice yard and off-street parking for at least three cars. There is no charge for on-street parking.
The home is located in Blue Bill Cove, which is a haven for kayakers, small sail boaters, jet skiers, and paddle boarders. Sail surfers need only travel .5 mi. to a south facing local beach with free on-street parking that often has the higher winds needed. Kayaks, life preservers, and inflatables available May-October. Swim, float lazily around, or paddle to the islands, inlets, or Tiverton Basin to explore the shore line. Enjoy many varieties of waterfowl: egrets, gulls, ducks, geese, and, occasionally, swans. Fish in the Cove or travel .6 mi. to a local beach for fishing on the rocks at Old Stone Bridge (free parking).
If you are tempted to leave the peace and privacy of this very special home, Routes 24, 138, and 114 are minutes away.
Acceptance and confirmation of reservation is contingent on payment and return of a signed Lease Agreement.
Owner is usually personally available to answer questions and resolve issues. When not available, there are several contact persons to assist guests.

BEACHES: Local beaches are within .6 mi. and, within a reasonable drive, there is a low surf family beach (Sandy Point) and the surf beaches of Easton's(Newport) and 2nd and 3rd (Middletown).
GOLFING: Montaup and Green Valley (Portsmouth) and Newport National Golf Club and many more a short drive to West Bay.
POLO: Glenn Farm (Portsmouth).
TENNIS: Portsmouth High and visit the Tennis Hall of Fame (Newport);
MANSIONS: Breakers, Marble House, Doris Duke's Rough Point and too many more to list.
WATERFRONT ACTIVITIES: Sailing, yachting, fishing charters from Newport, the famous Cliff Walk, the '12 mile Drive', and so much more.

FOR ALL AGES: Battleship Cove (Fall River); Colt State Park and Bike Path, Audubon Society, Coggeshall Farm Museum, Blitheworld Gardens and Arboretum, the oldest 4th of July Parade in the Nation ( Bristol); Green Animals Topiary Gardens (Portsmouth); Children's Museums in Fall River and Providence; PARKS/ZOOS: Buttonwood Park (New Bedford,MA ) and highly acclaimed Roger Williams Park and Zoo (Providence).
OUTLET SHOPPING: Fall River and Dartmouth.

SPECIALTY SHOPS: Thames Street (Newport) and Historic Bristol.
There are very few places in RI that will take you more than 50 min., many 20-30 min. Enjoy various parks (Colt State and Ocean Drive for views and kite flying);, hiking at Fort Barton (Tiverton); bird watching (Middletown); beaches for walking, shell picking, wind surfing, and surf boarding; boats to rent; charters for deep sea fishing; cruises to see lighthouses and seals; museums and historic sites such as Touro Synagogue . Explore Providence with its fine restaurants, nightlife, and special events such as Waterfire on select nights. Take a ferry to Block Island. And don't forget Massachusetts! Take a ferry to Martha's Vineyard or Nantucket. Drive to Boston with its Art and Science Museums, the Kennedy Library, Great North Church and endless array of historic sites. Travel to Cape Cod for a day...so doable..particularly during the week.

I spent many a glorious summer day swimming and boating from the shore. As an adult, the drawing factor is the beauty of the water and the great diversity of water fowl and the fact that stress just melts away as soon as you arrive home. The sunrises, evening skies, twinkling light on the water from the Moon, and sea breezes are a plus, too! Even the impending change of the weather, easily seen across the water, is awesome.

Lovely house in a great location
My wife and I and two dogs stayed here and had a great time. The house is very spacious, clean and comfortable.
The views of the water from every room is wonderful. The master bedroom has a very comfortable queen bed and all the windows with views of the water make you feel like your on a boat. The deck is great for watching the birds, sunsets and the night sky. Maureen and Brad were very welcoming and explained everything upon arrival. Having kayaks to go paddle around the bay was a nice option. We would stay here again next time we go to the area.

Beautiful view, great location!
We came to Rhode Island on a family vacation with my husband and daughter, as well as my sister's family and our mom. What a great property for a large gathering! Beautiful view of the water, easy access to great restaurants and not too far of a drive to tourist-type attractions (Martha's Vineyard, Newport mansions, etc.). The owners were so kind and welcoming; would definitely return!

The house was a delightful place to hold a ten day celebration of our 50th anniversary with our two children and their families, including three grandchildren. The house was comfortable, spacious , light filled and well equipped. The three bedrooms upstairs were perfect for our family of nine with the addition of two air mattresses. The grassy area outside was good for playing and the large terrace off the living room was lovely for relaxing, eating and watching the view of the salt pond. The two kayaks made an enjoyable addition.
It is so gratifying to have guests appreciate our home and the amenities we provide. We will continue to improve this vacation experience for our guests and hope you will consider us in the future. Thank you for the great review and thank you for being such "lovely" guests!
Our family had a wonderful time in RI! The cottage was on a bay in Portsmouth and the sunsets were amazing. We all had fun kayaking in the kayaks that came with the house, doing a bit of fishing, the kids took surfing lessons and the cliff walk can't be beat. The Vanderbilts were unable to join us for dinner so we toured their incredible summer mansion, along with a few other grand homes. Loved the history of the entire area. Thank you to Maureen for providing us with her rental cottage! The accommodations were very nice.

Water front fun
We stayed july8-15 2017 house very clean everthing like the photos close to Newport nice to have owner living next door should their be a problem but we had none would go back again party of 8 adults and 1child plenty of room and nice having towels/sheets to use

Beautiful, picture perfect views.
There isn't enough space to write how perfect our stay was. From the minute you pull up into the front yard to a beautiful house. Through the door into an immaculately kept home that was also very well stocked. But the best part is the deck and that view of the water that you just can't look at enough. One of the best places we've stayed at. The owners were also great at answering any questions we had from inside of the house to things to do in town.

Savor the beaches: Sandy Point, First, Second, Third, Gooseberry, and East Bailey's Beach. Or, hang around and enjoy the kayaks and inflatables, provided. Have a power boat on a trailer? Bring it along!
Dreaming of seeing Newport? Walk Cliff Walk, explore Ocean Drive and Brenton Point State Park, visit Fort Adams State Park, or take a Historical Heritage Tour. Don't forget Touro Synagogue, Trinity Church, Rose Island Lighthouse, Audrain Automobile Museum, and the National Museum of American Illustration (my favorite).
Enjoy segway tours and see Newport in a fun way through scoot-coupe rentals. Explore the mansions, of an age past, when Newport was the summer residence of the rich and famous, mansions such as the Breakers, Marble House, and Doris Duke's Rough Point, to name a few.
Walk Cliff Walk or historic Newport, Aquidneck Land Trust's Sakonnet Greenway Trail, and Secret Garden Self-guided. Take a guided Bird Walk at Norman Bird Santuary.
Charter a fishing expedition or a 12 meter or a schooner. Experience the thrill of parasailing, kite surfing lessons...or yikes, tandem sky diving!
Picnic, bike ride, and fly kites directly overlooking the water at Colt state Park in nearby Bristol.
RI has great food! And you'll find the best among local restaurants, diners, and take out. Within approx. 0.6 mile there are the following: 15 Point Road, our favorite, which overlooks a marina and beautiful water views; Local Z and Flo's Seafood (in season) with outdoor seating overlooking the water; Shultzy"s (in season) with it's hamburgers and ice cream right across from a beach; Graciano's, popular for breakfast and lunch; and Ultimate and Beachcomber Sports Bars with a touch of fun, excitement, and games for all ages.
Try restaurants recommended by a popular travel site towards Newport area: Mooring and Castle Hill on the water, Rosemary and Thyme Cafe, Brick Alley Pub ( a favorite of ours ), and others in Bristol, Warren, and Tiverton, (many waterfront). The Boathouse in Tiverton is a favorite!
For children activities, try Save the Bay Exploration Center and Aquarium, Battleship Cove, Roger Williams Park and Zoo, Fall River Children's Museum and Providence Children's Museum, a favorite, and Portsmouth Community and Island Park Playgrounds, or let them just enjoy the water activities at the waterfront of the home...
Golf at Newport National, Montaup,and Green Valley and so many more around RI.
Do your own Kentucky Derby Party of sorts around the Polo Series on Saturdays during season! Bring a blanket and cooler full of food and drinks or set a table with silver and crystal.
Visit International Tennis Hall of Fame and Museum and play at Portsmouth High School's tennis courts, nearby.
Enjoy wine tours at Greenvale, Sakonnet, and Newport Vineyards.
Gamble at Twin River or travel a bit further to Foxwoods and Mohegan Sun.
